"The team arrived on time to do extensive work on my basement floor and walls and outside underground drainage issues. They worked tirelessly all day to remove old concrete, lay a new pipe system, pour new concrete, install sump pump, and seals. They prepped the walls and sealed and painted with Loxon paint. Radon seals were included in the redone areas. The outside work included installation of a new underground drainage pipe with pop up exit drain. A rubber membrane was installed behind the house siding. We?ve had several days of heavy rain since the waterproofing work was completed and the basement floor and walls have remained dry. We recommend Basement Gurus to other homeowners experiencing waterproofing problems for dependable and satisfying solutions. "

"After explaining all facets of the work he was about to accomplish, the Installer (Mr. Bernard W.) quietly went about his work. The results were truly outstanding - the new system worked perfectly, with piping thru concrete quite cosmetic in appearance. I could not be more pleased. Thank you for quality, top notch service."

"The entire process went extremely well. The estimate was very clear about the scope of work, the crew was professional, on time and carefully about reducing disruption/mess and our basement is dry, as promised. They even went above and beyond and fixed a downspout outside so water would flow away from the house. Once the job was finished, the company rep came out to walk through with us and answer any questions. I have no doubt that if a problem did arise, they'd fix it."

"Had sump pit expanded and deepened and new pump installed. Work done on time, neatly, and efficiently. Did not disrupt our routine. Area is clean and upgraded. It is something that does not show itself, but we know the importance of this thing. We have an old, old field stone basement and water is always an issue. The new pit is larger and should cut down on wear for the pump, a battery backup system that give peace of mind for the power outages that come usually in heavy and crazy storms, as Baltimore sometimes gets these."

"Day one went fantastic.  Butch and Brad arrived on time and went straight to work doing all of the jack hammering and other prep work for the installers.  They were both very proactive in identifying potential issues with things they weren't even working on as well as keeping us posted throughout the day with what they were doing and what we should expect.  They were great. <br /> Day two was ok.  Had a new Crew with Corey as the lead and he did a decent job of answering my questions.  The crew was removing all of the concrete and installing the drains and sump pump, so it was a fairly labor filled day.  <br /> Day three was the exact opposite of what we experienced on day one.  Corey was the lead again and it was clear that the new crew that day wanted to go home.  They were very rushed and a lot of sloppy work was done.  There was no walk through of what we should do now, how to operate the sump pump/Blue Canyon....just packed up and left.  When the Blue Canyon was installed, we were never informed that a large pipe would be sticking out of our floor, nor that it would be as loud as it is.  The attitude of the gentlemen installing it was like "oh well."  They eventually moved the pipe away from the wall, but they weren't happy about it.  Upon further inspection, there was a lot of sloppy work.  All of the finishing work was very poorly done.  ie: concrete work had divots in the floor, could see daylight around the pipes going out of the house, concrete was rough and not smooth, Blue Canyon pipe outside wasn't fastened to the house properly.  It just looked bad! After three weeks, everything was addressed and fixed.  It was just unfortunate that it was required. <br /> Overall, I think the sump pump is fine.  It's only been a few weeks since its been installed.  We are, however, very disappointed with the Blue Canyon system.  It is fairly loud and you really can't turn it off.  Plus, there is a pipe sticking out of my floor that is pretty ugly.  Had I known that was necessary, we would not have gotten it.  If their entire team could be made up of Butch, Brad, and Mike (one of the guys who came out to fix the sloppy work) this would have been a completely different experience. <br />"

