"Chris & Mark screens was very professional, asked the right questions, and constructed a very nice and strong screen enclosure. There were a few minor details missed, but the overall job was designed and assembled specifically for my patio. First they came and removed the old screen, recommended a facia section to be replaced where the old screen was attached and a person to do it. This was done with very good results. Next the concrete workers did their job removing the small pebbles of worn Chattahoochee and coating the underlying concrete with a nice surface. The Chris and Mark Screen came and erected the new screen enclosure. Very happy with the results."

"? HOMEOWNER ALERT: AVOID BNT Windows & Doors ? If you are planning a project or have one in progress, do not use BNT Windows & Doors. Public records and recent reports indicate that BNT has allegedly failed to pay its supplier, ES Windows. Consequently, ES Windows (Windows Manufacturer) is filing construction liens against homeowners?even those who paid BNT in full. The Risk: Under Florida Statute 713, a supplier can foreclose on your home to get paid if the contractor pockets your money. Over 80 liens have already been filed in Broward County, with more likely in Miami-Dade and Palm Beach. Protect Yourself: 1. Avoid BNT: Do not sign new contracts or make further payments. YOU MUST OBTAIN A WRITTEN RELEASE EVERY TIME YOU PAY BNT. 2. Search Your Records: Check your county's Official Records for any "Claim of Lien" on your address. 3. Legal Help: If a lien exists, contact a construction attorney immediately. Please share to warn your neighbors! ?? #FloridaScam #ImpactWindows #Broward "

"From start to finish, Dmitriy was very attentive, he really listened and understood what we wanted. He gave us an estimate and stayed within that budget. He laid out a timeline for the entire process and tackled each and every stage of the remodel in a timely manner. Overall, it was a great experience, communication was great, and most of all the end product was above expectations. We will definitely be using New Living Construction for future remodels and or repairs. A++++"

"We hired Dale at Pro Precision Electrical to replace our circuit breaker panel with another 200 amp panel since our old one was not on the approved list of our homeowner's insurance. Dale responded quickly with a very reasonable quote. He showed up on time with two workers. He had to enlarge the opening a little for the new panel and as a result had to patch the drywall, but he still stuck to the original quote. We had a small issue afterwards with our microwave tripping a circuit breaker, but Dale came back out quickly and fixed the problem. Overall, we were very pleased with his work and price and would definitely hire him again. He is now my go-to contractor for any electrical work I need done."

"I contracted Robert in April 2017 ,to seal ,leak test, and initial check for startup. He quoted me 300.00 for each unit.I though it was a high price but I agreed as a tech would be out the following day. They arrived on schedule but unprepared .The tech did not have any tubing wrenches ,only large crescent wrenches,a poor choice for small copper fittings.I didn't have any either but loaned him my full set of open/box wrenches. He proceeded to tighten all connections an test them.He could not get his Freon leak detector to work properly, kept alarming when not near any connections . I made up a spray bottle of soapy water for to check for leaks. This service lasted about 4hrs.Everything looked good and seemed to work fine.So I re-insulated all connections and re-installed duct covers.I was 7 months in renovation .In January of 2018 I was ready to paint but the temp inside the house was to cold.I turned on both systems heat pumps for first time since start-up, and nothing happened .No heat or cool.I called Robert and told him of the failure. He sent the same tech out again my wrenches my spray bottle.I had to undo the tube duct and insulation for 6 air handlers with 10 connections. Three hours latter ,240.00 labor and 280.00 for Freon. The service tech tells me everything is sealed an ready to run. I ran the units for two days for painting. I turned both units off while I completed sheet rock and floor finishing. On June 18,2018 I had furniture movers in and the house was hot so I turned cooling on for first time since last repaired and nothing happened ,no cooling.I called Robert to please do the job he had been paid twice for,to seal this system with no leaks. He told me I had said I did not want to work with him any longer and to contact the tech who installed it.I'm a 73 year old disabled Vet living on social security.I installed this fairly simple straight forward system and wanted to do the job I contracted him to do ,charge , closeup and leak test the system .He never did the job correctly. He didn't seem to care if the job was done right or if the customer was satisfied.I would not recommend this company at all."

FAQs for sunroom or patio enclosure building service projects in Miami, FL

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
