"We are very pleased with the result. The job was done in a day by a large team, who wrapped up the house (!), stripped off the old roofing, and put in the new skylights and roof within the day. There were some delays due to poor (wet) weather, but we can't really blame Ranch Roofing for that."

"These guys are exceptional. We called Farina Roofing to come take a look at our roof which was in need of replacement. Ricardo and Rafael came out promptly to inspect the roof and provided us with an estimate right away. Their professionalism was unparalleled to other companies we met with and we were even more impressed by the quality of their work. Their crew was excellent and we are so pleased with the outcome. We definitely recommend them for any roofing project and would hire them back in the future."

"Responsive and very helpful. He was here within 30 minutes of calling and had all the issues evaluated and diagnosed within the next 20 minutes. He helped identify the issue of an air conditioner draining into the window well causing the deiling leak, which was quickly addressed by myself after he left. Diagnosed clogged gutter downspouts causing some larger problems and spotted some missing slates that need replacing. He climbed out on the roof and fixed one of the downspout clogs. All done with no charge. I will definitely call Joe back in the fall to resolve all of the outstanding issues and ensure a problem free winter this season."

"Professional organization, a pleasure working with Juan. Not only was he extremely responsive – I got a call 10 minutes after I submitted my request on Angi even though it was after normal business hours – he came the next day, on time, to assess and discuss the possibilities of repairing my leaky roof! Giving me a two-day window of when they would be available to fix the problem and a price range depending on the scope of the issue which I very much appreciated. Thank you, Wilson for coming exactly when scheduled, sending me pictures of what it looked like up there, confirming the scope, and fixing my roof!"

"My family has hired G.F. Sprague and Company since the mid-aughts to repair and/or replace the gutters, downspouts, and slate roof on our 1880s-era home, and we have had nothing but good experiences with the company through the years. Most recently (this spring), we were fortunate to have Paul Elliott and his crew rebuild three porches on the house, and they did a fantastic job. Paul is not only a talented roofer and carpenter, but also a skilled communicator, delivering technical observations and recommendations in a way that was easy for us to understand, so if you’re lucky enough to have him assigned to your project, your building will, quite literally, be in good hands. In our experience, where major home repairs are concerned, it’s preferable to hire a company that has a corporate structure and hierarchy because it means everyone’s accountable and working together as a team. From the efficiency and ease of getting an initial estimate for our project with production manager Steve Herget, to communicating with Laura and Linda in the office office about bill paying and other administrative details, to Paul and his crew arriving each day when they said they would (and project manager Matt D’Agostino keeping us informed when they couldn’t—for instance, because of supply chain delays that disrupted the schedule and brought progress to a halt), to their meticulous workmanship, to their thorough cleanup at the conclusion of projects, G.F. Sprague & Co. has always been top-notch with us and I highly recommend them."

FAQs for natural slate roofing installation and replacement projects in Winthrop, MA

A slate roof features thin tiles of natural stone installed over a solid deck and underlayment. Formed under intense heat and pressure, slate is exceptionally durable and delivers a distinctive, high-end look. Because the material weighs far more than asphalt, most homes need added structural support before installation.

While upfront costs are higher and routine inspections are a must, many homeowners choose slate for its unmatched longevity and curb appeal.

Slate stands out for its 50- to 200-year life span, low maintenance, and classic aesthetic. It’s fire-resistant, energy-efficient, and often boosts resale value.

On the flip side, slate runs far more per square foot than asphalt, weighs up to four times as much, and demands a contractor who specializes in the material. Tiles can crack on impact, and repairs cost more because the work is slow and precise. If your budget and structure can handle it, slate delivers top-tier performance for generations.

Natural and synthetic slate aim for a premium, stone-like appearance, whereas asphalt focuses on affordability. Real slate runs $10 to $30 per square foot installed and lasts up to 200 years; synthetic slate costs $10 to $15 and tops out at 50 to 100 years.

Standard asphalt averages $3 to $8 per square foot and needs replacement every 20 to 30 years. If you want the slate look without the full price tag—or extra roof weight—synthetic is a solid middle ground.

With routine inspections and prompt repairs, a natural slate roof can last well beyond 100 years; some hard-slate installations reach the 200-year mark. Soft slate falls in the 50- to 125-year range, and synthetic products last 50 to 100 years.

Remember, flashing, fasteners, and the underlying structure may need attention sooner than the stone itself. Severe hail or fallen limbs can also shorten life span, so schedule periodic checkups with a slate-qualified roofer.

If you plan to stay in your home long term—or want a standout selling point—slate delivers strong value. Although installation costs are high, owners often recoup 60% to 70% at resale and enjoy lower replacement cycles than asphalt. The stone’s durability, energy efficiency, and timeless curb appeal also appeal to eco-conscious buyers because fewer roofs end up in landfills. Just be sure your framing can handle the weight and that you budget for occasional specialty repairs.

Skip the DIY climb if you have a slate roof. Slate may be tough against the weather, but a single misplaced step can crack a tile and create a leak path. The surface also turns slick when wet, upping the risk of injury. Professional crews use staging and hook ladders that spread weight across multiple slates, protecting both the roof and the worker. To inspect or repair slate, call a roofer who specializes in the material.
