"Functional Floors refinished the oak flooring in two of my houses and also installed additional oak flooring in one of those houses. It could not have gone better. Totally professional estimation, pricing, installation, refinishing, and cleanup. Every step went great. No problems, complaints, or callbacks. I will have them back in the future for additional work."

"They refinished our 60 year old wood floors and they look beautiful - like brand new. The job is flawless. The crew was very professional, did exactly what they said they would do and finished when they said they would. We opted for a water-based finish using the Bona no-dust system. I highly recommend In and Out Floors."

"My fiancé and I had hired a contractor to refinish my wood floors based on the recommendation of a friend. We had purchased a stain from Sherwin Williams because we were trying to match it to our floors upstairs and the gentleman did not like the stain. He didn't inform us of this until after he stained the floor and acted completely unprofessional during the staining process. He then sealed it the next day and told us we needed to look at it before he finished the job as the stain had clearly not been dry enough and bled through when he applied the sealer. We looked at the floor and found it didn't appear to be just an issue with the stain, but a very poor sanding job (Swirls marks and a line where the drum sander ended and edger began around the whole perimeter of the room) and just a very sloppy and careless effort on his part. There was still dust all over the walls and molding and stain not just on the bottom of the molding up over half way up and in one case on the freshly painted wall. He was set to start over, but I needed a 2nd opinion. We also had a very short time frame in which we needed the work completed. I contacted Danielle and explained this whole situation to her and expressed that I wasn't sure that the stain we picked was the only issue and didn't know if I should allow this contractor to sand our floors a 2nd time. Since he felt the only issue was the stain I was afraid that we would still end up with all the other issues and have to then do a 3rd sanding of the floors which would greatly reduce the life of the floors. I needed a professional's opinion to make sure all of this was not normal and that I was just being to critical. She explained that they were booked through the date we needed the floors done by and would not be able to complete the work for us if we decided to hire a different contractor. That being said she agreed to come to our house on a Sat for a free consultation just to give us a 2nd opinion. She confirmed my fears and even pointed out additional flaws. I was also informed that I had paid above average pricing for this low quality work. After this discussion we decided to find a different company to do the work that could complete it in the time frame needed. We would have hired Danielle, but unfortunately our schedules didn't match up. We then asked Danielle to write a letter regarding the work because the contractor refuses to refund our deposit even though he has a satisfaction guarantee and we fear we may have to go to court. Danielle was again happy to accommodate and wrote us a very detailed letter regarding the work received for price paid. Her customer service is outstanding! Although we didn't have Danielle complete the floors I saw her portfolio of jobs completed and the work appeared as outstanding as her customer service.

"We had a flooded basement.   After the extensive work done by a professional clean-up crew, we interviewed 3 contractors to do the basement renovation work.   We liked Ron Minando from Compete Service Restoration (CSR) the best, and hired his company to do the work.   He and his specialist, Dan Grace were very professional, very pleasant, very courteous, and performed high quality work for a fair price.   There were many different aspects to this project, and while we were at it, we ended up renovating and updating the entire basement.   We not only had the water damage walls, etc. replaced or repaired, we had new floor tile installed, new ceiling tiles installed, the whole basement and cellar repainted, the basement stairwell drywalled, baby recessed spotlights installed in the basement stairwell, and beautiful solid wood steps installed over the cement steps in the basement stairwell.   We had an old basement window replaced with beautiful glass blocks.   This became a large project and took several months to complete, but it was all well worth the time and the money.   We just love our new basement !
The source of the flood was an overnight power outage during a heavy rainstorm.   Unbeknownst to us, during the night the basement had flooded because the sump pump had no electric power, and the sump tank overflowed continually throughout the night.   For various reasons, we did not want to buy a backup generator.   Ron Minando suggested a water pressure activated sump pump, and an experienced plumber to install it.   Only a month after it was installed, that new back up sump pump proved its worth during another power outage and rainstorm combination.   The back up sump pump worked just fine, without needing any electric power.
Ron Minando has also recommended other good contractors to us:  a roofing company, who performed the best roofing job of the 3 we have had done on our house, and a sewer and drain company who helped investgate our basement interior drain tile system using an underwater camera.   We have also had Ron and/or Dan do other miscellaneous work in our home, always with high quality results.   Ron is well connected to reliable, experienced contractors in a wide variety of specialties.

FAQs for wood flooring refinish projects in Davisburg, MI

The hardest wood floor finish is aluminum oxide, but it only comes on prefinished boards. If you want something durable you can add after installation, acid-cured is your best bet. The key to the longevity of any type of wood floor is a maintenance coat when a traffic pattern begins to show in high traffic areas.

Moisture-cured urethane is the most durable finish for homes with pets. However, It contains a lot of (VOCs) that can aggravate pets and people, especially at first. If you’re looking for a low-VOC alternative, water-based polyurethane is your best bet.

Bona sells several highly-rated polyurethane hardwood floor finish products, typically through small, local distributors. Brands like DuraSeal or Minwax also rank well for durability and ease of application. They are available at businesses such as Walmart and Amazon.

You have to seal unfinished hardwood floors to protect them from scratches and stains. The frequency depends on the type, but in general it’s ideal to refinish them between four and six times in their lifetime. This comes out to about every seven to 10 years.

Refinishing hardwood floors costs $1,100 to $2,400.

Wood stain adds a color to the surface. A finish adds a level of shine (e.g. matte, low-gloss, high-gloss) and seals the grain to protect against damage. Some companies, such as Minwax, offer products that do both at once.
