"This is the second time we've used Rain Pros, and they delivered outstanding results. Our first experience with them was to replace our underground downspout system, and they exceeded every expectation. Naturally, we called them again when we needed additional drainage work, and they didn’t disappoint. Water accumulates in one area near our carport. Based on our great first experience, we didn’t hesitate to contact Rain Pros again. Like before, their quote beat everyone else — offering high-quality solutions at competitive prices, which is almost unheard of in this field. Joel and his team kept the worksite clean and organized, carefully protecting our landscaping and leaving the area spotless once the job was done. This is attention to detail and professionalism. Rain Pros has proven to us twice now that they are reliable, skilled, and affordable. They should be your first call if you’re in the Northwest and need drainage solutions."

"Water had always been a problem for my crawlspace, especially during raining and snowing season. Asking around, installing a French drain and a sump pump appeared to be the solution. I searched around and picked Insulation Co. Estimation without inspection seemed weird at first, but it made totally sense since the foundation layout is all there in the files. Jo had always been responsive, detailed and nice whenever I had questions. Scheduling was easy and Rafael and the team did a great and efficient job onsite. 2 months after the installation, we noticed that there was still standing water and they came back to install more pipes and gravels. We really appreciate the effort."

"Had Groundworks install a drainage system and sump pump in our home’s crawl space. Anthony and his crew, Jordon, Uriel, and James were Outstanding. It was a three day job. They were on time every day and worked their tails off each day. It was a muddy job in cramped quarters. They never complained. Anthony kept me updated on the progress they made each day. Anthony shared pictures of the job as it progressed. They cleaned up the job site each day. Anthony went over all the details at the completion of the job and answered all of my questions. The whole process was Great. From the initial inspection done by Kristy to the office staff and the installation. The communication was also Great. I highly recommend Groundworks for a complete and thorough job."

"I have a sump pump in my crawl space that was not operating. I had a different plumber (under warranty) replace the pump, which failed and caused more harm than good. I decided to call Apollo to see what's going on and they did a wonderful job describing the issue, which was more than just a sump pump not working. They took care on making sure that the intended result was fulfilled. They replaced the pump with the correct one, and also piped the outlet to the sewer line so that the water would not flow back in as before. Communication was clear, pricing was fair, and they were a pleasure to work with."

"We were in a jam. We are attempting to buy our first home. We had our inspection scheduled and on the morning of, we learned of a potential plumbing issue. There was a report filed with the city stating that a couple of years ago there was some kind of sewer back up. This house is old, so I wanted to make sure we weren't signing up for any potential problems. I called around to local plumbers in the area. NONE of them were able to accommodate our need on this shortened time frame. I got Zach's number from a contractor friend of mine and in a last ditch effort gave him a call. Unlike some of the other plumbers I'd spoken with, Zach validated my concerns and informed me that he would recommend that I have my system inspected. He was very patient with my partner and I, making room for us that evening to show up in exemplary fashion. He did a full inspection of our sewer lines with a camera and explained to us what the different piping meant. He then tested our water pressure and advised us to request that the seller offer concessions to cover the cost of putting in a pressure reduction valve. He explained the reasoning behind his recommendations and took time to insure that we understood why he was recommending these services. He also took the time to explain and answer questions about potential upgrades as my partner wants to upgrade the hot water tank. He outlined different product options and explained with great knowledge and detail the differences between the products. I would highly recommend this company. If we get the home we will definitely be having this company come back and preform the necessary work that is needed for our new home."

"We had a tricky leak that needed tracking down. We could hear it, but not see it. Our usual plumber was not available, so found Schmitty's on AngiesList and called. Thankfully, he was available to come out that afternoon, and after some detective work we finally narrowed down the area. It was evening by then, so he brought Trace out first thing in the morning to dig under the foundation and expose the leak. Between the two of them, they solved the issue... which turned out to be not one, but four pinholes in the copper pipe underneath the cement slab foundation. Brian said it might be the trickiest soldering job on the least amount of available pipe (1/4") in a very tight area in 20 years. Their pricing was reasonable and fair for an emergency service. Would definitely call them again. Thanks Schmitty!"

FAQs for sump pump or interior foundation drains installation projects in Sammamish, WA

Most residential pumps draw approximately 1,300 to 2,900 watts when they first start, then settle at roughly 800 to 1,050 watts during normal operation. The exact number depends on the motor’s horsepower and how often the float switch tells the pump to run. Even at the high end, the electricity cost is minor compared with the expense of cleaning up a flooded basement.

Grab a ruler and an empty 18‑inch‑wide pit. During a steady rain, time how much the water rises in one minute. Multiply that depth (in inches) by 60 to calculate gallons per hour, then add 50% for safety. If the result tops 2,100 gallons per hour—about 35 gallons a minute—you’ll need a 3/4‑horsepower unit. Anything lower, and a 1/3- or 1/2-horsepower pump should do the trick.

Loud rattling, constant cycling, or shuddering vibrations are the pump’s way of telling you it’s on its last legs. Musty smells, higher electric bills, and visible rust are other red flags. If the unit is 10 years old or older and exhibits any of these symptoms, replace it before the next heavy rain turns your basement into a wading pool.

You don’t have to hire a licensed plumber, but you should still bring in someone who installs sump pumps for a living—whether that’s a plumber, basement‑waterproofing specialist, or experienced handyman. They know the local codes, can wire the pump safely, and will test the system before they leave. Skipping professional help might void the warranty and could leave you with a pump that fails when you need it most.

Not every basement needs a pump, but if your home sits in a floodplain, has a high water table, or has ever taken on water during a storm, a sump pump is inexpensive insurance. For basements that only struggle with condensation or the occasional damp spot, sealing cracks and improving drainage may be all that is needed.
