My issue was rain water that I have now mitigated. "R&R showed up to perform the pressure washing, as scheduled. During their initial visit, they identified repair work that needed to be done in order to make our deck safe. (We had some steps that had rot, and were no  longer safe to walk down; unbeknownst to us.) The price for repair and staining was agreed to before work was performed, so there were no charges that were unexpected at the end.
