"Can?t say enough good things about Tom Vinzant and his friendly crew at North Beach Contractors. Tom and his dad looked over my house and gave me excellent advice on repairs and maintenance. They were here working on my house for two weeks to paint and otherwise spruce up the exterior and make repairs. One reason I chose them, other than their many glowing references, is that Tom offers one-stop shopping: cleaning, repairs, and painting all done by North Beach Contractors. Tom has a talented and diligent crew. They were always here at 9 am and worked over consecutive days to completion. It looks like they did excellent work and they left my property completely clean of any debris. My house looks nice and I am very happy. Tom Vinzant is wonderful to work with: hardworking, smart, kind, reliable, and honest. I will definitely be hiring North Beach Contractors again in the future. They are licensed, bonded, and insured."

"We had great contact from Zepp Construction from the get go. All of the crew were exceptionally polite and careful. They were there on time and worked continuously. Tearing off the old roof took a shorter time than originally anticipated since it was so very old. Which was good because the previously unseen lumber damage was greater than what we could see from the walk around. Taylor made sure that we knew this could be the case when he gave us his bid and we were anticipating it.  The bit of extra free time also allowed us to add another repair to the barn that we did not ask for originally: after seeing Zepp's big lifting machine we had them replace a somewhat damaged, ugly but serviceable cross beam while he had the machine there. <br />"

"It went extremely well. In summers, I work outside. I watched the whole build out. Everyone was respectful. No crude language or anything. The leveling was the most interesting part. Not having the proper tools, I could not ensure that the 20' run would exhibit less than a 6" rise, which is the requirement they list on their website. And, in fact, the rise is more than 6". But they handled it well with extra blocks and shims."

"Curtis Dean of LTJ Builders just completed building our new home.  We are thrilled with our house, and in particular with the quality of work of Curtis and his team.  He is a highly skilled, true craftsman. He employed only top quality sub contractors.  Curtis worked seamlessly with Bill, his right-hand man and site foreman, who is also a highly skilled craftsman.  <br /> Curtis and LTJ Builders, which his father started years ago, has a great reputation in our area.  It is clear to us now that his quality of work bears that out.   <br /> We felt he not only listened to, but truly heard, what we wanted.  He also frequently anticipated our needs - several times before we even knew we wanted or needed it. <br /> Additionally, he and Bill quickly responded to our questions or changes in the plans.  Curtis takes great pride in his work.  He built our house as if it was going to be his own home.  He and Bill were very personable and enjoyable to work with.   <br /> While we are hoping this is the last house we have built, we know if we ever need another one built, LTJ and Curtis Dean will be our only choice in contractors. <br /> Without reservation we highly recommend Curtis Dean and LTJ Builders. <br /> Don and Lynn Rash <br />"

"we worked w/tim a few years ago in the siting of a cabin on our property on a remote island in the san juans. we were happy to be able to tap into his many years of practical experience designing and bldg in the islands and in seattle. his fresh perspective, walking our 3+ acre site w/us, confirmed the siting assumptions we'd made and allowed us to move fwd w/our building knowing that we'd left few, if any, stones unturned. his design sense speaks to both contemporary and/or traditional/rustic design -- appropriate design being the key to his vision -- he understands the value of not imposing a design on a site but rather working w/the landform and design to assure a superb fit. tim helped us transform our bldg from ideas to a buildable design. he understands and is highly experienced in the bldg process and is well-versed in the pragmatics, from programming, to schematic design to siting to contractor evaluation and can take a scheme to fruition! he really helped us move our project forward. in the event of a contractor dispute, tim can be helpful in setting things straight and helping to get things back on track and again, moving forward. he's also quite astute in confirming budgeting assumptions, bringing his deep, real world experience to bear on a project. that said, we'd be happy to work w/tim again on any building project we undertake -- he's easygoing, a solid listener and a terrific resource for any project you might want to undertake."

"I WOULD HIGHLY RECOMMEND AND USE WEST COAST METAL BUILDINGS AGAIN. From working with my dealer, Brad, to receiving a quote from Sam S. in the office - to watching my GORGEOUS and FUNCTIONAL custom 27' x 20' lean-to building being erected by Pio and Eligh and crew - I am absolutely thrilled with the can-do service and attention to detail I received. I have read many of the negative reviews and I was concerned, but I saw none of the problems others experienced. Did I have a few screws and small pieces of tin laying around after completion? Of course, I did. So, I picked them up JUST like I would have if I had built it myself. In fact, the crew did do a great job of picking up, but hey. It was getting dark. My slab was not square - they worked with it and it's my job to add a little concrete now - but the fact remains that they explained the issue and they worked with me. I had a pool fence and container a little closer than optimal - and again they WORKED WITH ME. One thing I have learned over many years of servicing customers and being served is that kindness and a cheerful attitude are contagious. I am super proud of my new building, and I would caution negative review readers against believing everything they read. These guys do 400-500 buildings a week and we all know most people only post negative reviews. I wish more satisfied customers would post positive ones, because West Coast Metal Buildings does fantastic work and makes a good product. I should note that I live in Oregon and my building crew does work exclusively for the company. Thank you."

FAQs for garage building service projects in Long Beach, WA

A well‑constructed, properly permitted detached garage adds between $12,000 and $36,000 to a home’s resale value. Buyers appreciate the secure parking, extra storage, and flexible workspace, so appraisers often bump the property’s value accordingly. The exact return depends on the garage’s size, finishes, and how well it matches the main house, but most homeowners see a strong ROI when the build meets local codes and passes inspection.

Yes—once it meets local building codes and you secure the proper permits, a detached garage can be converted into living space. Finishing the interior, adding climate control, and ensuring safe egress effectively increase your usable square footage, though it may not always count toward the official listing. Skipping permits can trigger fines and even force you to undo the work, so always clear plans with your city first.

Most homeowners policies cover a detached garage under the “other structures” provision, but coverage limits vary. Review your declarations page and ask your agent how much protection you have for separate structures. If the limit is lower than the garage’s replacement cost, you can raise it for a modest premium. Confirming the details now prevents headaches if you ever need to file a claim.
