"I'm very pleased with Ted Naydan. He explained/showed me his credentials/license before starting. He took the time to show me all information from start to finish. I went to Patio Enclosures and Ted gave me a tour of the Sun-Rooms & the place of business at Patio Enclosures. He worked with me on a budget that I could afford on getting my room. I would most recommend him as first choice if anyone is seeking to have an add on to their home."

"TThis is the second project we have completed with David Rutch?s Precision Remodeling. The first project was smaller <br /> in scope and consisted of replacing our front door, rear patio slider, repairing some interior drywall work, and adding crown molding.  This more recent project was much larger in terms of work and cost. For this project, we built an addition over our garage consisting of a master bedroom, master bath with custom shower and clawfoot tub, and custom walk-in closet. Precision Remodeling also replaced all of our home?s windows (15), siding, and the posts and rails for our front porch. While we were familiar and quite happy with Precision?s work, we did the due diligence of getting two other bids. Precision?s bid was the most accurate and fair (one was under bidding to get the job and the other required significant money for the design alone). We went with Precision and were exceptionally pleased with the quality of the work and the professionalism of the crew and subcontractors. We have listed some of the Benefits and some of the Opportunity areas of working with Precision Remodeling below: <br />   <br /> BENEFITS: <br /> 1. We are delighted with the end result?including the sturdy structure, incredible vaulted ceiling, the gorgeous tile and granite in the bath, the plumbing fixtures (clawfoot tub), plush carpet, and the custom shelves built for the walk-in closet. <br /> 2. Precision Remodeling has very high standards with regard to its employees in terms of knowledge and professionalism. For instance, the entire crew wears uniforms, removes their shoes (when possible) or covers them with booties upon entering the home, and cleans up their workspace at the end of each day. They take great pride in their professionalism and it shows. <br /> 3.David and his crew excel at communicating and responding to customers in a prompt manner.  I know this may sound minor, but when you are spending a lot of money on a home remodel it makes a huge difference whether or <br /> not you can reach your contractor when you need him. <br /> 4. Precision has very close ties with its subcontractors and they provide amazing service and are incredibly responsive. <br /> 5.The exterior crews (led by Jeremy) are consummate professionals when it comes to meeting and exceeding building <br /> codes while making the outside of your home beautiful. They have many, many years of building experience and you can see it in their work. For example, they were not satisfied with the framing of our addition until everything was perfectly level and braced to meet standards that exceed those required by the state of Maryland. I have hurricane clips, which are not required in Maryland, on my addition because that is their standard.  <br /> 6. The interior crews (led by Pat) truly excel at the fine touches that make any job (regardless of size or money spent <br /> on materials) look custom. For example, my wife loved the tiling work that was done in the bathroom but the color of just one particular tile bothered her. Without a moment?s hesitation, and despite the fact that it created re-work for them <br /> (especially so due to the installation of a heating mat), Pat and his crew removed the offending tile and replaced it with another.  <br />   <br /> OPPORTUNITY AREAS: <br /> 1.The start date and completion date for the project got pushed several weeks due to the sheer volume of business <br /> Precision is experiencing right now. They are a high-quality contractor and much in demand. This delay caused <br /> some changes to the schedule and a good amount of juggling for the family. <br /> 2.There were some design elements that probably should have been discussed before work began that required some <br /> fairly intensive on-the-spot trouble-shooting and redesign (bathroom layout, required egress, and the centering of the vaulted ceiling).  <br /> 3. Some of the cost overruns could have been forecast into the original quote (e.g., additional carpeting for a closet that was moved, fire-rated drywall, etc.) or an alternate material chosen if the cost differential was caught in time (e.g., the tile chosen for <br /> the bathroom was not in budget but ordered). Having said that, decisions made by the homeowners (e.g., keeping the more expensive tile, vaulting the bedroom ceiling) affected the cost. Overall, the project went 12% over budget. Of that, <br /> 9% was homeowner-driven.  <br />   <br /> <strong>Overall, I highly recommend David Rutch?s Precision Remodeling and will definitely use their services in the future. </strong>The challenges and opportunity areas we encountered during this major remodel WOULD be found with any general contractor. The strengths that set Precision Remodeling apart, though, are the quality, customer service, and professionalism they bring to your project. These are qualities you find with Precision Remodeling that you WOULD NOT find with just any contractor.  <br /> <br />"

"I really liked working with this company. Their estimate was reasonable for what we needed done, and we really liked the look of the sunrooms that they build (pictures on website). The work was done quickly and my husband and I have been extremely satisfied with the quality of the work. There were a couple of hold-ups with some loose ends with the porch, but the company provided appropriate compensation when that happened. Their owners and other workers have been personable and responsive. There was one worker who did not show up to work on another job I had discussed with the owner, but I was informed that he was let go. I would recommend using Elite Decks for anyone who wants a beautiful, open, 3-season sunroom. <br />"

