"Water had always been a problem for my crawlspace, especially during raining and snowing season. Asking around, installing a French drain and a sump pump appeared to be the solution. I searched around and picked Insulation Co. Estimation without inspection seemed weird at first, but it made totally sense since the foundation layout is all there in the files. Jo had always been responsive, detailed and nice whenever I had questions. Scheduling was easy and Rafael and the team did a great and efficient job onsite. 2 months after the installation, we noticed that there was still standing water and they came back to install more pipes and gravels. We really appreciate the effort."

"I have a 1906 cottage in N Seattle, with an old porous foundation. Water came into the basement for the first time in 20 years. Another contractor bid the job at $12,000 after 3 site visits and almost a month. Andy came out to the house the same day I talked to him, and estimated the same job at half that price. He followed up with questions, asked about making another visit, came out again and saw that the drainpipe was disconnected at the top of the area being flooded. 75% of the roof's water was pooling against the house. He found a ladder and fixed it and isn't charging me a dime. So, no French drain, no Delta drain, no foundation treatment, no 50' of trenching, no $$$. Andy was timely, reliable, did what he said, and knows his stuff. He was a great communicator, and I feel so so lucky to have found him."

"This company is built internally the right way. Extremely professional and everything is in house. I repeat...IN HOUSE. If you have ever dealt with a remodeling company that employs outsourced labor, it can be a mis-quote nightmare. Other companies pointed me to handy men for this job not realizing I might need or want more than that in the future. Thank you "

"Mark, called when he was on his way for the appointment. Mark took time to listen to our concerns, went on the hunt for the foul smelling rodent, finally found it and removed it. He also gave some suggestions on bait station placement, and was very professional and courteous in his service. We have used Classic Installation and Pest Service for over 9 years with their maintenance plan for pest control, and crawl space insulation and have been very pleased with their service, response, and overall customer service. Highly recommend them if you are in search of either insulation or pest services."

"Very professional from start to finish. I found I had rats infesting my crawlspace. Needed someone to clean it out, seal it up, and redo the insulation, moisture barrier, etc. I went with CrawlPro because their estimate was the most comprehensive - the estimate drew a map of where the rodents were getting in; provided me pictures of what was going on; and had a notebook showing a step by step of the process. On the day of the work, everything went as described; the crew arrived on time and had everything done in 4 hours. I went down with them afterward to inspect and it looked just like the pictures! very pleased with the service and quality."

"They had to dig up the old outdoor drainage and put in new.  The had to create two French drains and 4 clean-outs.  <br /> They did a wonderful job.  They cleaned up after every day and I am very very happy with their work. <br /> I refer them to all my family and friends who need help with water issues. <br />"

"I can't speak highly enough of Justin and his team at Western. Just after our home flooded our son was in a serious accident and we were in the hospital for weeks. Though they were really booked up, they worked with folks from our Church who did much of the physical labor in order to help our family get through the multiple challenges we were facing. Later in the spring they came back and made some foundation repairs, so hopefully we won't have any further basement flooding issues."

FAQs for foundation, basement or crawlspace waterproofing / encapsulation projects in Arlington, WA

The most affordable way to waterproof your basement is with interior methods like waterproof paint, costing between $1 and $8 per square foot, or silicate concrete sealers priced at $4 to $6 per square foot. However, these solutions are only suitable for certain issues. If your basement moisture is due to more serious problems like a cracked foundation, you'll need more extensive (and costly) repairs.

Absolutely! Waterproofing your basement is a smart investment that can increase your home's value. By keeping your basement dry and free of moisture problems, you protect your home's structural integrity and make it more appealing to potential buyers. Plus, taking proactive measures now can prevent costly water damage repairs down the line.

The time required to waterproof a basement depends on the selected method. Some approaches to interior waterproofing, like paint or sealant, can be completed within a day. Installing new drains or weeping tiles will need at least two to three days of labor. Any forms of exterior waterproofing that require you to excavate land will require an additional three days of work to prepare the ground.

Yes, basement waterproofing can significantly increase your home's value. A dry, leak-free basement is a strong selling point for potential buyers, enhancing your property's desirability and market price. Investing in professional waterproofing not only protects your home's structural integrity but also ensures a healthier living environment by preventing mold and mildew growth.

Waterproofing both the interior and exterior of your basement offers the best protection against moisture. Exterior waterproofing stops water from penetrating your foundation, while interior methods manage any moisture that does enter. If you must choose one, exterior waterproofing is generally more effective, as it prevents water from reaching your home's interior in the first place.
