"We had Southerland Plumbing install all of our kitchen appliances, fridge, range, over the range microwave, sink as well as our bathroom vanity, and faucets. They were quick to find effective solutions to make the appliances that we got work for our home. And everything looks and works flawless and for an unbeatable price. We will definitely be calling Roy and his team for any future remodeling work we need."

"Great husband and wife team, very nice people. They completed the work per the estimate. The only thing not up to my expectations was their follow through in getting back to me. First with the estimate, which came 2 days after I was told I would have it. and after the work on my sliding door was finished, they were supposed to get back to me on whether or not they could find new wheels for the door. They said I should hear the next day, it's been over a month and I never heard back from them."

"The owner of the company installed the awning.   In order to cover the 18 foot span we had to have a 3 foot dog leg on one end which necessitated some additional measuring and thoughtfulness. It was not a straight forward installation.  It came out beautifully and the added piece looks just like the main installation.  Their product is guaranteed to not rust or chip, etc.  Aluminum and very heavy duty.  The owner installs all of the awnings that have odd configurations otherwise they have their own installers for the more straightforward requirements.  He was personable and even went to Home Depot to buy a large piece of wood to slide into one of the end pieces so we could install a blind on one side.  He really knew what he was doing.  Family owned company and they have been in business for 49 years.  We highly recommend them. <br />"

"Spoke with Wes about potential project, and our special interest in retractable walls. He was very straight-forward and clear about things that go into overall cost of sunroom (size, height, type of glass, doors, windows, glass to floor or pony wall, all walls plus roof of glass, or part traditional materials) plus 2-3'footers under all walls of the structure, and addition by HVAC for heat and dehumidification. Their sunrooms are efficient enough to take down an exterior wall of the house, and have the sunroom serve as the exterior wall. Others that have low energy efficiency by WA laws must maintain a door between house and sunroom. Ballpark estimate was provided and noted that a crane may be required to life beams in place. Global Solariums in Vancouver, WA manufactures the sunrooms, and Wes speaks highly of the engineer that reviews the design plans. I was very impressed with his clarity and concern that I have a good understanding of likely cost and why. We agreed that I would contact him if and when we are ready for a site visit, which we will do if we decide to proceed. At this point, the cost is too high for us to proceed. (ballpark est. $100K-with 76K for sunroom at past year's average cost per square foot of roughly 170/sf ($120/sf and higher than $170/sf which again varies by the list provided), plus 24K for HVAC and concrete. I love when information is provided without high pressure or manipulation, It shows respect for the customer, and it speaks to the integrity and honesty you can expect when the job is getting done."

"This company was great. From planning to watching them put it together. They were fast too. I thought a week or so but only two days and then to wait for the gutter install and final, that was it. I would use them again."

"Lisa and Adam were able to share our vision for our basement remodel and not only drew extraordinary plans and provided design suggestions along the way, they also connected us with a fabulous contractor who made our vision a reality! We love our remodeled basement and it's so wonderful it's almost impossible to remember it as an unfinished space."

"I got three estimates, Dave's wasn't the cheapest but lets say I felt more comfortable with him and his crew doing the job. On Mon. July 7th just before 8 AM Dave, his son and young man 'like Dave's second son' arrived. Little bit later two young men, son's friends who are recent high school graduates got here. By 5 PM all the old fence was in a trailer to haul off, all the fence posts were set in concrete, not powdered stuff and water but concrete they mixed in a wheel barrow on site. I'd asked Dave if they could also get rid of a small shed that was falling apart. Former owners used it for their oil barrel. It was now a spider house! Dave said there wouldn't be an extra charge for getting rid of it. I didn't need fencing across back of the yard because town houses sprouted up there few years ago and developer put in a tall fence (yea!) for privacy. But when my old fence, across the back, was gone can see developer evidently didn't use pressure treated wood so in few years I'll have Dave fence that too. <br /> Even though the workers were young they did not goof off or horse around, they worked hard and it was so hot outside. <br /> On July 10, 8 AM the crew came back and put up the fences and gates. They used tight knot cedar with dog tooth to boards. Was going to have lattice along top like old fence but decided against it. Really like my new fence. My ground isn't even but the fence is built so it is in a nice straight line. My 15 # dog found a place he could get out under an area of fence so Dave put up a board along there. That kept him in the yard. But then dog found he could squeeze under one of the gates. I emailed Dave, he showed up that Sat. morning and sunk five concrete pavers into the dirt under the gate. So far so good. Never thought I'd have all new fencing in two working days. I am very pleased. <br /> Pat <br />"

"From our very first meeting with Steve and Crystal (designer from Pacific NW Cabinetry), we were sure our kitchen remodel would be exactly what we wanted. There was no "mystery" regarding price, schedule and attention to detail. Steve and his crew were very easy to work with. Their skill and workmanship were outstanding. In fact, we left on a trip while they worked. They stayed on schedule to the day. We highly recommend Spectrum Homes!"

FAQs for sunroom or patio enclosure building service projects in Brightwood, OR

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
