"First off - DO NOT DO PAY FOR THEIR WATER AND RADON TESTS!  They are over-priced and take way too long for results.  In fact we never received our water report!  Do it yourself, get tests from a reputable and more reasonable lab, such as www.etrlabs.com/ in Leominster.  We paid PC&A almost as much for the tests as the inspection and didn't have results within a week! <br /> PC&A also are pretty big on CYA, so don't expect too much out of the inspection report.  They were very good one-on-one during the inspection.  Although they pulled the classic 'get there 30 minutes early and do the roof first'.  When you arrive on time they will tell you 'oh, we did the roof first and found this and that', but they won't take you up there.  This is annoying, if you are going to buy a house, and pay for an inspection, and the roof isn't crazy steep or high, then you MUST walk the roof.  Preferably aided by a professional who can walk you through the various issue.  In our case the roof had all sorts of problems.  I didn't get a clear idea what they were based on the inspection and report and therefore had to pay a roofer to come out and walk me through the problems.  So I paid twice! <br /> All the negatives aside, we really did find the remainder of the inspection helpful, both the inspectors were knowledgable and responsive to questions, and brought issues to our attention.  We did not end up purchasing the house, based in part on issues uncovered during the inspection, so it wasn't a total waste of money.  When we did find the right house for us, we had a different inspector and did the water/radon tests ourselves.  In total it came in $450 less than with PC&A and the inspection/report was just as good, plus we had our inspection and tests results emailed to use within 48 hours. <br />"

"Mohan was just phenomenal. We called him on a Friday to see if he could do a home inspection for a house we plan to buy. I had difficulty scheduling a time when he and my buyers agent were both free, so Mohan called my agent himself to work out the schedule. Within 5 minutes of calling Mohan, I had an inspection scheduled for the next day. The appointment was for 1pm and he said it would take about 1.5 hours. We arrived a few minutes before 1pm and Mohan had already arrived and inspected the roof — he came early because it was going to rain and he wanted to still safely inspect the roof. During COVID19, Mohan was very clear ahead of time how we were all going to maintain safety. He wore a mask the entire time and had a laser pointer to show us stuff from a safe distance. He took pictures of everything. He explained everything and was so patient with us, especially as first time home buyers. Mohan also isn’t alarmist but still very upfront about potential repairs. For example, Mohan would say that we should replace the hot water heater because of leaking and explained how much it would cost. He also would show us stuff that didn’t need to be fixed now but should be fixed within the next X amount of years. He even showed us preventive stuff - for example, the gutter downspouts were draining right next to the home, which has a stone foundation and can be highly susceptible to water damage. Mohan suggested to buy a dehumidifier and place it in the basement to prevent moisture and prevent damage that hadnt even occurred. The appointment was for 1pm Saturday and by end of the day, I had received a written report of his inspection."

"Gary, the install tech, was great. He arrived on time, was professional, and went above and beyond to ensure everything was done right and I was satisfied. He installed a new radon pipe, and ensured the clamps were not directly against the house and the top of the pipe was properly away from the gutter. After the pipe was installed I noticed a rattling noise coming from the motor...Gary checked it and cleaned out debris multiple times until the noise was gone. You could tell Gary takes pride in his work and wanted to do the job right the first time (I feel like you don't see this very often). A job well done."

"The design that was proposed at the initial visit for the estimate ended up being problematic when the technicians came to do the actual installation. It was only with my help that they were able to solve the problem. I was convalescing from knee surgery so it was somewhat inconvenient for me to have to get up and out to figure out the situation. It ended up all right in the end; they did good work with no mess. The post-installation test confirmed a significant reduction in the level of radon gas in the basement of our house."

"It is really a nice experience to work with John and Kevin. Our house has a funny foundation. There is a block in the middle and half of the house has radon and the other half does not have much. At first time, Kevin came on time, worked very professionally and got the first pipe and big fan installed. But unfortunately, this pipe is in the not much radon side and the radon score did not drop down too much. We were very worried and called the EAGLE ENVIRONMENTAL again. They arranged the second appointment and Kevin did more tests and installed the second pipe on the side of the foundation WITH NO EXTRA COSTS. And then magic happened, our radon number dropped to almost 0 now. :) Thanks you Kevin and EAGLE ENVIRONMENTAL again for the fantastic work!"

FAQs for radon gas abatement projects in Dedham, MA

The only way to know whether your home or water supply contains radon is to schedule a professional test. A qualified radon inspector will collect samples, deliver lab-verified results, and explain the findings for $150 to $800. Once you know your exact levels, you and your radon mitigation pro can choose the right system and tackle the problem before it affects your family’s health.

Both roles tackle radon, but they focus on different steps. Inspectors test your home, interpret the results, and determine whether levels exceed EPA guidelines. Mitigation pros design and install the system that lowers those levels. Some companies do both, but the skills and equipment differ, so always verify that the person you hire is properly certified for the specific service you need.

Installing a mitigation unit fixes radon problems by reducing indoor gas levels to established safe standards. A system designed and installed by a mitigation expert, tailored to your home's specific layout and foundation, guarantees effective radon reduction. This expert installation ensures consistent performance over time while safeguarding your indoor air quality.

Open windows and doors do not reduce radon levels because they trigger a pressure imbalance that draws radon-laden air into your home. This practice fails to control radon concentration and can even worsen the issue. An active suction mitigation system provides a proven, safe, and effective solution to reliably reduce radon levels.

Radon mitigation systems generally last between 10 and 30 years, depending on system type and maintenance. Passive systems endure the longest because they have no moving parts, whereas active systems, which use a fan, require fan replacement every 5 to 10 years. System components, such as PVC pipes, seals, and fittings, can remain effective for decades when paired with periodic inspections and proper maintenance.

Radon mitigation systems consume between 300 and 3,000 kWh of electricity per year, depending on fan size and system design. On average, an active radon fan draws 100 to 300 watts continuously, which translates to roughly 876 kWh annually, and adds $30 to $300 to your energy bill each year. Choosing a high-efficiency fan and ensuring tight sealing around pipes helps minimize these ongoing costs.
