"If you find mold in your home or business and want it done right, don't hesitate to call Mold Neutralizers to do the job. They are highly professional, knowledgeable and friendly. They are quick to respond and do a very thorough job. They use natural and safe products to kill the mold without adding more toxins in your environment. They only remove materials where the mold is growing for minimal wall damage. We have used them in our rental home and our business. We were very pleased both times, our mold was remediated quickly, efficiently and expertly. They are the only place we trust to get the job done right. They also vacuum up all the spores in the area and run high end room purifiers for 24 hours afterwards. "We had a great experience with Legacy Restoration. Andrew came out the day I contacted them to inspect the damage. He helped navigate how to work with my insurance company and his team was great and efficient with the restoration. I hope I won’t need them, but they will be my first call for any restoration needs."

When you have mold, making the correct decisions right away is critical. Whether it is mold in your home, school, place of work, or apartment there are many factors to consider.\n\nAre you going to be involved in a mold lawsuit?\nWill you be seeking property damages?\nIs anyone sick from mold exposure?\nWill you be seeking medical damages?\nWill you need expert witnesses? If so, what kind?\nDo you just want to test to be sure your environment is safe?\nDo you need post mold remediation testing to ensure a good job was done?\n\nThese and other factors are questions which need to be answered before any environmental testing starts. It is important to know what your goals are and why your testing. Different goals require different environmental tests, i.e. medical damages and property damages require different environmental tests to prove your case in court. Tests that a common, or inexperienced, mold inspector would not typically use or know to use.

"My tenant notified me there was mold appearing on the kitchen wall. I contacted 1-800 Water Damage Of Phoenix and they sent a technician out right away. When the technician arrived he found that my tenant had removed the visible mold, but still did an inspection and found no issues. He sprayed the area with a mold removal chemical and did not even charge us for the service call. I initially dreaded having to contact a mold remediation company since I know that many of them will tend to exaggerate the problem and try to sell an expensive bill of goods. This company was wonderful and honest and truly responsive. I will definitely contact them again if needed in the future. I highly recommend them."

"Today I had Coit out to evaluate my air duct system with a new service they offer called aero seal. My home was built in 1986 and I wanted to see if I could perhaps improve the efficiency of our home, especially with the latest SRP rate increase. Rick and Wyattdid a great job explaining the testing process, and once the system was set up and connected to the computer program, we found our system was leaking 5.5 % into our atic. After the aeroseal process, they got that number down to 0.6 %! An 88.7 % improvement. I'm so happy I had this done, and I'm quite certain it will help mitigate any cooling loss in the summer. The crew was an absolute pleasure to work with and super professional. Even my crazy dog liked them!Thank you both so very much."

"They were recommended by the plumber that found a leak in the toilet. They came out and removed the wet drywall and flooring and left 4 fans for 4 days. When they left a large hole in the floor remained along with the open sewer line. They said they would send a person out in a couple of days to go over the flooring. They didn't. I called to get the whole in my floor plunged up. It had been open for a week. They came and fixed it but left the sewer line open. It was open for two weeks with a bad smell and the fumes made us sick. I called the plumber out to see what the smell was. He said your sewer line is open and plugged it up. A total of 5 people came out and did nothing from Dry Star. Even the plumber called them to complain. To replace the floor and drywall took 2 and a half months. We used insurance on this and I had to keep telling them the insurance wasn't getting the information they said they sent. When I send a copy it was approved shortly after waiting for 3 weeks. Meanwhile they wouldn't move forward even after I said you left the sewer line open for 2 weeks making us sick. They didn't follow up and refused to do anything until I paid them. I never got an amount from to pay for about 6 weeks. I told them I received approval from insurance and let's get going. I could have sooner if they had told me an amount. After the work was finally completed. I said how are you going to compensate me for the delays and screw ups. They said they would deduct the bill for one hour of time from the plumber, I had sent a copy. I said you did nothing to speed this up and you should offer something to compensate for making us sick from the sewer gas. They refused. 10 weeks without a bathroom and allowing us to have dangerous sewer gas for over 2 weeks. Don't use this company they aren't interested in the customer even when they screw up."

FAQs for mold & toxic material test projects in San Manuel, AZ

Some companies offer a no‑cost phone or video consultation that screens for red flags. If the discussion points to a real issue, the pro will recommend a paid on‑site inspection. The complimentary call clarifies whether you need full testing, but it isn’t a substitute for samples, lab work, or a written report. Always confirm what the free service covers before you schedule.

A standard inspection, which includes basic air and surface samples, takes an average of two hours. If the pro needs to probe hidden spaces, such as wall cavities or ductwork, plan on up to six hours. Extra time allows the inspector to reach tight areas, collect additional samples, and document findings. Lab analysis is a separate process and often adds several business days to the overall timeframe before you receive the full report.

Mold thrives where moisture lingers and air flow is poor. Common hotspots include bathroom walls, kitchen backsplashes, window sills, HVAC vents, fireplaces, crawl spaces, and enclosed attics. Check these areas regularly—especially after leaks or high‑humidity weather—to catch growth early and avoid costly repairs.

Unchecked mold can knock 20% to 37% off a home’s market value because buyers worry about hidden damage and health risks. Even after remediation, visible staining or a history of major moisture issues can still lower offers and prolong the time on the market. Addressing mold quickly protects both your property’s structural integrity and its resale appeal.