"Positives: The design work was great. We spoke with several kitchen companies before deciding to go with VKB, and Joe, the designer we worked with, put the most effort into hearing what our goals were and creating a creative plan for us. He was knowledgeable and helpful, and had a good eye to notice things that we hadn’t considered. He also offered helpful suggestions regarding cabinets, countertops, paint colors, etc. We were happy with the finished product. Negatives: The biggest issue we encountered was a lack of communication. We discussed various issues with the designer, but these frequently were not communicated to the actual workers doing the job. For instance, when the workers showed up on the first day, they didn’t actually have the plans for what was being done with the kitchen, and we had to explain the job to them. Joe offered to add lighting inside our closet, and we contacted him and said to go ahead and do it, but that information was not communicated to the workers until it was really too late, so it was never done. Sometimes it was 48 hours before we would hear back from Joe when we contacted him with a question during the process of the remodel. Because a lot can happen in two work days, this was sometimes problematic. The second issue we encountered was that when speaking about the project beforehand, words like “plumber” and “electrician” were used, but no plumbers or electricians were actually employed; general contractors did all the work. As a result, we felt uneasy about the quality of the work that was being done. For instance, the evening after our sink was hooked up, it came disconnected while we were using it, with the result that water was spewing all over our under-sink cabinet until my husband reconnected everything properly. Additionally, the cabinet seal on our dishwasher was installed backwards so that the rubber flap was sticking out. (They fixed this upon request.) Issues like these make us feel uneasy, and we weren’t confident that the work we couldn’t see or notice right away was done right. We wish that an actual plumber had been hired to do the work, as we had expected, or at least that it had been clear up front that this would be the case. Finally, we felt that the workers who were actually doing the job were sometimes careless toward our home. For instance, they piled tools and trash on our back patio, but in the process knocked over a plant and crushed flowers in our flower bed. They got paint smudges on a wooden shelving unit in the kitchen while painting. Similarly, certain details of the job were missed until we pointed them out. The finished product came out well, but we aren’t sure it would have if we had not been carefully supervising. (For instance, they forgot to run an electrical line for the oven until we reminded them, and a different faucet than we had selected was installed. These issues were always corrected once we pointed them out, but we were surprised that mistakes like this were made.)"

"We had known for a while that we intended to get a sunroom, and looked at Maryland Sunrooms as well as Patio Enclosures and a general contractor. For the quality and price we were looking for Maryland Sunrooms was clearly above the competition, and we never regretted going with them. From our initial discussions with them, through signing the contract, all the way to the completion of the project and beyond what we appreciated most was that we were able to always communicate directly with Mike, the owner, and Pete, our project supervisor and they were always responsive and helpful. On top of that, we were beyond impressed and pleased with Saul, who actually did almost the entire construction himself besides pouring the slab and running the electrical, which they subcontract out. He's incredibly talented and was so wonderfully easy to work with, which was especially important as we were coordinating siding and gutters contractors and plumbers as well to do work in conjunction with the sunroom. The final result is simply stunning, and we have no regrets at all about a year out. We'd happily recommend Maryland Sunrooms to anyone."

"Deck and Fence was actually the last deck builder we spoke to about building a deck and a patio underneath that would stay dry and usable during rain (thanks, Trex Rainscape!). They were different from the other builders we talked to in many ways. Unlike the others, on their first visit, Deck and Fence showed us many samples of the deck flooring, railing accessories and hardscape options we could choose from, as well as a fairly detailed to-scale diagram of how the deck and patio underneath would come together. Even better, the representative was able to show us pictures of the actual decks and patios they had built and that had the options and design we discussed. None of the others presented samples or had pictures, even after multiple visits. It was easy to close the deal because the pricing presented on the first visit was detailed enough for us to tweek what we wanted to fit into our budget and we had a very good idea of what the finished product would look like. They started building the deck within the time frame discussed and answered all of our questions about the materials, construction, permits and other details as the project progressed. Spending this money for an addition to our house was a big deal for us, but my wife and I never felt a "hard sell", just knowledgeable and honest answers. It's nice to have county inspections as the project progresses, but you have to have confidence in the builder and we did, initially, and it grew as we saw the addition take shape. In fact, a few weeks after it was complete, we decided on a second phase that would extend the patio and that was completed within the estimated time, as well. We especially appreciated the care the crew took with our underground irrigation system. The crew also showed attention to detail and were friendly and professional and left the back yard in good shape after both phases. We believe we got our money's worth here and we recommend them without reservation."

"We hired Brian to help us design, plan for, and build our custom home. Brian exceeded our expectations throughout the entire process. Not only is he incredibly meticulous with details, timelines, and communication, he also lives into meeting or exceeding those expectations. The quality of team members and subcontractors he works with were well-orchestrated, professional, and equally meticulous. Beyond our perceived high level of quality craftsmanship, we have had countless neighbors, past clients, and even inspectors, highlight and call out the quality of Brian's craftsmanship and professionalism. Building a house - or taking on a smaller project - is a long process. We are incredibly grateful for the time and attention Brian provided in building our home."

"Once I chose them to do the work it took them about a month and half to start. They did an excellent job. The crew of two completed the sunroom in three weeks. Their cleanliness was outstanding."

FAQs for sunroom or patio enclosure building service projects in Manchester, MD

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