"Before hiring LevelLift, I contacted a friend of mine who owns a Structural Engineering firm, but only work commercial not residential.  So after receiving at least (5) estimates, we agreed that LevelLift was the company to hire.    <br /> Met with Paul Mauer of Levelift Systems, he was very nice, patient and professional along with his team.  Received a proposal for the work noted below: <br /> The work in the basement  included but not limited too grout beneath concrete, excavate & installed timber walls, <br /> raise window well & installed standard home-improvement store grade cover, raise grade, furnished & installed discharge pipes for down spouts, installed seven steel beams, new interior drainage, repaired damaged mortar joints, installed 12" high cast-in-place concrete curb between steel beams and they took care of all the Montgomery County permits and inspections.  In addition, mobilization, site preparation and  furnished & installed discharge pipe for sump pump. <br /> In addition, Paul recommended a very good Structural Engineer to take care of the structural drawings. <br /> The contract payment terms were broken down into four payments with the option of using major credit cards and we have a ten (10) year warranty. <br /> Paul and his team were very responsive, punctual, and professional and the quality of the work was excellent.  We have not had any problems in the basement since 2013.  They are highly recommended. "I have three houses… that’s the good news. The bad news is that each of them required basement waterproofing, one in 2013, one in 2016 and finally one in 2019. Carlos Hernando personally did the work once and his crew did the work on the other two under his direction and supervision. I have now known and dealt with Carlos Hernando for a decade and he is a man of his word. He delivered quality results and he ensured that his crew took great care of my properties during a very difficult waterproofing repair. To make matters worse on two of the jobs I had tenants in place that I did not want to lose so the work had to be done correctly the first time because not only was Carlos’ reputation on the line, so was mine. The waterproofing repair was accomplished on time, with great care and to a very high standard. The crew completely cleaned up behind themselves and to this day my three properties remain dry! If I ever need basement waterproofing again… I’m only making one call."

"Five Stars... BUT... Not only did Basement Innovations come in at the lowest price for the work, but Mike Doolittle was the most professional representative and had the best plan out of the four contractors I got quotes from. Much of the perimeter work we needed was around the edge of an existing bedroom in our basement. The other three contractors' plans included putting the sump in the corner of the bedroom. Mike considered how that would look (and how my wife would feel about that) and suggested that we extend the system slightly so that the sump could be located in the adjacent unfinished space. All at no additional cost. Chris and his team came in to do the work. Chris laid out the plan in detail before they started and it was really reassuring that he was exactly on point with the plan and had some great suggestions on how to make the installation look clean. Team of 5 for one day - they got an incredible amount of work done and they were polite and professional. It's been a few weeks now and we've had some significant rains and the system is running flawlessly. Their pump are 3/4 hp so they pump more quickly and quietly than my previous pump. I'm very happy with the system and very happy that I chose Basement Innovations over the other. If you're looking into this type of project, odds are you aren't doing it for fun. It is a loud, messy job and it can be scary to think of the impact it will have. The guys at Basement Innovations made this process as smooth and painless for me as I could have hoped. Other companies will come in and try to scare you into using them. These guys don't do that. They are legit. >>>Here's the BUT. After the work was done, my newly trained eye spotted a crack in my foundation on the other side of the basement - where I did not have any work done (should have done the whole perimeter...). I called Basement Innovations to see what it would take to have them come and fix this crack, since they had just done so on the other side of the basement. They asked for some pictures, I sent them. Then no response. I called, emailed, called again and nothing. So, that's super annoying."

"I've used Floodbusters twice in the last two years. The first time they came out and sealed a crack in my utility room to exposed concrete. The job was solid, but the sealant they used looked a bit sloppy. I called and the same week they came out and painted over it. Now it looks good! This was in 2019. This past February 2020 I had them come out again, this time they had to remove drywall to access where the crack was. Two different men came out then the first time. They did a pretty good job. All I need now is for my drywall to be replaced and another successful job will have been done and in the books. I really appreciate this company and highly recommend!"

FAQs for concrete foundation repair projects in Elkton, MD

Visible cracks, water leaks, uneven floors, or walls that won’t line up are classic red flags. You might also notice sticking windows, doors that no longer latch, or exterior cracks crawling up brick or siding. Even a damp, musty basement can hint at trouble. If you spot any of these, call a foundation pro right away. Early inspections cost far less than waiting until the damage threatens your home’s stability.

Yes, foundation problems impact your home’s value. Buyers want proof that the foundation is stable, and a recent, professional repair can actually boost confidence in your home. You’ll need to disclose the work, but documentation showing the structure was properly stabilized, especially with piers in regions known for shifting soil, often reads as a plus, not a problem. Skipping repairs, on the other hand, can cut your sale price and shrink the pool of interested buyers. Taking care of the issue protects both value and peace of mind.

Foundations are engineered for exceptional longevity when constructed correctly and maintained diligently. Concrete slab foundations remain structurally sound for 200 years, while other foundation types deliver integrity between 75 and 100 years. Regular professional inspections and timely maintenance further secure a foundation’s lifespan and ensure your home stays safe over the long term.
