"Excellent work as usual. We used D&D  before to replace all our windows and doors.  Next on the list was to make a screened in patio.  D&D did it all. They got the permits, enlarged the patio, poured the concrete and custom built the enclosure.  It is wonderful. The D&D team are so professional, friendly, and perfectionists. The building inspector also said that the work is always excellent when done by D&D.   We will always recommend D&D for windows, doors, and patio work.

I cannot say enough about this guy.  Very fair and always on time...I would recommend him highly for any job around the house.

"After getting a few quotes from other places, I decided to go with J &H Stoneworks. Jamie was wonderful! He made my Dream kitchen come true! Jamie was personable, honest, and reasonably priced. At one point there was minor problem with a piece of the countertop and Jamie was very concerned and quickly fixed the problem. My countertops look wonderful and I’m happy with them. I will definitely be using him again in the near future for my bathrooms."

"While the work was ultimately completed and the end product was acceptable, I cannot recommend Faith Construction and would not use them again. This was a small project - installing a wall to create a bedroom, installing a door from the bedroom to the bathroom, rearranging the existing electric to work and then painting everything. I got four estimates from Angie's List contractors and the Faith Construction initial proposal came in as the low bid. However, the bid was not very detailed. They used words or short phrases to describe the tasks (such as "one standard door", "crown moldings", "install electric in wall", "add electrical switches".) rather than using complete sentences. I reviewed the bid and questioned several of the items on it. They were going to put in a standard door when all other doors in the are were 8 ft doors. They were going to remove a ceiling fan when I had instructed them to move a fan that was placed where the new wall was going and to install a new fan that I would provide. When I pointed this out, they revised their bid by about $600. This was a lot for those corrections but their bid was still a little lower than the second lowest. They also promised to start right away and finish by the end of the week. I was going out of town for an extended period the following week so I agreed to have them do the work. The workman were competent. They showed up on time, worked all day, were polite and made a good effort to keep the place clean. However, they required supervision and did several things that were perplexing to me. At the end of the first day, they had installed the new wall with an open door frame and did the demolition on the new door to the bathroom. However, they did not put in a light switch by the door on the new wall. And for the new door to the bathroom, they moved the existing light switch to the corner of the room which would be behind the new door. These things are basic and should not require instruction or supervision. To their credit, they did recognize these mistakes and went about fixing the problem. However, then they realized that one of the light switches controlled lights to the both the bedroom and the living room (previously one room). I had pointed out this issue to Faith and all the other contractors but Faith claimed to be unaware of it. They insisted that this was not in their proposal and that I would have to pay for an electrician to come and do the work. At this point, I was ready to toss them out. However, they are almost done and I am going out of town so what am I going to do? If I had the time to hire individual contractors to do this, I would have done that in the first place. You hire a general contractor to take care of everything so you don't have to. Finally, the rooms had crown molding. Their estimate listed "crown molding" as something included in the price. What they did was use some of the crown molding from the bedroom to the living room and remove the remaining crown molding from the bedroom. While this was OK, it was not clearly specified in the proposal and other contractors had priced in complete crown molding for both rooms. I was out of town by this point and tired of arguing with them In the end, other contractors would have been less expensive and required less supervision. If you have a small project, you are better off hiring individual workman. If you have a bigger project, you are better off using someone else from Angie's List or elsewhere."

"After reading most of the 400+ reviews of this company I knew that Champion Concrete would be the only company I would let re-design my driveway. Any company can do a driveway but Jamie Basilio (owner) and Champion Concrete do more that. He actually engages into the design process that you desire and because of his experience will take it to another level which leaves you in awe. His compassion for excellence and service to his clients far exceeds all the others. His honesty and unmatched professionalism is refreshing in a time in where such qualities are rare in a contractor. I reached out to Jamie a couple of months back for an estimate and waited a while for it with the understanding that there must a high demand for this company. Meanwhile I took on other major projects in the house like a remodeling a kitchen, bath, electrical, painting etc. I was determined that no other company would touch my driveway because it has to be perfect. Well one day Jamie called and the plans began. Elated! Initially I told Jamie “ I WANT A DRIVEWAY THAT WILL OFFEND MY NEIGHBORS BUT ALSO INSPIRE THEM”. We laughed and Jamie understood the level of curb appeal that I was looking for. He was committed to the project from the design, the protracted permitting process(City dragging their feet), onto the completion. From beginning to end. Involved, communicating and dedicated to the project. My Stonehurst Sierra paver driveway is phenomenal. I am completely satisfied and glad that I waited for this beautiful driveway. I can not find a flaw with this driveway. It is perfect. The level, the run-off, the design, the quality and the craftsmanship is impeccable. This is coming from a mild/moderate and functional OCD. I highly recommend Champion Concrete of Doral Florida."

"Carlyle Nation is a true perfectionist. We had new baseboards installed after getting new flooring and hired Mr. Nation to do the final painting. We also had him paint some door trims, the inside of our front door, and replace a section of crown molding. He did an excellent job on everything for a reasonable price, showing true attention to detail. He also works late to make sure that he gets the job done. We would definitely hire him again."

"I needed to have a door replaced from my "Florida room" to the outdoors. First I had a phone conversation with Billy, one of the owners. He asked me to e-mail him a photo, and he called me back with an estimate of $625.00 (which was termed the "Angie's List discount price), which I thought was fair.  A few days later, he came over with two workers. Because the existing door and doorframe were not of standard dimensions, he could not replace it with a pre-hung fiberglass or metal door, which would have been preferable for withstanding the elements. Instead we had to go with a solid wood door, which could be trimmed to fit. The two guys, Dustin and Dean, knew what they were doing and did a good job. Installing a custom door is not a easy as it seems, and it took a few hours, including putting in the handle and lockset. The additional cost was due to the lock, but they charged me cost and nothing additional for the labor.  At the end of the day, I met John Henry, the other owner. Both Billy and John Henry had an excellent attitude and were very helpful.

FAQs for sunroom or patio enclosure building service projects in Key Biscayne, FL

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
