"Beware: Overbilling, bait-and-switch, and Miscommunication I hired Groundworks (Saint Paul, MN) in June 2025 for a combined structural support and waterproofing project at my home. The project was advertised as a complete solution to address foundation wall deterioration and structural support. What happened: The contract and engineered plans explicitly called for cast-in-place (CIP) footings for each I-beam and a vapor barrier. I paid for these as part of the $70,000 project. After the work was completed, I discovered the CIP footings, vapor barrier, and other items were not installed, despite being billed and included in the plans. The installed I-beam system does not support the weight of the house, only lateral wall movement. This was not explained during the sales process. When I asked for clarification, I was told ?site conditions vary from the plans,? but no specific conditions were identified. Revised as-built plans were submitted instead after I raised concerns "

"First there were a couple of delays due to COVID, the weather, and a truck broke down. The window guys were over 2 hours late. While excavating near the house, the workers “accidentally” broke our water main. This of course was our fault and cost us an additional $3000! Read your contract. There is a small clause about accidents not being their fault. Subsequently, we had no water for two days and a large plumbing bill from a plumber they sent. This may not be over."
