"Took one day. Had a leak about 5 months later. Needed recaulking. I had hoped that for over $3000., it would have been a more permanent fix. They did come as requestd to check on it and suggested I have caulk rechecked on a regular basis. I already have roof cleaned twice a year now, so I will have them also do caulking (All Seasons out of Springfield.)"

"We feel so fortunate that a friend told us about Mayberry Roofing. First, they give us the best price out of all the estimates we got. Second, they performed high quality work, the roof looks awesome, and the work was done quickly. However, the most important aspect of the job was how honest and trustworthy Steve and his employees are. They were knowledgeable and upfront about everything from day one, and delivered on everything they said they would do. We could not have asked for a better experience!"

"The repairs were done quickly once we made it to the top of the list and could have been completed in one day. There were more areas found once the repairs were started but they stuck with the original quote once I reminded them that I had asked about the low estimate. They found additional work that will still need to be done in the next few months and they provided pictures to explain the new finding. Their verbal estimate for those repairs are around $600 but I have yet to receive a written quote. I have to admit I was very frustrated with the lack of communication. I understand that there was a list of people who needed repairs done ahead of us and that most roofing company's are busy during the summer months, but several of the e mails or phone calls I made were not returned or very slow to be returned. All I wanted was a better estimated date or some form of communication. Our contract was signed in July and our repairs were not completed until the end of September. It was at least two months no communication initiated by them. I had to make the calls and few were returned. Not sure if I will hire again or not. The service person who was here did a wonderful job, but their communication (or lack of) was a huge dissatisfier."

"We had major roof damage following the February 2021 ice storm. Our roof was littered with large oak branches that broke trusses and damaged sheeting. Glen responded immediately, helped me do some cleanup and immediately performed temporary repairs to prevent leaking. Glen was able to give us a brand new roof in two days and gave us a great price based on reports from some of our neighbors who used other companies. Plus, the fact that Glen uses only the highest quality components and don't even ask him to use cheaper products, because he won't. You will not regret hiring Malone Construction for the job!"

"All of the roof vents were replaced before the fall rains started, and after a waiting period to make sure there were no more leaks, a skilled sub contractor (Lloyd) repaired the ceiling plaster indoors. We are very pleased with the results, and it was a pleasure to work with JC Unger. The price was reasonable, and the final bill was less than the original estimate. We would happily hire this company again."

"Very well. I first contacted this company to address a roof leak on my personal residence several years ago. Since then, I have hired them to do roof replacements on at least four rental properties and they have done other roof repairs, revisions, or cleanings on at least four others. I have experienced many problems in the past with other roofing contractors - as a rental property investor of 30 years in the Salem-Corvallis-Beaverton areas. This crew is honest and does superior work."

"I arrived home after being away (since before the recent deluge started) to a wet interior wall. I knew I needed to get someone to come out immediately to find the leak and repair the roof. I called King & King's 24-hour number late at night (I apologize for that, as I got him out of bed) and Dennis of King & King assured me he would get a roofer  out as soon as it was light, even though it was Sunday. He did. <br /> The work  went quickly. Jerry  located the problems (see below), and was done in an hour. Since this was the second repair for the same problem (first repairs by another company), I am thrilled. <br /> The interior wall is already starting to dry off (confirmed Monday morning) and I may have caught it before the dry wall was damaged. I hope so. <br /> The roof was originally put on by Mid-Valley Building in September 2012 and still under warranty when it developed a leak in March 2014. The company has closed, but the bonded owner remained responsible. It took several days for him to get a crew to us and I now realize they did not fix the problem, they just benefited from the fact that it stopped raining. New drywall was finally done in August. This was very well done, but by a different company than the roof repair. <br /> On our own (with my brother, the Industrial Arts [shop] Teacher helping) we replaced the sill board under the wall where the leak had been and replaced damaged shingles. We thought we were done with the water problems on that roof. We weren't. <br /> King & King's roofer found the problems easily. Jerry found several serious errors in the installation of the original roof. The Mid-Valley crew had installed 4 shingles tiles with the nails below the nail line (I have retained these shingles). Mid-valley failed to remove all staples, and at least one had worked through shingles leaving places for water to seep in. They also had failed to trim the starter shingle row down to just above the nail line, which led to cupping on the roof right where there were some of the incorrectly positioned nails. These errors created pathways through the shingles and into the interior. One other issue with the installation did not seem to be contributing to the leak. King & King pointed out that Mid-Valley had used 1&1/2 inch by 1&1/2 inch flashing on the gutter edge, rather than the standard of 1&1/2 inch by 3 inch above gutters. This did not seem to be part of the leak problem to Jerry. <br /> King & King correctly identified the issues and rapidly fixed the problems. Sunday morning's light drizzle did not slow them down. Jerry pulled out the rusty nails and staples on the 4 shingles where the nails were below the nail line. He trimmed the starter shingles where they were now open before recovering the roof. He replaced the 4 damaged shingles and 2 others that had to be remove. And he caulked nail heads under shingles that were not replaced but under which nails had been removed to install the new shingle tiles. He was fast and efficient. <br /> Having competent work done is very important to us. King & King provided the competent work I expect. I plan to put them first on my list to call for any other building jobs in the future. I especially have no problem recommending King & King to others who need emergency roof aid. <br />"

"Bidding process: Tony arrived on-time for the appointment and was very professional. He measured all of the siding and windows and provided a bid at the end of the appointment. He made several recommendations on options that we could do in order to add curb appeal to the house. We were also very impressed with the handout he provided that showed what installation processes his company uses. Window Bid Adjustment: We threw Tony a curveball and asked if he could quote us VPI windows based on a recommendation from an extended family member. It took a little while to find a vendor but he was able to find one and get us a new quote for the windows. Work: The crew arrived and started to remove the siding but left the old tar paper because it was going to rain. They had about half of the siding removed the first day and installed 1 window and the sliding door. They cleaned up the job site at the end of each day. By day 3 they had all siding off and all of the windows installed. After 7 days all of the siding was installed and the light fixtures and outlets were back in. Painting: The painters recommended that the gutters by pressure washed and they came by the next day and washed all of the gutters. A few days later because of rain and a weekend a crew of 4 painters arrived and started. They were done by the time we got back home! Overall: We had a wonderful experience with Revive Exteriors. Everyone was very professional and the communication was great."

FAQs for roofing installation & roof repair projects in Sweet Home, OR

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
