"Initial contact with Acra was in mid November and went relatively smoothly.  My wife and I made our wants known and received a ball park estimate of the cost.   We left a down payment of approximately half the cost for the project as it was needed to start purchasing supplies.  This is normal and was expected.
Project start date was set for the end of the first week in January to allow for holidays to pass without rushing any of the subcontractors.  The only problem we encountered is that Acra wanted to rush the tear out before any of  the actual installation was really ready.  This made it difficult on my wife and I as we intended to live in the house while the work proceeded.  Consequently we were without any sinks in the house except for the deep sink in the garage for a period of three days.  I believe that the work could have been staggered or compressed so as to prevent this lag time.
There were six sub contractors involved besides Acra's own tear out and touch up technicians.  All of the subcontractors and the Acra technicians performed admirably.  We were very satisfied with their work.  This involved the following:
-  Electrical: Addition of electrical outlet, changing and addition of lighting fixtures and switching for same.
-  Plumbing: Changing of water heater and addition of hot water recirculating system, Installation of four sinks in the two bathrooms and kitchen, installation of new toilets and new faucets and fixtures in same.
-  Granite suppliers:  Providing three acceptable slabs of 3 cm Creama de Bordeau Brazilian Granite.
-  Granite fabricators:  Measuring, cutting, polishing and installation of counters in kitchen and two bathrooms.
-  Tile installers:  Install back splash in kitchen.
-  Mirror fabricators:  Installation of three custom mirrors in the two bathrooms.
Of all these the only problems we ran into is with the materials supplied by the buyers at Acra as follows.
-   One of the bathroom sinks initially ordered was broken and not noticed until the day it had to be delivered tothe granite fabricators.  This could have caused a major delay but Acra owned up and replaced with better sinks purchased in Tucson.
-   The wire baskets ordered for the kitchen sink were ordered in the wrong size.  This did not cause a delay in the work but is inconvenient for us as the sinks are not protected from scratches while the new baskets arrive.
Considering the magnitude of the project, these delays were relatively miner and cause no real additional inconvenience.

"Great work by KW Building & Remodeling. Worker was extremely skilled in matching texturing on walls and ceiling and did a fabulous job in cleaning up shoddy workmanship from the 70s when the kitchen skylight was originally installed and left in a messy condition only to be hidden by a frosted panel!  The workmanship was top notch in making it look spectacular.

"Dallas came to give us an estimate and preview the work. He helped us pick a color and made recommendations on the colors that would work best for the colors of our home. Nick and James came out to do the work exactly on schedule. They completed the work in a day. We had them apply additional coats of stain and texturing until we were happy with the outcome. They did this without question and stayed late into the afternoon until we were satisfied. A couple of days later the sidewalk still looked a little light to us and they came out the next day and applied additional coats until we were happy.
This was a superb experience. They did excellent work and were a dream to work with. They really bent over backwards to make us happy with the job and I can't recommend them highly enough. If I ever have another job like this or anyone is looking for a recommendation I will recommend Environmental Management in a second."

FAQs for deck or porch projects in Mount-lemmon, AZ

To maximize your budget, compare quotes of several builders that fit within your specifications. Don’t be afraid to draw a wider geographic circle if the contractor is willing to travel without charging more. But affordability only matters if you get a quality deck out of it.

Cutting corners or simply finding the cheapest pro could result in significant problems. The materials used may be cheap and rot quickly. The support the surface provides might be unstable and dangerous. Always consider the long-term costs and benefits of quality work. Paying less upfront may actually be more expensive if you consider the cost of repairs.

Deciding on which materials you should use depends entirely on the type of deck you’re looking for. Composite works well for a simple surface exposed to harsh elements, while concrete is the standard choice for many patios. Your decking material options can range from wood to aluminum. Learn about the pros and cons of these materials to make the right decision.

You can build a deck during any season, which is why choosing the right time for this project depends on your preferences:

  • Spring: get your deck ready in time for landscaping and to enjoy it throughout the warmer seasons.

  • Summer: use spring for the planning process, then get the project ready before it gets cold out.

  • Fall: Limit turf or landscape damage by building once most plants begin to recede.

  • Winter: make the excavation process easier, thanks to cold and firm ground.

Many deck builders prefer winter, which is also the season with the shortest waiting queues. Still, other seasons are far from impossible for this type of project.

Expect a thorough examination of the space, and the development of a project schedule. Delivery of materials might already have occurred or could be planned at this point.

Additional research about working with deck builders can help you understand what to expect from experts, and what they expect from you.

Make sure the site of the deck or patio is clear of any landscaping and debris. The contractor will also call a utilities locator service to mark power, water, cable, and other services around the area where they will be digging. The cleaner the area your builder has to work with, the more quickly they can get started. Make sure they have space to park any construction vehicles. Find a dry space for materials that might need storage during the install. Finally, ensure clear access to the site through your house or property.

When it comes to the DIY vs. hire a pro decision for your deck, the answer tends to be clear. Only take it on yourself if you have significant expertise and experience. Without either, you risk building a faulty exterior space, leading to injury risks. Projects built without necessary expertise also break more quickly, making them more expensive in the long run.

If you do want to take on decking as a DIY project, be sure to do your research. Learn about installing the posts and footing for your framing. Understand how to lay decking boards and build the railings and stairs you need for access and security.
