"I have worked with Jeff Kowalik from Perma Seal for many years. As a Realtor, I have recommended them for all kinds of jobs. The work I have seen them do ranges from filling cracks to drain tile systems to vapor linings and even straightening out a bowed wall on a home. I have a cinder block basement in my home built in 1921. In order to keep moisture and ultimately mold away, Perma Seal installed a vapor barrier, a membrane, around the whole inside of the basement. And then with their suggestion of the dehumidifier, the basement is ready for finishing. First, their sales department is terrific. "The service I received from Family Waterproofing was phenomenal. Our basement rarely floods, but after a week or more of continual rains last summer, we got our first puddling, which kept my wife and I up in shifts for a few nights in a row working a shop vac to prevent any major damage. We called Family Waterproofing, and Ken came and looked at our situation. It was obvious from talking to him that he is extremely knowledgeable about basement flooding problems, and about the available alternatives for dealing with them. After his inspection, which included the basement, as well as areas of the exterior, he took his time to make sure I understood his findings (not only describing, but also SHOWING and diagramming the problem for me). It was clear that he was not trying to sell me an expensive system than was more than I needed (a full interior drainage system would have probably cost upwards of $6000 for us, while the final bill for the work that Ken and his crew did was less than 1/5 of that). I can't tell you how reassuring that was in convincing me that he was the right contractor for the job. I'm not even sure another contractor would have come up with the solution he did, let alone suggest it as preferable to other (more expensive and disruptive) solutions. He even worked with me on a solution that avoided having to move a basement wall (something that caused my wife and I reluctance to have the work done at first after Ken's initial consultation... more on that below). The crew that did the work was also knowledgeable, respectful, and fully explained and showed what they had done, and the office staff was responsive and actually returned phone calls in a timely manner (shockingly, something that not all contractors in this field seem to be able to do). I cannot overstate how satisfied I am in my dealings with Family Waterproofing! <br /> A little more background on the work we had done: essentially, Ken's finding was that our existing sump basin was too shallow to keep up with water from our exterior drainage tile during heavy rain (our home was built in the mid-1960s with a poured concrete foundation surrounded by exterior drainage). Because the inlet from the drainage system was too close to the bottom of the pit, our sump pump couldn't kick on until there was already significant buildup in the drainage tiles, leading to slow leaks around the perimeter of the foundation during periods of heavy, continuous rain. He initially suggested digging out our sump basin to be deeper, and installing a new, higher-volume pump. It sounded great to me, but unfortunately our basement is partially finished, and there was a bathroom wall that was too close to the pit area for Ken's crew to do their work. He told me that he'd be happy to do the work if we had the wall temporarily moved for them to have enough room, but with all the plumbing and carpentry that would involve, my wife and I decided to hold off on the job and see if we could solve the flooding problem by addressing grading issues on the exterior of the house. Fast forward 6 months without issue, and we get another period of protracted, heavy rain, and sure enough our basement floods again, even worse than before. I call Ken up to revisit the proposal he'd left us with, and ask whether it would be possible to dig a second, separate pit, rather than expanding the existing one, to get around the bathroom wall issue. We talk it over and make arrangements for him to come back and take another look at the situation (it's obvious to me that Ken takes pride in his work, and is nothing if not thorough). He sees that a cross-over pit solution will work, and can be put in place without moving any walls. Happy day! It also means that our existing pit and pump can remain and serve as backups to the new primary system. I was impressed that Ken was willing to think outside the box to get around our space constraints, while not sacrificing the quality of the solution. It remains to be seen during our next heavy rain whether the work Family Waterproofing did will completely prevent my flooding (my engineering background, along with Ken's descriptions, lead me to believe it will), but I know I made the right decision in hiring them. Short of installing a complete, very expensive new drainage system, Ken made it clear that one cannot absolutely ~guarantee~ an end to the flooding, but he made it clear, without unrealistic promises, that the odds are very much in our favor, and that, at any rate, a new deeper pit would be a necessary part of a larger system anyway should we need to install one down the road, so this will never be money wasted). I truly felt that Ken's knowledge and honesty were on my side in dealing with this stressful and potentially very expensive episode. <br /> In closing, if you have any issues with basement flooding in central Illinois, go with Family Waterproofing. At least have them out for a consultation. You'll be glad you did. "
