"Within a few months of buying our first home, we noticed some troubling signs: bedroom doors swinging open or closed on their own, “bubbles” and creaks in sections of the newly renovated floors, and significant cracks splitting the concrete in our garage. Although two general inspectors assured us that our house was level, we reached out to Bay Area Underpinning (BAU) for a more detailed assessment—and we're so glad we did! Inspector Christopher Murray conducted a meticulous inspection with radar equipment. While technically our house was level, Christopher uncovered that our foundation was sinking by inches in multiple areas, explaining the issues we were experiencing. Though the news and associated repair cost were a bit daunting as new homeowners, Christopher’s knowledge, professionalism, and clear answers to all our questions reassured us that we were in good hands. With confidence, we decided to proceed with BAU for the repair. Fredy Mora and his crew did exceptional work with the demo of the old concrete slabs and the prep for lifting, working quickly and efficiently. Fredy’s positive attitude made the process smooth, and his team was thorough and dedicated from start to finish. A special thank you to our lift project manager, Kevin Gaeden. Kevin was an outstanding communicator, keeping us fully informed and addressing every question promptly. His attentiveness made a huge difference throughout the project, and we felt reassured every step of the way. Esteban Ibarra, a crewmember on the lift team, also did superb work, handling the hands-on details with skill and care. Both Kevin and Esteban even went above and beyond, taking time to fix a jammed bedroom door that had shifted with the house lift. While foundation issues are never easy, we couldn’t have asked for a better team. We’re incredibly grateful to Bay Area Underpinning for their expertise, professionalism, and exceptional service. Thank you, BAU!"

"I cannot say enough good things about Ted Van Midde, their crew and their work at my home in Terra Linda. They completed re-graded my entire back yard, removing and demolished old patios and a deck, rocks, plants in the process and everything was done so carefully and cleanly I hardly knew they were there- and we have huge plate glass windows spanning the entire length of our house so demo was a big concern.  <br /> My landscape architect laid out a very challenging system of pavers of varying lengths, requiring extreme attention to detail and actual artistry from their forming team. They got it all laid out perfectly and when they had questions they consulted me and together we decided on what was best. And when I had a question they ALWAYS responded quickly, in a few occasions proactively called me to ask what I wanted or to discuss next steps. <br /> I can be a very fussy customer but their team could not have been more friendly, patient and professional. They were incredibly trustworthy and I felt very comfortable giving them access to my yard when I was away. And the price of their work was right in my budget, which was a relief! In short, they are my go-to guys for my next project and they should be yours.  <br /> <br />"

"Adrian was always easy to communicate with and work with throughout the project and provided terrific on-site oversight. The job was done on time and on budget and, as much as possible for a large project, the job site was kept neat. Based on my experience with Adrian, my family members have since used Mulhall Construction for foundation work on their homes and been pleased with the results, as well. I enthusiastically recommend Mulhall Construction!"

FAQs for concrete injection leveling mudjacking projects in Santa Rosa, CA

Mudjacking and foam jacking differ significantly in both materials and methods. Mudjacking uses a cement-based slurry to fill voids beneath a slab, while foam jacking uses expanding polyurethane foam delivered under high pressure to achieve superior structural support. This material distinction enhances load-bearing strength and overall stability in your repair.

Mudjacking takes between one and three days to dry completely. During this time, it's important to avoid putting weight on the slab until it's fully cured. The drying time depends on the project size and environmental conditions. In contrast, polyurethane foam used in foam jacking can cure in as little as one hour.

No, mudjacking is not a permanent fix for sinking concrete. While it effectively lifts the slab and can last five to 10 years, it doesn't address underlying soil issues that may cause future sinking. For a more permanent solution, you might consider foam jacking or complete slab replacement, which can address deeper structural problems.
