" There is really no reason to go with anyone else—Exterior Works was the lowest price, most professional, and highest quality. I thought I had to choose between the high-cost, glossy brochure, licensed & reputable companies OR the cheap, unlicensed, pushy “if you ask for inspections the cost is double” contractors. Arafat quoted a much more reasonable price, gave excellent advice to help us build what would be most useful, never pressured us, and got all the appropriate permits & inspections. We were probably fairly high-maintenance clients, and Arafat was patient and kind, describing options as we went and modifying a ‘normal’ porch set up to reduce pollen so my highly allergic husband & daughters can enjoy the space. We absolutely love our new 3-season porch and pretty much live out here now. I strongly recommend going with Exterior Works for any outdoor project you have in mind."

"This company actually listened to what I wanted. We had a 40 year-old upper and lower outside deck that structurally was sound. If I were to replace these decks as suggested by several companies, my guess is it would have cost $35,000. This company assessed my decks from a structural standpoint and determined that they could rehab the deck with long lasting materials and my deck would be something I would be proud of. I am and they did the work in a week and a half at about one third of the cost of building a new deck. I highly recommend them."

"We built a brand new deck on the back of our house, replacing the original deck. Deck Builders did a great job from the minute I called them to when they completed the work. Randy was very collaborative and responsive as we refined our requirements and specifications. Once we committed, Deck Builders helped us with the County permits and our HOA submission. The two person crew, Baldemar and Miguel, were phenomenal. They worked incredibly hard in very hot conditions and always answered our questions and inquiries as they were doing their work. They were always very positive and seemed to care a lot about the quality of their work (which was excellent) Ricardo came by several times and ensured everything was done to specification and even made some recommendations on lighting, which the crew installed. I would strongly recommend Deck Builders to anyone."

"Deckmaster provided a free estimate for carpentry repair work on my wooden deck and fence, and also for a powerwash and reseal of the deck, deck stairs, and a fence. I contracted them to do the carpentry only (the powerwash/sealing was more than double the cost I normally pay). Scheduling was done within a week or so, and I was very pleased with the work Gustavo and his assistant did. The repair was done carefully and competently, and showed good attention to detail. I would definitely call Deckmaster again if I needed any repair work done."

"After doing much research I hired John Krause Construction for a very large project: Sunroom addition, deck, patio, front hardscape and landscape with design of my entire house and yard! John came out personally and was very honest and his pricing was fair. They did an amazing job taking my vision and making it a reality. The crews were efficient and responsive. I will use them in the future."

"Balteza Property Services did an amazing job pressure washing and staining our deck. They were punctual and professional, and helped us choose a proper stain. (Some businesses use Home Depot supplies and charge you $$$$ but Balteza Property Services was reasonable AND they special ordered a top quality stain.) We have had our deck stained before, but it looked nothing like it looks now. They are the best. Period."

"We had our deck and screened porch done by Moore and had a great experience. They were extremely professional and easy to work with throughout the entire process. We met with a few other companies but none came even close to Moore. Highly recommend!"

"I contracted with Quality Improvements to build a large deck. The build site is on rough sloping terrain. Mr Mariano Siles oversaw the project and in fact did most of the work. He was very personable and patient in explaining to me the challenges and his proposed solutions. His exceptional attention to detail resulted in a beautiful 400sf deck built to code and absolutely level. I would enthusiastically recommend Quality Improvements to anyone."

"We had our front porch re-decked in October, 2017. They demolished the 40’ x 6’ decking, and replaced it. They also installed PVC trim on the band-board. They gave us a 1-year labor warranty, and lifetime or 25-year material warranty. We were very pleased with their work, especially because they wouldn’t install the new decking after the demolition until the supervisor had checked the framing for rot, even though I had inspected it and told them to go ahead. They discovered an area that had rotted and needed to be replaced before they would proceed. I wouldn’t have known about this defect until it failed later. Since that time, we have requested that they come back 3 times for fixes. 1) 11/2017, they added some caulk in a small area next to the decking near the front door, because it had been overlooked. 2) 10/2018, there was a cut in the siding on one corner, at the bottom, where the previous decking had been, and after the new decking was installed, that small area looked unfinished. They came and added some trim to neaten up the appearance and now I’m pleased with the way it looks. 3) 10/2018, the PVC trim on the band-board was sticking up a little bit higher the decking, as the decking had settled, which is normal. It was beginning to present a trip hazard. They came and trimmed down the PVC and added corner trim to make it look good and no longer be a trip hazard. It took about half a day to complete. Because they backed up their warranty for no additional charge, and our porch still looks fantastic after a year, we continue to be pleased with our decision to select Steadfast Construction."

FAQs for deck or porch projects in Arlington, VA

To maximize your budget, compare quotes of several builders that fit within your specifications. Don’t be afraid to draw a wider geographic circle if the contractor is willing to travel without charging more. But affordability only matters if you get a quality deck out of it.

Cutting corners or simply finding the cheapest pro could result in significant problems. The materials used may be cheap and rot quickly. The support the surface provides might be unstable and dangerous. Always consider the long-term costs and benefits of quality work. Paying less upfront may actually be more expensive if you consider the cost of repairs.

Deciding on which materials you should use depends entirely on the type of deck you’re looking for. Composite works well for a simple surface exposed to harsh elements, while concrete is the standard choice for many patios. Your decking material options can range from wood to aluminum. Learn about the pros and cons of these materials to make the right decision.

You can build a deck during any season, which is why choosing the right time for this project depends on your preferences:

  • Spring: get your deck ready in time for landscaping and to enjoy it throughout the warmer seasons.

  • Summer: use spring for the planning process, then get the project ready before it gets cold out.

  • Fall: Limit turf or landscape damage by building once most plants begin to recede.

  • Winter: make the excavation process easier, thanks to cold and firm ground.

Many deck builders prefer winter, which is also the season with the shortest waiting queues. Still, other seasons are far from impossible for this type of project.

Expect a thorough examination of the space, and the development of a project schedule. Delivery of materials might already have occurred or could be planned at this point.

Additional research about working with deck builders can help you understand what to expect from experts, and what they expect from you.

Make sure the site of the deck or patio is clear of any landscaping and debris. The contractor will also call a utilities locator service to mark power, water, cable, and other services around the area where they will be digging. The cleaner the area your builder has to work with, the more quickly they can get started. Make sure they have space to park any construction vehicles. Find a dry space for materials that might need storage during the install. Finally, ensure clear access to the site through your house or property.

When it comes to the DIY vs. hire a pro decision for your deck, the answer tends to be clear. Only take it on yourself if you have significant expertise and experience. Without either, you risk building a faulty exterior space, leading to injury risks. Projects built without necessary expertise also break more quickly, making them more expensive in the long run.

If you do want to take on decking as a DIY project, be sure to do your research. Learn about installing the posts and footing for your framing. Understand how to lay decking boards and build the railings and stairs you need for access and security.
