"Turns out our basement problem has been solved! The only plumber I called (I called ten plumbing companies that advertised 24 hours service) who really is 24 hours service came out at 10 pm last night and figured out that our new sump pump had a defective float mechanism. Great guy who used to be an intelligence analyst in the Marines. Hence the name of his company Sargent Smithâ s Drain Cleaning Services. The owner is Micah Smith. 207-432-9378. Great service and very fair pricing. All 5 star reviews on every app.It turns out the Zoeller pumps you can buy at Home Depot are not as good as the Zoeller pumps a plumber buys at a plumbing supplier that are made entirely of cast iron and have a more reliable float mechanism. Like the way Koehler makes â big box storeâ Home Depot versions of their bath products that are different and not as good. The float valve on the Zoeller we had in there was defective so it was running every 20 seconds and eventually overheating/ stopping every few hoursâ ¦ flooding our basementâ ¦ bc it was only running on the backup float which has a very short run cycle. He also put in an alarm alongside the new pump that will alert us with a smoke detector type loud beeping noise if there is an issue with water in the basement. Couldnâ t be more pleased."

Peter removed and replaced the water heater. After clean up and disposal, the bill came to 20% under the amount I had budgeted. "Fantastic! We were in a bind when my tenant called with no water. I called Randy on a Saturday afternoon, Memorial Day weekend and within a couple of hours he replied that he would be there first thing in the morning...ON A SUNDAY!! Sure enough, he and his dad showed up around 8am, assessed the problem (old worn out well pump and leaking pressure tank) and by 9:15 had both units replaced and working with all new electrical line run from the well head to the pump. He thoroughly examined my system and its layout, and explained where the clog was explained could be occurring. He even gave me a bit of a history lesson on plumbing in old houses like mine, and the kind of problems that people typically face with them. He also told me exactly what he was planning to do, what equipment would be used, and how it worked. Worked on the problem for a couple hours until he got results. Very persistent! Cleaned up and sanitized the worksite as well. Also made a few suggestions as to some diagnostic measures I should look into to make sure I don’t run into the problem again.
