"The listing agent on a home I bought, which had a lot of leaks from freeze damage while it sat empty, referred BMF PLUMBING to me. BMF owner Joe Brawner understood the problem and the importance of fixing the leaks ASAP. The real problem was that, because the leaks hadn’t caused any damage yet, the water was cut off at the meter, leaving us with no running water. Joe was called the afternoon of my move-in, and the next morning, Joe was there. He methodically identified the leaks and fixed them, then turned on the water to check for more leaks and fixed them. In about 7 hours, Joe had fixed multiple leaks, probably more than 7, and also tightened up and updated fixtures that needed a little work. We were so pleased with the total bill for all the work that day (under $1K) that we are going to have Joe re-pipe our home this summer. From what I was told, Joe has done over 300 re-pipes in his long career. We found Joe to be a hard-working family man with a wonderful personality.TheBest"

"This was a kitchen faucet replacement. When the plumber opened the new faucet box he discovered that new faucet had been broken and returned to the store. He rescheduled the installation for the next day and did not charge any additional fee to return to finish the job."

"A crack in our brick work led us to Abry Brothers Foundation Repair on a referral from the structural engineer. Very nice people to work with. We were provided with a brief explanation up front of the process and a link to a video to watch as well. We had contact information for all of our questions, and they were answered promptly. Very courteous team of hard working guys came out. They were patient and friendly, explained the process as they went through the steps, answered all our questions along the way. They got the job done in one day, cleaned up completely, left the site in good condition. Yes, we recommend Abry Brothers Foundation Repair. This was a good experience."

"The service call was placed on 12/10; vendor callled same day but was unable to respond until 12/14. He was prompt and declared the faucet was unreparable.. I asked if he could not try to repair but he said he cold not do that because if it din'fix the problem he could not replace the faucet. He stated that the replacement would not be exact but similar. My faucet had separaate lever for turn on/off but he said the replacement would probably be part of the sprout. We did not really appreciate this but he offered no probable favorable solution.. Not happy with response time but realize a close to weekend call caused this. Did not appreciate not even attempting repair."

FAQs for faucets, fixtures and pipes repair or replace projects in Livingston, TX

A minor, easily accessible leak can be resolved in about three hours, while a large or hard-to-reach leak may take up to three days. If flooring or cabinets need to be built back, the timeline can run several weeks to cover material deliveries and installation. Every job begins with detection, proceeds to repair, and concludes with restoring your foundation’s strength.

Slab leaks are most common in areas where the ground is in motion, such as those prone to earthquakes or highly expansive soils. In places like California, constant shifting puts stress on foundations and pipes. Stay ahead of trouble by monitoring your water bill, inspecting visible slab edges, and scheduling routine inspections to catch leaks early and maintain your home's safety.

Keep an eye out for damp spots, rising water bills, the sound of running water when taps are off, or staining and sagging along the foundation. Check exposed slab edges during routine walk-arounds and note any uptick in indoor humidity or pest traffic. The moment something looks off, call a pro—fast action protects your slab and wallet.

Most policies cover slab-leak repairs tied to a covered event, such as earthquakes, severe storms, or a fallen tree. They often won’t cover gradual issues, such as root intrusion or corrosion-related pinhole leaks. Every policy is different, so be sure to contact your carrier for the fine print before any problems arise.
