"Excellent company! Great communication and quality of work, trustworthy people. I highly recommend this company. This house was taken down to the frame and rebuilt with new electric, plumbing, roof, insulation, windows, drywall, floors and custom kitchen. Brian and Larry were very knowledgable and always available to discuss decisions. Brian always kept me updated on progress and returned any missed calls right away. I feel as if I won the lottery in finding this contractor. I was nervous hiring a contractor for the first time after hearing many horror stories about terrible contractors from other people. This company and its people are amazing. I can't say enough about them, I recommend them to everyone for any size project, from decks, roofs to complete remodel projects you can't go wrong with B. McLaughlin Quality Construction!"

"Although the project turned out to be more complicated and took longer than expected, this had little to do with
the builder or his sub-contractors. Primarily the delays were due to weather, financing issues, and poor
communications on the part of the town's code enforcement officer.
Let me address this last issue first. Everything seemed to be alright until the pad was poured. The code
enforcement officer was upset that she was not notified prior to the pouring of the cement so she could inspect
the forms and re-bar. This and quot;misunderstandingand quot; occurred because the CEO never communicated to either myself or the
contractor at what points during the project she wanted to perform inspections. However, from this point forward
the CEO seemed to question every aspect of the project. Demonstrating considerable restraint and diplomacy, most
of the time the contractor bowed to her demands (he was much , but drew the line at her trying to force him to
install a water shutoff valve in a location that would likely have caused our well pump to burn out. In this
case Greg Bragg stood his ground, backing it up with State of Maine statutes.
With respect to the weather, June 2013 was one of the wettest on record for Maine. As far as financing, the
magnitude and cost of the project exceeded what we had budgeted and we found out just how difficult it is to
secure financing for rental property, especially if you are setting up a used mobile home. Consequently, we had
to break the project into two phases.
The demolition of the old house and initial site preparation went very smoothly as can be seen in this 8 minute
YouTube video (http://www.youtube.com/watch?v=CWaJEgV2iJE).
Getting the mobile home onto the pad was a bit more interesting since the ground was still very muddy from all
the rain we received in June and July. Fortunately, Greg Bragg of Bragg Builders had the foresight to keep a
bulldozer onsite. As can be seen in this 8 minute YouTube video (http://www.youtube.com/watch?v=ioZ1IFl-3CQ),
the bulldozer was absolutely essential.
The only other issue related to Bragg Builders portion of the project was a ruptured water line. Prior to
constructing the gravel pad a brand new water line was installed and was even packed in sand to ensure rocks
would not rupture the line. Unfortunately, a rupture occurred anyway. Fortunately, the contractor promptly
installed a new water line, at no charge to us.
"

"Ian and his crew were very good and did everything they said they would do quickly and professionally. The project came in on budget and time. They worked around the schedule at the church which was very important to us. The job site was kept clean and there was not interference with the activities of the church. We were very happy with the work and would definitely hire them again for any new projects."

"We are THRILLED with our shed! Post worked with us to design the shed EXACTLY as we wanted, plus they kept in touch with us regarding the delivery date, which had to be delayed due to the prolonged winter and our need to prepare the site AFTER the snow had melted. Delivery was within the two-hour time frame they scheduled on the build date.
A crew of three arrived to complete the building of the shed on site. They answered all our questions and double checked with us regarding the placement of the shed on the prepared site. Only one issue arose during the on-site construction, although we resolved it nicely. When I went into design the shed, I had specified that I did not want any white trim on the shed, so I paid extra for brown windows and verified that all window, corner, and door edgings/trims would be cedar--not white vinyl. However, I did not think to ask about drip edging that goes along the roof. So, the shed was delivered with white drip edging. Fortunately, one of the carpenters explained to me that this would be highly visible, so he recommended that I go buy brown drip edging at Home Depot. I agreed this was necessary and left immediately to purchase the brown edging so it could be installed instead of the white. It was worth the effort! The lesson here is that if you are designing a shed, be sure to ask about the color of the drip edging.
Overall, this was an excellent experience. The sales person was patient and professional with all my questions; she answered many questions by email. The carpenters who constructed the shed were polite and eager to ensure the shed was built as we wanted it. They also cleaned the site at the completion of the job. I would definitely hire them again!"

"Our initial experiences with this company were A+ all the way and so it was with this job ... it was professional from the beginning estimate to the final payment. We have had extremely bad experiences with other residential service companies in the past so we find Maine Construction Group (MCG) to be a continuing breath of fresh air.
There are two divisions to this company; however, they both operate under the same management and ethical standards. We have been lucky to have had experience with both. Their Handyman division is simply an extension of their service tailored to the homeowners needs. We have had a couple of jobs that did not require major construction and this is where the Handyman division was so beneficial.
We will be looking to have additional work performed this coming spring and will be calling MCG's Handyman Division with the hope that they can fit us into their schedule. Their rates are reasonable for the service they provide and they perform the best work possible in order to meet their standards and to satisfy their customer's expectations.
In summary, this company is professional, ethical, and reasonable. They work very hard at satisfying their customers at a fair price, they do what they say they will do in the time-frame stated and at the agreed on price. We highly recommend Maine Construction Group /Maine Residential Construction."

"I had been looking to replace a leaky metal roof on an old barn my wife
had converted to use as her art studio. The existing roof was an
exposed fastener, reversed box rib pattern. The roof support was open
purlins on 2x6 rafters spaced 24 inches on center. We liked and wanted to
retain the metal roof feature of the building.
Almost all the roofers I talked to wanted to install a standing seam or
similar concealed fastener roof, which, in addition to being way more
expensive, would have required installation of a solid deck, likely
exceeding the design capacity of the existing rafters. Few were
experienced and familiar with the type of roof we wanted.
Of the three estimates for an exposed fastener roof I was able to get,
Chris' was the most reasonable. In addition, he was prompt in getting
out to look at the property and give an estimate, and personable and
professional in demeanor. He did the job exactly when he said he would,
and the materials and workmanship were excellent. Communicating with
him throughout the project was easy.
In summary, this was an outstanding experience with a professional and
knowledgeable contractor. I would not hesitate to call on his services
again, or to recommend him to others.
"

FAQs for garage building service projects in Lincoln, ME

A well‑constructed, properly permitted detached garage adds between $12,000 and $36,000 to a home’s resale value. Buyers appreciate the secure parking, extra storage, and flexible workspace, so appraisers often bump the property’s value accordingly. The exact return depends on the garage’s size, finishes, and how well it matches the main house, but most homeowners see a strong ROI when the build meets local codes and passes inspection.

Yes—once it meets local building codes and you secure the proper permits, a detached garage can be converted into living space. Finishing the interior, adding climate control, and ensuring safe egress effectively increase your usable square footage, though it may not always count toward the official listing. Skipping permits can trigger fines and even force you to undo the work, so always clear plans with your city first.

Most homeowners policies cover a detached garage under the “other structures” provision, but coverage limits vary. Review your declarations page and ask your agent how much protection you have for separate structures. If the limit is lower than the garage’s replacement cost, you can raise it for a modest premium. Confirming the details now prevents headaches if you ever need to file a claim.
