"I moved into a 2 year old house to immediately find water seeping into the basement. I found some signs of it around the baseboard moldings. I called a couple of companies, one of them Drycrete and another, an interior french drain company. The french drain company wanted to jack hammer my finished basement and install one of their systems, an additional sump pump, and a ton of exterior work for pump discharge. That was going to cost 15-20k. Drycrete on the other hand, walked around the perimeter and noticed the obvious - foundation cracks. Those are cheap to fix, but not a guarantee. In any case, I decided to start from the top down, cracks first, 20k french drain later. The process for a crack seal is pretty straight forward and if I wasn't as pannicked I would have attempted it myself. They used Poly to inject into the crack and it worked. The basemet is dry. My sheetrock is open and the wall is still bare from the spray foam along the crack lines. I constantly measure the moisture content in the baseplates and it's slowly getting back to normal. But the moral of the story is - whatever company you bring on to a job site, whatever sperialty it is that they do, that's the solution they will likely propose to you. Drycrete did a good job as far as getting the right diagnosis. If I had to change anything about my experience with Drycrete, maybe I woould have requested for them to put up Zipwalls around the work area. Drywall and concrete dust went everywhere. Overall, good work y'all."

"Initial meeting was fine. His first idea was less expensive but I didn't want it. The more expensive idea, my choice, was the addition of the dry-well. I am glad that he was flexible and did not present the most expensive plan initially. Then getting on his schedule was more involved and required that the homeowner be pretty flexible because they like to start the interior work when it is going to be rainy for a day. He's pretty popular in my town but I was able to get it started in June. The process itself was an ordeal. Jackhammers, dust everywhere, even with a plastic sheet up between the basement and the living area. The whole thing took 4 1/2 days. No blame here, just warning others about what they are in for. The results will be worth it I hope. I'm actually looking forward to the first multi-day rain event. Did not rate quality since I haven't had to test it yet They were good about cleaning up the basement and yard when they were done. Also very courteous."

"I sent their office a request for a quote and heard back within a couple hours, they came out, measured took photos and explained options. Received the quote same day. Great correspondence, very professional. The installers came out and did a great job! Cleaned up their mess and made sure we where 💯 satisfied. I would recommend them over any of the other companies out there. It's a breath of fresh air to do a project and not have any issues."

"Overall project went very well - the bathrooms are beautiful and functional. We did not have an architect, just worked with Mike and our own design preferences. Mike was great at working through design issues that came up, and also at guiding selections. Very personable and fun guy to work with. Somethings outstanding, some very very good, and just a few areas could be better The outstanding - initial pricing of the job - very clear, and he held price except for major changes; his direct crew (did demo, protection, carpentry) also excellent; electrical & tile awesome. Mike was also great at working through issues around our historic district and building inspection (and Brookline can be a pain). Very impressive. The very very good - Mike worked us into his schedule very quickly - these days that’s pretty great. He communicated very well on start up and schedule of early work. He was also great at helping us address a major issue that came up - replacing knob and tube wiring throughout house. Mike also has a good strategy for managing the selection of tile and plumbing fixtures, b/c pricing is so variable for these - you go direct to supplier and get contractor prices. The one issue with this is that the sub isn’t fully coordinated with the selections - wasn’t an issue for tile, but for plumbing the fittings & connections weren’t fully coordinated - but that was addressed by the plumber and Mike. The areas that weren’t perfect - guys did not provide ventilation during demo, as a result we had concrete and plaster dust everywhere from the old thick set bathroom. As job progressed, and we had added complexity of the knob & tube, we had some communication drops. Finally, biggest area: the plumber was the weakest link in his subs (but there may have been extenuating circumstances.) We had some issues there - Mike addressed, but that was one area where we had less than smooth sailing. We would use Mike again without hesitation."

"We had a terrible experience with Auburndale Builders. They sell themselves as a high quality builder of high efficiency homes but clearly we were their guinea pig. When it was apparent they were going to run significantly over their estimate, they walked away leaving us a mess to sort out and clean up. They could not even deliver us a certificate of occupancy. I would not recommend them for any job no matter how small."

"Jim Linskey visited beforehand and assessed the situation, made recommendations and gave us a detailed quote. The work was performed over a four day period. Jim and his crew were true professionals and excellent masons. Jim monitored the progress and made additional recommendations. The work was performed efficiently with appropriate cleanup and respect for our property inside and out. The result was beautiful and has enhanced our property immensely. We are very satisfied and would highly recommend American Made Masonry."

"I had a great experience with Ben's construction. The deck came out excellent and exactly as I had suggested the design should be (herringbone pattern). We used Trex Transcend. Ben was patient with my change requests and delivered on time. Ben took care of all permits needed and worked with the inspector to keep the project moving. I would definitely hire Ben for all kinds of home improvement construction projects."

FAQs for foundation, basement or crawlspace waterproofing / encapsulation projects in Needham, MA

The most affordable way to waterproof your basement is with interior methods like waterproof paint, costing between $1 and $8 per square foot, or silicate concrete sealers priced at $4 to $6 per square foot. However, these solutions are only suitable for certain issues. If your basement moisture is due to more serious problems like a cracked foundation, you'll need more extensive (and costly) repairs.

Absolutely! Waterproofing your basement is a smart investment that can increase your home's value. By keeping your basement dry and free of moisture problems, you protect your home's structural integrity and make it more appealing to potential buyers. Plus, taking proactive measures now can prevent costly water damage repairs down the line.

The time required to waterproof a basement depends on the selected method. Some approaches to interior waterproofing, like paint or sealant, can be completed within a day. Installing new drains or weeping tiles will need at least two to three days of labor. Any forms of exterior waterproofing that require you to excavate land will require an additional three days of work to prepare the ground.

Yes, basement waterproofing can significantly increase your home's value. A dry, leak-free basement is a strong selling point for potential buyers, enhancing your property's desirability and market price. Investing in professional waterproofing not only protects your home's structural integrity but also ensures a healthier living environment by preventing mold and mildew growth.

Waterproofing both the interior and exterior of your basement offers the best protection against moisture. Exterior waterproofing stops water from penetrating your foundation, while interior methods manage any moisture that does enter. If you must choose one, exterior waterproofing is generally more effective, as it prevents water from reaching your home's interior in the first place.
