"We were seeking to remodel a downstairs bathroom in the residence of our mixed-use property in the Big Bear region of the San Bernardino mountains. We estimate the property started out as a small shack in the early 1900s. It has been added to by multiple owners over the decades, culminating with our complete renovation in the 1990s - except for this bathroom. It had a few updated fixtures but still retained its flimsy beadboard paneling. It was small, drafty, awkwardly configured, and the floor sagged at the toilet. On top of that, it was situated near a dead end hallway that we wanted to incorporate into the bathroom space. No amount of lipstick was going to fix this pig. It had to be gutted. We first approached a big box hardware store, but after two months of constant emails with the coordinator, we still didn’t have an estimate. After some prodding, we received a “Well, we are up to X dollars so far” response. The off-the-cuff guesstimate was high, incomplete, and a total turn-off. We started seeking out local contractors and found Preferred Restoration on the HomeAdvisor website. After a meeting with the company owner, Jesse McHenry, we received a written proposal a few days later. The overall cost was reasonable, and the project was broken down by phase (demo, plumbing, electrical, etc.) with an estimated cost of each section. He clearly delineated what he was including in the estimate and what product we were responsible for purchasing and gave an estimated completion date. I have never received such a thorough and comprehensive breakdown of costs from a contractor in the last 25 years. I was impressed, and if his thoroughness on paper was any indication of his overall process, we were ready to sign up. Before beginning the project (and before each phase), Jesse gave us a rundown of what to expect in terms of time, noise level, ancillary workers, and product requirements. He curtained off the work section with plastic and tape, limiting the dust exposure and noise level. We gave him a key to the back door, but he always let us know when he would be coming. We were mostly preoccupied with our business next door but occasionally saw him throughout the day. He is certainly pleasant but always remained professional and unobtrusive. His subcontractors were also high quality. In addition, Jesse thoroughly monitored each phase for problems and was extremely diligent about making sure there were no leaks. He is highly focused, and his workmanship is superb. The design esthetic was largely owner-driven. We wanted an updated look but also wanted to maintain the same solid feel of the mountain house. We put in a jacuzzi tub to relax at the end of the day and kept the room uncluttered so it could serve as a guest bathroom at a moment’s notice. Jesse had some great recommendations including reconfiguring the arrangement to make the area more spacious and adding ambient floor heating, a cleverly concealed access panel to the tub mot"

"Steve was easy to talk to and very honest/straight forward regarding his opinion on custom cabinets and whether or not they are actually worth the money (especially since our intentions are to sell our home in the next three years). He gave some very helpful suggestions on options we might consider to keep the price down. I'm very grateful I took the time to call him before signing a contract at Lowe's."

"The owner of Handyman Unlimited is a charming and charismatic guy.  He has good ideas and seems genuinely interested in doing an excellent job.  We had used Handyman Unlimited for a laundry list of household repairs on our 70 year old home, and the worker who was sent, Walter, was a great problem-solver and technician.  So, we didn't hesitate when the proposal for the bathroom remodel was presented.  Great workers, good follow-through and beautiful design ideas.  What could go wrong? <br /> Well, the company is stretched so thin that the promise that scheduling would be continuous and the entire job would take 2-3 weeks was not possible.  We had days when there were workers tripping over each other and days when somebody showed up unannounced and then couldn't do the work that he was scheduled to do.  We had problems with materials; we went to the vendors where the owner sent us to pick out fixtures and tile and then he didn't place the orders until the demo was started, only to find out that there were delays on the floor tile, delays on the faucet set.  The electrician picked up the materials, dropped them off without checking the cartons and when he came back to do the installation, there were parts wrong or missing. <br /> Some of the tradesmen were brilliant: Robert, who does dry wall, Moses, who does tile work -- so skilled, so caring, really great to have them in the house. <br /> Some -- not so much.  The painting subcontractor sent a team of painters who were obviously being paid by the hour, not the job. They were also obviously being charged for materials; they didn't want to lay plastic down to cover the stairs and there was a lot of screaming on a cellphone about, I think, quantity of paint.  They spent over 9 hours painting a bathroom area that should have taken much less time. <br /> The plumber was in completely over his head.  The house was 70 years old when Tom came and bid the job and it was 70 years old when the plumber showed up.  The plumbing was 70 years old.  Still is. And yet the plumber didn't seem to be able to solve any of the problems that came up.  He installed the new whirlpool tub, filled it with water and then discovered that the drain was blocked. He bailed the tub out and left.  We never saw him again.  Good thing we had a really competent plumber who has worked in this house for years;  he came over and solved the problem.  I would never have believed that Handyman Unlimited was responsible for the charges to clear that drain no matter who cleared it.  But to just leave with the problem unresolved and then to not hear from the company first thing the next morning was inappropriate. <br /> Like I said, the owner is charming and charismatic.  However, until he finds more tradesmen, and better plumbers to send to your remodel job, I would look for somebody else. <br /> Having said all that, the bathroom is GORGEOUS!   <br /> The 2-3 week job took 8 1/2 weeks.  Don't know if that would be considered normal for a remodel, but we didn't move walls, we just put in a new tub and new tile.  Maybe it was so disruptive because this is the en suite bathroom in our master bedroom, so the construction zone was our bedroom. <br />"

"I called Adam later in the evening to set up an appointment for him to come out and check out an addition I was wanting to get done to an investment property.  I had called several other contractors around the same time, but he was the only one that answered (I was expecting to get voicemails from everyone since it was after business hours).  Adam happily answered his phone.  He took his time to listen to my needs and gave me frank and VERY VALUABLE advice that will save me thousands of dollars.  I was so surprised by his generosity and care, that I felt obliged to go out of my way and leave him a good review on here.  Even though he won't be a good fit for this project, I am going to stay in touch with him for future projects.  He seems like a stand-up guy. <br />"

FAQs for major home repair (general contractor) projects in Fawnskin, CA

In many cases, it’s much less expensive to convert a bus than to buy an RV, especially if you’re considering a newer RV model, which can exceed $100,000.

Another huge benefit of school bus conversion is that you are in control of the renovation project. You get to pick your camper's new layout and all the appliances and furniture.

While school buses can easily cost $300,000 when they're new, you can often find used buses for just a few thousand dollars. These vehicles experience extreme depreciation due to government regulations; they can only be used for so long before they must be replaced. Due to those same regulations, other government agencies cannot purchase them for their own uses, so the consumer market is the only place they can go.

The length of time it takes to convert a bus depends on the scope of the project (and size of the bus), how much work is DIY vs. done by a professional contractor, and how much work you’re doing up front.

In general, expect at least a couple of months for a conversion, but larger conversions could take six months to a year. Remember: You can tackle projects as you go: Get the basic work done so that it’s livable, and then continue to enhance your living space over time.
