"I had water leak from an upstairs shower, it was serious with a steady stream of water making it through the wall and ceiling. It was a mess and the a list of possible causes that were not easy to diagnose. Luke was easy to work with and was available to start work promptly. We came up with a plan to do the amount of work to fix just the leak and add additional work as necessary to guarantee waterproofing. Watching the shower work being done, it is honestly one of the hardest work to do. Dimensions are not standard, there are many custom choices and there are so many materials and tools that go into the work. The subcontractor doing the work made some design decisions that I wasn’t happy with, Luke agreed with my concerns and took the steps to make it right. I trust him to be a man of his word to get results that make all parties involved happy."

"It was such a smooth process. Our bathroom looks amazing. The team was very accommodating to last minute changes by us, very transparent in communicating to us on the milestones. We were also at work during the day and felt very safe with the workers around our dog. From the start, Soto relied on unlicensed workers for critical trades. Electrical work was unsafe and failed inspection — indoor panels were installed outside, wires were left unsecured, and essential safety breakers were missing. Plumbing was just as bad: instead of replacing the pipes as I requested on day one, his crew tied old cast iron, clay, and PVC together, even forcing larger pipes into smaller ones. This caused sewage leaks and backups. Independent inspections later confirmed major issues: Flooring – failed inspection and needs to be completely redone. Foundation – the new extension has already sunk by about 3.5 inches, creating serious structural risks. On top of that, the project stalled for months after May 19th, billing was vague, and Soto even threatened to rip out work I had already paid for. He hides behind a P.O. Box in Belmont instead of a real address, which says a lot about accountability. This contractor cuts corners, uses unlicensed trades, and leaves unsafe work behind. Do not make the mistake I did — avoid Fernando Soto and 360FSC Inc. One more red flag: a glowing “review” on this page was written by Rachel G — who is actually tied to his business.
