"Wesley was professional, excellent in explaining what he found (mold), what our options were to fix it, according to NYS laws. Explained what to look for in hiring a company to encapsulate it. We knew nothing about it, and were taken back when it was found, Wesley took the time to educate us, that was priceless to us. Would recommend Turn Key for inspections and mold, without any hesitation."

"After mold and some water damage was discovered in our walls, we had some major restoration to do. The place was highly recommended by a neighbor so we called and they offered the services we needed. I called a few other places to get a few estimates and the estimate I received from Fire Water Pros was competitive. I was very impressed by their quality of work and professionalism. They lived up to the highest professional standards, did the work in the stated amount of time and for the stated quote. I’m very grateful that our house is back to normal and the mold and water damage is gone. Just gone! I highly recommend them."

"George and his entire company were amazing! George sat down with us and explained every detail of the work, and left us with material that gave us an education on Radon itself. This was very helpful for many reasons.. The work itself was conducted in an effective, clean, respectful and thoughtful way by his crew., and he came by to ensure completion and satisfaction. The crew even helped us with something adjacent to their job for no extra charge. I cannot recommend this company enough!"

"In early November, we asked Mike to gave us a free inspection <br /> and estimate for the mold condition in our attic. He explained in details to me <br /> how he thought the mold condition was, what he was going to do to treat the <br /> mold and what we can do in the long run to prevent the mold  coming back again. He even explained to me <br /> that the mold condition we had was minor to median, and we should not feel panic <br /> or intimidated if other company gives us estimation saying how serious the <br /> condition is and we must take action right away , etc. <br /> His quote was very reasonable and he sounds very knowledgeable <br /> and honest about our mold condition. So we decided to ask him to help us to do <br /> the mold remediation.  He came on time <br /> and finished the work in a couple of hours. He sprayed on the building material <br /> of the attic to remove the visible black mold and he fogged the attic to break <br /> down and consume the active mold spores. He also helped me to move the insulation <br /> of the attic to allow better air circulation of the attic . The same night, he <br /> sent me a detailed report and a certification showing my attic is mold free <br /> now.  One week later he came back for a <br /> follow ?up but no one was home at that time so he came back again the next week <br /> to ensure everything in my attic is good.   <br /> Mike has been very patient , reliable, professional and accommodating <br />  during the process from estimation to <br /> follow up. His quote is very reasonable and his work is guaranteed for five <br /> years and the warranty is transferable if the house is sold. I would recommend <br /> his service/company to anyone who is looking for mold treatment services. <br /> <br />"

"My husband and I are first time home buyers and after entering into a contract, we hired this company based on good ratings from colleagues and positive reviews on Angie's List. I called and spoke with a secretary (Bonnie?) who was very friendly. The appointment was quick and easy to set up. My father and I were present during the home inspection simply because he knows quite a bit about houses and I really don't. George was friendly and definitely answered all of our questions. Our inspection lasted approximately 2 hours. Due to the pitch of the roof, George did not actually get on the roof to inspect it. He just used a ladder to look at the roof. <strong>My biggest complaint is that George verbally told us things that seemed to be quite severe/important to fix and yet when we looked over the written report, the urgency of these items were not conveyed in the inspection.</strong> This was an issue when we were using the inspection to renegotiate the terms of our contract. I am not sure if this is their company policy just so they can cover their own butt, or if it's because they use an inspection program that has pre-programmed verbiage to choose from or...there is some other reason? <br /> <br /> Some examples: There were several layers of shingles on the roof (at least 4), no ventilation in the attic and several large patches of moss growth because of the shady location. There was also no water and ice barrier or sheathing on the porch roofs where it attached to the house. All of these factors meant that the roof was in BAD condition. Not to mention that there was rotting clapboard siding where the porch roofs attached to the house (front porch and back addition). Obviously these rotting boards needed to be replaced and the whole roof needed a complete tear off, new plywood underneath, ventilation added and new shingles. However, in the report it basically said that there was no water and ice barrier or ventilation and that there were multiple layers on the roof. It also said that in good conditions the roof should be fine for 3-5 more years. I wouldn't call the current condition of the roof and quot;goodand quot;, so the statement of it lasting 3-5 more years was a joke, in my opinion. I also thought that it was pretty crappy that the report just kind of hinted at rotting wood on the house and simply said that and quot;regular maintenanceand quot; was required to help keep wood siding in good condition. Again, in my opinion, rotting wood on a house is B-A-D! There is no maintenance....it simply needs to be replaced. <br /> <br /> These are just some of the examples from our inspection. While I appreciate that George was honest with us in person, the severity of the issues was not duly noted in the written report and therefore when we went back to the seller with these issues (we chose to share the report with them), they didn't see the urgency in the issues we brought up. <br /> <br /> We have now entered into contract on another house and this time we are choosing to go with another inspection company. While the report was delivered in a timely fashion (about 2 days after the inspection), we feel their price was a bit higher than competitors and we would like to see how another company does the job."

"They painted the walls with a substance to seal it and beforehand patched up any small holes that were found on the wall. The 4 crew members (Dennis the crew chief, Devin, Tony and Fred) were professional in each's duties and Dennis explained in layman's terms what he and they were doing during the course of the 3 days it took them to complete the job. They cleaned up afterward. They also put on the wall E Z Breathe mechanism which dealt with moisture and impure air. The basement now has no moldy odor and the air is fresh instead of stultifying. I highly recommend B Sure Systems based on my experience with them. Jim and Terry Dooher DeWitt, New York"

FAQs for mold & toxic material test projects in Cortland, NY

Some companies offer a no‑cost phone or video consultation that screens for red flags. If the discussion points to a real issue, the pro will recommend a paid on‑site inspection. The complimentary call clarifies whether you need full testing, but it isn’t a substitute for samples, lab work, or a written report. Always confirm what the free service covers before you schedule.

A standard inspection, which includes basic air and surface samples, takes an average of two hours. If the pro needs to probe hidden spaces, such as wall cavities or ductwork, plan on up to six hours. Extra time allows the inspector to reach tight areas, collect additional samples, and document findings. Lab analysis is a separate process and often adds several business days to the overall timeframe before you receive the full report.

Mold thrives where moisture lingers and air flow is poor. Common hotspots include bathroom walls, kitchen backsplashes, window sills, HVAC vents, fireplaces, crawl spaces, and enclosed attics. Check these areas regularly—especially after leaks or high‑humidity weather—to catch growth early and avoid costly repairs.

Unchecked mold can knock 20% to 37% off a home’s market value because buyers worry about hidden damage and health risks. Even after remediation, visible staining or a history of major moisture issues can still lower offers and prolong the time on the market. Addressing mold quickly protects both your property’s structural integrity and its resale appeal.
