"Great, as always. Sila is outstanding. We have a service contract with them for our furnace and AC and they keep them in tip-top shape. And when we have an urgent or emergency situation (heating, cooling, plumbing, electrical), they're who we call."

"????? If I could give zero stars, I would Hiring this contractor was a nightmare from start to finish. The bathroom they delivered is so poorly done that I feel like I need to redo it entirely. They rely on subpar subcontractors with no professionalism or craftsmanship. ? Overpromise and underdeliver: I had to stay on top of every detail myself, doing the job the contractor was hired to manage. ? Unreliable: Never kept appointments or confirmed schedules. The only time they showed up on time was to collect payment. ? Unsafe practices: At one point, a subcontractor was cutting concrete inside the bathroom with a gas?powered tool, filling my entire home with smoke. I had to intervene to stop it and argue just to get basic protections like tarps in place. ? Poor management: Subcontractors openly complained about not being paid, and I even had to send one home myself because of unacceptable behavior. ? End result: Substandard work that does not reflect the money spent. Save yourself "

"I've worked with Vespa several times, most recently when we purchased a new home with knob and tube wiring. Vespa completely rewired the house, added outlets and installed new light fixtures. They then worked with us on a kitchen remodel, and helped us refine the scope to work within our budget, while meeting our needs and of course code. The whole team at Vespa is friendly, professional, prompt, knowledgeable and happy to offer solutions. I recommend them in the highest possible terms."

"Wes and his team saved us from a terrible situation! We recently had our bathroom completely redone by a contractor who we didn't really know, and the work wasn't done well. We called in Wes, having worked with him several years ago to tile our kitchen, and he came by to take a look. Thank goodness he did! After his initial assessment, he knew right away that our "new" shower was likely leaking, and that there were multiple issues with both the tile and the structure of the shower itself. Wes coached us through buying the materials that we would need, and drew up a contract to get going on the project as soon as possible. After demolition, the problems really became apparent! All kinds of leaks, CUT FLOOR JOISTS, and other incredibly sketchy shortcuts from the original contractor. Wes walked us through the best strategy to fix everything and his team worked diligently to correct all of the issues and tile the shower beautifully. We will be working with Wes again for many more projects, particularly fixing the floor in this bathroom, which was also a hack job. He has been professional and courteous in all of our dealings with him, he shows up on time when he says he will, answers all of our questions truthfully and in depth, and he cleaned up after himself at the end of every day and at the end of the job, which is always a huge bonus! Thanks to Wes and his team for their hard work to get us the shower of our dreams, and save us from a mess further down the line."

"It went very well. Fran came the day after our call. He immediately appreciated what I did not: the metal insert which attached to, and closed, the metal window frame didn't engage its setting. To effect closure, Fran had to file the housing enough to permit the insert to engage. This was tricky, because a false step could easily break the window. But there were no false steps. Fran did it on the first try, The window stayed shut, and there were no cold-related consequences---such as a broken pipe. I then mentioned to Fran that several fluorescent lights were dim. He inspected and said it was likely a problem with the bulbs rather than the light fixture itself. I can't change the bulbs myself. Next morning Fran was there with extra light tubes for two outlets. He climbed up to remove the old bulbs and replace with new, providing instant brightness and cheer. We've been working with Fran for at least 4-5 years now. He has always provided excellent service at a reasonable price. His advice has always been "spot on" He did some excellent exterior carpentry and painting for us a few years back. Fran is our "go-to" guy now! We wouldn't use anyone else. Highly recommended!"

FAQs for plumbing installation for a remodel or addition projects in Allston, MA

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
