"From start to finish, Dmitriy was very attentive, he really listened and understood what we wanted. He gave us an estimate and stayed within that budget. He laid out a timeline for the entire process and tackled each and every stage of the remodel in a timely manner. Overall, it was a great experience, communication was great, and most of all the end product was above expectations. We will definitely be using New Living Construction for future remodels and or repairs. A++++"

"Perfect. I enjoyed getting to sit in the storm shelters at their showroom to help with size selection. After signing up for the install, they connect you to an online portal to manage the contract and to update building permit number, etc. Installation was prompt and clean."

"I contracted Robert in April 2017 ,to seal ,leak test, and initial check for startup. He quoted me 300.00 for each unit.I though it was a high price but I agreed as a tech would be out the following day. They arrived on schedule but unprepared .The tech did not have any tubing wrenches ,only large crescent wrenches,a poor choice for small copper fittings.I didn't have any either but loaned him my full set of open/box wrenches. He proceeded to tighten all connections an test them.He could not get his Freon leak detector to work properly, kept alarming when not near any connections . I made up a spray bottle of soapy water for to check for leaks. This service lasted about 4hrs.Everything looked good and seemed to work fine.So I re-insulated all connections and re-installed duct covers.I was 7 months in renovation .In January of 2018 I was ready to paint but the temp inside the house was to cold.I turned on both systems heat pumps for first time since start-up, and nothing happened .No heat or cool.I called Robert and told him of the failure. He sent the same tech out again my wrenches my spray bottle.I had to undo the tube duct and insulation for 6 air handlers with 10 connections. Three hours latter ,240.00 labor and 280.00 for Freon. The service tech tells me everything is sealed an ready to run. I ran the units for two days for painting. I turned both units off while I completed sheet rock and floor finishing. On June 18,2018 I had furniture movers in and the house was hot so I turned cooling on for first time since last repaired and nothing happened ,no cooling.I called Robert to please do the job he had been paid twice for,to seal this system with no leaks. He told me I had said I did not want to work with him any longer and to contact the tech who installed it.I'm a 73 year old disabled Vet living on social security.I installed this fairly simple straight forward system and wanted to do the job I contracted him to do ,charge , closeup and leak test the system .He never did the job correctly. He didn't seem to care if the job was done right or if the customer was satisfied.I would not recommend this company at all."

"Working with Manny has been a truly wonderful experience. He is such a hard working and awesome human being. We called him our 'unicorn contractor' because after hearing so many horror stories about other contractors, we couldn't believe how amazing things flowed. We are very grateful and absolutely recommend him and his team!"

"This was BY FAR the WORST experience my husband and I have ever had with a contractor in Miami. STEER CLEAR. We saved up our hard earned money to finally do a major overhaul on our severely dated kitchen as well as several other upgrades to our AC unit, electrical and flooring. Lenny met with us first and seemed like the nicest guy in the world. We signed the contract with little hesitation and a good feeling, assuming we were in good hands based on all the good reviews. We were told the work would be completed in 5-6 weeks which seemed like a reasonable amount of time. Well, let's just say we started the process in May of 2018 and work was not finished until the end of September. Imagine being without a kitchen for almost 5 full months. We were introduced to Jose Vega who seemed like a nice guy and they started demo within the first couple of days of signing the contract. He seemed nice enough and would chat with us off and on about how things were going, putting our minds at ease. Things deteriorated quickly. The crew started not showing up for days at a time. The excuses started flowing and got more and more creative. I have to say, we believed Vega when he said, "my wife has cancer treatments" and even got really elaborate saying she had ovarian cancer. We felt terrible and I actually considered sending him a get well basket because I felt so bad, but I have to admit I believed him. Who would lie about such a thing? Then, I started finding beer bottles in my kitchen and garage with leftover food all around my backyard. During July, they didn't show up for 3 weeks. I had NO FLOOR in my kitchen whatsoever and was walking on a piece of plywood and exposed floor joists. Not to mention, the house was open to the wonderful Florida vermin that run around - cockroaches etc. My poor husband had to take off days of work and I cannot tell you how many arguments they got into. He would call Lenny to complain who often did absolutely nothing, clearly having no control (or care) over the situation and his subcontractors. Not to mention, once we finally got the floor put down and the work began to move forward, many of the things they did had to be done multiple times due to shoddy workmanship. For example 1) we told them we had a gas stove - they drill holes for electrical line and and removed our gas line - thankfully we noticed it and they had to fix it. 2) they installed the refrigerator with hot water connected to the water line so the drinking water would come out hot. Then, the water line broke and caused a huge mess and had to be replace. 3) the kitchen floor tiles were laid down completely crooked and incorrectly. I came home to a crew of 6 people (including Vega's extremely sick wife who look completely fine) just haphazardly laying down the tiles and then walking all over them when the grout was still wet! of course the next day the grout was cracked and tiles were lifting up. They had to send a tile guy out 3 times to redo them. 4) The center kitchen island had to be relocated because they decided to install the hood before the island making it look extremely off center. My husband even told them to measure and run the vent pipe in the beginning when the ceiling was completely open before the recessed lighting was put in. Vega decided to do it at the last minute after all the cabinets were installed so had to rig it to look right, it still does not. 5) the cabinets were installed by Mr. Magoo himself - almost comically crooked. Not to mention the cabinet guy left for Cuba for 6 weeks so the work halted again until he got back. Then I had to see him 2-3 more times to make adjustments. When they pulled one of the cabinets down, they put a huge dent in the new drywall which I need to look at to this day. 6) We noticed a leak in our patio roof and asked them to patch it. It took them several tries and the roof still leaks. 7) the tile guy attempted to install the backsplash but ran out of tile so left a gap about 2 inches from the bottom of the overhead cabinets. The ONLY GOOD THING Vega did was literally re-do the entire thing - he cut the tiles so they would fit perfectly and it actually does looks nice. The bottom line is, at the end of the day we were not happy at all and even entertained consulting lawyers. We are concerned the work they did will not hold up and we'll have major issues down the road. Ultimately they completed the work, 4 months behind schedule, but not without constant prodding and arguing. Vega would show up looking for advances for materials, but we told him several times they aren't seeing another cent until work moved forward. After telling Lenny we were unhappy, he offered us a $50 Outback Steakhouse gift card (laughable) which we never even received. I would never recommend this vendor to my worst enemy. STAY AWAY."

FAQs for garage building service projects in Hialeah, FL

A well‑constructed, properly permitted detached garage adds between $12,000 and $36,000 to a home’s resale value. Buyers appreciate the secure parking, extra storage, and flexible workspace, so appraisers often bump the property’s value accordingly. The exact return depends on the garage’s size, finishes, and how well it matches the main house, but most homeowners see a strong ROI when the build meets local codes and passes inspection.

Yes—once it meets local building codes and you secure the proper permits, a detached garage can be converted into living space. Finishing the interior, adding climate control, and ensuring safe egress effectively increase your usable square footage, though it may not always count toward the official listing. Skipping permits can trigger fines and even force you to undo the work, so always clear plans with your city first.

Most homeowners policies cover a detached garage under the “other structures” provision, but coverage limits vary. Review your declarations page and ask your agent how much protection you have for separate structures. If the limit is lower than the garage’s replacement cost, you can raise it for a modest premium. Confirming the details now prevents headaches if you ever need to file a claim.
