"Rob, the owner of the company, provided a price quote in an extremely prompt manner. After we came to a mutual agreement, I appreciated the way he structured our contract to include progress payments based on the completion of various work phases and not on specific dates. He remodeled my kitchen by performing many tasks such as tearing out the old kitchen; installing new flooring, cabinets; LED can lights, a new garbage disposal, an over-the-range microwave oven, and backsplash; building floating shelves; relocating a ceiling fan; and re-connecting all appliances. When challenges arose because of a faulty design by another firm, Rob was quick to provide thoughtful alternative methods to overcome the design flaws. He worked diligently throughout the process, rarely stopping to eat lunch. Finally, when the work was completed, Rob did a fantastic job of removing machine dust from the exterior of the cabinets, the backsplash, large appliances, and the flooring. The kitchen was so gleaming and beautiful that I didn’t want to use it for a few days. All discarded cabinet boxes and other debris were removed in an orderly manner. Overall, it was a pleasure doing business with Be Blessed Remodeling."

"Initially hired Tim's firm to replace deck flooring, rails and stairs. His crew did a good job and we were satisfied. Tim & Amy inspected the work and found some issues that he wasn't satisfied with. He fixed the issues to his satisfaction, which exceeded our expectations, and did so voluntarily at no extra cost. Se were so pleased with Tim's professionalism that we had him do more projects. One crew came to repair drywall and prep several areas for painting. Another crew did the painting of 2 bedrooms, laundry room, basement ceiling, front door and garage. We were having flooring installed by another company at the same time. They found water and termite damage near our front door, and couldn't complete the flooring until it was repaired. I called Tim in a panic and explained the problem. He and Amy came the same day and worked until 9:30 pm to repair the problem so the installers could complete their work on schedule. Tim & Amy also did repairs to a crawl space. Tim & his crews are professional, thorough and efficient. Tim follows up and inspects every project to assure that we are completely satisfied. We have more projects scheduled based on the excellent work done so far. If I could award more than 5 stars, I would."

"Tremendous. Seriously, we could be happier. McAaron is a true craftsman with a lot of integrity. He’s honest, extremely hard working and highly skillful. The extensive work was performed over 3 days and the finish was superb. The stone/mortar work was particularly excellent. At one point the outcome from a portion of our sidewalk renovation wasn’t of a style to match what was there before. He tore it out and made it right. The conclusion was a fabulous sidewalk that sweeps in a beautiful contour and finish. McAaron is an artist and every bit a professional. He will bring beauty to your masonry project and complete your project efficiently. We couldn’t be more grateful."

"We bought a 30+ year old house that had been neglected.  It was filthy, (mice living in the kitchen cabinets, disgusting carpet, etc.) and really needed updating.  The small number of updates made were cheaply done and horribly designed.  We had 3 companies come out to give estimates to remodel.  We wanted multiple walls removed, a complete remodel of the kitchen and master bath, all new flooring on the main floor, and a stone fireplace (upgraded from old green tile) remodel. One guy came in and was  a little salemanish, had all these ideas but then never submitted a quote.  Almost felt that job may have been too big for him. The second guy seemed knowledgable, was personable but maybe a little less professional and quoted significantly higher than Darren.  Darren was clearly very knowledgable in construction. He's a focused guy, kinda all business but good at what he does. He was the only one who called out all the problems we would have by removing one of the main walls we wanted to remove.  He showed us based on the thickness of the wall and what was above it and below it that all our ductwork for the upstairs was running in that wall. And the only choice would be to re-route the ductwork to an exterior wall which he would not do from an energy efficiency standpoint...and I believe code. He didn't tell us what we wanted to hear to get the job, he basically said we'd be in a lot of trouble trying to take down that wall and really didn't want to quote it.  We really appreciated that...it saved us a ton of money and headache had we attempted it.   <br /> We committed to the job in late March I believe and told him we wanted it started the first of May right after we closed on the house. My family was moving up from NC at the beginning of June and the moving truck would be hitting at that time.  We wanted everything possible done before that.  He said everything but countertops and some finishing touches would be done in that time and he delivered. <br /> Kitchen: <br /> - gutted <br /> - tore out half wall <br /> - tore out soffits <br /> - new 42" cabinets and new island/lower cabinets- moved dishwasher into island at our request due to layout (otherwise would have had stove, dishwasher and sink all right next to each other...3 appliances in a row) <br /> - pendant lights above island  <br /> - backsplash <br /> - installed recessed lighting <br /> - installed appliances, sink, disposal <br /> - vented microwave to outside <br /> - quartz counters <br /> Mater Bath <br /> - gutted <br /> - removed wall between shower room and sink room to open space <br /> - re-routed plumbing to move toilet over about 12 inches so shower could be widened <br /> - installed all tile shower <br /> - installed vanity/sink <br /> - installed lighting <br /> Fireplace <br /> - removed old green tile fireplace surround with about a 15 foot long hearth! <br /> - re-routed HVAC register against wall after removing the giant hearth <br /> - installed all new stacked stone to ceiling and new hearth <br /> - installed a cedar beam mantle <br /> Floors <br /> - installed all new 3/4" hardwood floors in main floor (subbed to Dowling Flooring.  Brian Dowling a great guy and good at what he does <br /> - installed laminate type flooring in laundry room and breezeway (kind of like a big mud room between our garage and our house) <br /> In addition to removing the half walls, removed a load bearing wall, opening up our dining room and installed a beam for proper structural support. <br /> Darren is a very focused individual and professional.  He and his crew were on time, on site every day working and clearly committed to my job.  Got everything done on the timeline promised.  With Darren you get an expert in construction but not a design professional.  He may have help in that area for someone who doesn't know what they want but we knew what we wanted from a materials standpoint and design standpoint.  And he did have good input on some design elements when we weren't quite sure  Darren has suggested locations to purchases materials and gets them for you but you don't have to use his suggested vendors.  One tricky thing is the initial quote assumes $X for materials from certain vendors.  He specifies the amount allocated for materials for each "segment" of the project (i.e. kitchen, bath, flooring, fireplace).  I think some of the material estimates were a little low but we had an idea of what materials would cost so there weren't many surprises.  Make sure you understand what kind of quality materials you can get for the "allowance" built into the quote.  Some people may be perfectly happy with materials within that allowance but in some areas, we chose more expensive items. <br /> All in all, very good experience.  I've been through several big projects and there's a lot of piece of mind when you know your guy is going to show up, how to handle the job and DO IT RIGHT!  <br /> <br />"

FAQs for garage building service projects in Franklin, OH

A well‑constructed, properly permitted detached garage adds between $12,000 and $36,000 to a home’s resale value. Buyers appreciate the secure parking, extra storage, and flexible workspace, so appraisers often bump the property’s value accordingly. The exact return depends on the garage’s size, finishes, and how well it matches the main house, but most homeowners see a strong ROI when the build meets local codes and passes inspection.

Yes—once it meets local building codes and you secure the proper permits, a detached garage can be converted into living space. Finishing the interior, adding climate control, and ensuring safe egress effectively increase your usable square footage, though it may not always count toward the official listing. Skipping permits can trigger fines and even force you to undo the work, so always clear plans with your city first.

Most homeowners policies cover a detached garage under the “other structures” provision, but coverage limits vary. Review your declarations page and ask your agent how much protection you have for separate structures. If the limit is lower than the garage’s replacement cost, you can raise it for a modest premium. Confirming the details now prevents headaches if you ever need to file a claim.
