"Within a few months of buying our first home, we noticed some troubling signs: bedroom doors swinging open or closed on their own, “bubbles” and creaks in sections of the newly renovated floors, and significant cracks splitting the concrete in our garage. Although two general inspectors assured us that our house was level, we reached out to Bay Area Underpinning (BAU) for a more detailed assessment—and we're so glad we did! Inspector Christopher Murray conducted a meticulous inspection with radar equipment. While technically our house was level, Christopher uncovered that our foundation was sinking by inches in multiple areas, explaining the issues we were experiencing. Though the news and associated repair cost were a bit daunting as new homeowners, Christopher’s knowledge, professionalism, and clear answers to all our questions reassured us that we were in good hands. With confidence, we decided to proceed with BAU for the repair. Fredy Mora and his crew did exceptional work with the demo of the old concrete slabs and the prep for lifting, working quickly and efficiently. Fredy’s positive attitude made the process smooth, and his team was thorough and dedicated from start to finish. A special thank you to our lift project manager, Kevin Gaeden. Kevin was an outstanding communicator, keeping us fully informed and addressing every question promptly. His attentiveness made a huge difference throughout the project, and we felt reassured every step of the way. Esteban Ibarra, a crewmember on the lift team, also did superb work, handling the hands-on details with skill and care. Both Kevin and Esteban even went above and beyond, taking time to fix a jammed bedroom door that had shifted with the house lift. While foundation issues are never easy, we couldn’t have asked for a better team. We’re incredibly grateful to Bay Area Underpinning for their expertise, professionalism, and exceptional service. Thank you, BAU!"

"Tom's crew arrived early and cut out cracked concrete sections and hauled them away, installed rebar "dowels" into the old existing slabs, added more rebar to strengthen the new pours, set up wooden forms, poured the new concrete sections, surface finished the new sections with radius edges, and strung caution tape to prevent use of the driveway while it cured. They left everything neat and tidy and did it all in one day. They did excellent work."

"Randy and Ryan did a great job. This project was for my parents residence and had to be up to my Dad's (retired "old school" carpenter) standards. From the permitting process to the move in, it was nothing less then great. That's not to say there weren't hiccups, it was a difficult project. But when the hiccups did arise, they had thorough explanations and timely solutions. They made us a very close part of the process and always welcomed our visits and input. They treated my parents with complete respect and i thank them for that. They were truly humble professionals. My parents are in the house now and they love it. I have used them for a second project and will call them again if the need arises."

"Tannis came and did an amazing job. Not only did the job come out beautiful, he was amazing at explaining to me before he started exactly why the driveway had deteriorated, how he was going to work it out, and how I could further maintain over time to prevent a repeat incident. Incredibly satisfied with his professionalism, attention to detail and thorough communication as he got the job done. Would highly recommend anyone considering his services to look no further because he will take care of you and go above and beyond! Thank you Tannis!"

"I have used them before and I will have them to do carpets, here too.  It was a 4000 sqft house and I had spent $350.  They were professional and treated me like their only customer, which definitely can’t be true.  They gave me some real good tips on spot removal.   I give them 100% and A’s on everything.  I will continue to use them in future."

FAQs for concrete injection leveling mudjacking projects in Sacramento, CA

Mudjacking and foam jacking differ significantly in both materials and methods. Mudjacking uses a cement-based slurry to fill voids beneath a slab, while foam jacking uses expanding polyurethane foam delivered under high pressure to achieve superior structural support. This material distinction enhances load-bearing strength and overall stability in your repair.

Mudjacking takes between one and three days to dry completely. During this time, it's important to avoid putting weight on the slab until it's fully cured. The drying time depends on the project size and environmental conditions. In contrast, polyurethane foam used in foam jacking can cure in as little as one hour.

No, mudjacking is not a permanent fix for sinking concrete. While it effectively lifts the slab and can last five to 10 years, it doesn't address underlying soil issues that may cause future sinking. For a more permanent solution, you might consider foam jacking or complete slab replacement, which can address deeper structural problems.
