"We recently renovated our bathroom and contacted Tom Fox based on Angie's List.  We have owned several homes over the past 25 years and have undergone extensive renovation on most.  That being said, Tom Fox tops all.  Upon contact his voice message will invite you to leave a message and that he returns phone calls in the evening.  Yes, he did.  We set up an installation date, which he adhered to.  Upon inspection, the 50 year old toilet drain pipe showed wear and leakage.  It was repaired with minimal invasiveness, as were the worn pipes for the sinks.  This was no "upsell" by Tom.  It was obviously necessary and professionally repaired.  Tom solicited our input on the placement of the shower head, hand held wash and diverter controls.  It was clear, Tom understood this was going to be "our" bathroom.  He understood the issues, even if we didn't at the time.  All was neatly and beautifully installed.  Immediately one of the sinks leaked underneath.  After two re-visits, it was determined that the flow valve was defective.  We ordered new parts from Kohler and Tom installed it.  Due to this defective part, Tom returned to our house no less than three times.  No balking, no push back, no complaints, no delay.  Oh yes, and at at some point in between, he called on his own to find out the status of the part order.  What else is there to say?  If you want a bargain call a handyman.  If you want it done right with peace of mind, call Tom.  Tom is what you hope every contractor would be. <br />"

"Everything went exceptionally well.  I had used Travisano Plumbing a few years back for the installation of a laundry room sink; and also for an emergency drain blockage problem. <br>I had a couple of jobs that I needed to have done - my outside water faucet had frozen/rusted shut over the winter, and I needed to have a couple of other projects that needed attending to such as replacing worn parts in a couple of toilets. <br>Then a week later, as luck would have it, a leak was discovered and they came out and quickly found the source and repaired it. <br>Then a few days later I sprung yet another leak which they immediately came out to fix.  (What is that saying about bad things happening in threes?) <br>All of the guys are very professional, courteous, friendly, and very knowledgeable. <br>In an emergency, these are the guys you want to call.  Their response time is exceptional and they provide excellent service! <br>These guys are great and I highly recommend them to anyone who needs a quality plumbing service!"

"(This happened the Sunday of Thanksgiving weekend, 11/26/17. Boiler for house heating system failed to start. I called Lauder P & H and got a call back from Jack Lauder shortly after. He came on time that same day and replaced the electric ignition system for the boiler, which solved the problem. Fast worker with a lot of knowledge & experience, a good attitude, and was willing to do the job on a holiday weekend!"

FAQs for plumbing installation for a remodel or addition projects in Suffern, NY

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
