"Full disclosure: the owner is my wife's cousin's husband. Which means I see him maybe once every 7 years at family functions. I hired Sharp Construction because I knew I could trust the owner to to a great job at a fair price. The owner is of the mindset "do it right, once". I had problems with water infiltration/damage/rot that only got worse as the project moved along. I had set aside some money for repairs, but ended up superseding my repair budget (hence only being able to side two sides of the house). Sharp Construction fixed all my issues for good. In fact, many times he had already seen and fixed problems before I even knew they existed. The owner is on site doing the work with his skilled crew. His attention to detail is what I appreciated the most. I am a VERY particular person. I expect perfection when I fork over my hard earned money and believe me - I notice each and every little imperfection, if it is there. Sharp construction did not disappoint. I am very pleased with their work and will have them come back to finish my siding job next spring. Approximate break out. Siding 12,000 Deck 700 Door 2,000 (door was expensive!) Roof repair 3-400 Rot repair 1,200 Windows 23,000 New gutters 2-300"

"*********SUMMARY******** <br /> Seamus was originally contracted to replace cedar siding prior to having the house stained. (A shout out here to Kevin of Kevin Herington Painting for recommending Seamus to do this work.) While replacing the siding, Seamus discovered significant rot around and below all window units on the front of the house. This included one first floor 3 pane window, three additional first floor windows, and three second floor windows. After reviewing with Seamus, we agreed to replace all seven front windows, and essentially re-build a significant part of the house's front exterior walls. <br /> *********DETAILS******** <br /> For the siding: <br /> Seamus inspected the entire house to determine exactly how much siding needed to be replaced. Seamus took care of obtaining all the new siding, removed the old siding, installed the new siding, and disposed of the old siding. When doing the last section (the front of the house), Seamus discovered siding that could easily be pushed in, indicating something seriously wrong underneath the siding. He called me to review his findings when he removed the questionable siding. <br /> Wall repairs / window replacements: <br /> Seamus did the following: <br /> - Built a wall jack under the wall containing six of the seven windows so the wall had support once he removed the rotted components. <br /> - Removed all damaged siding, the old windows, damaged insulation, and all rotted wood, including the ends of joists, bottoms of studs, etc. The amount of rotted wood was extensive. <br /> - Rebuilt all structural components of the external walls, and rebuilt the window rough opening. This also was an extensive operation. <br /> - Did some minor electrical work, when necessary, while re-building wall and window openings. <br /> - Obtained new windows from retailer. <br /> - Installed all windows, including installing a moisture barrier, and injected foam insulation. <br /> - Repaired and sanded all sheetrock around all newly installed windows. <br /> - Trimmed out the interiors of all windows, and re-installed (in some cases replaced) the interior moulding under the newly installed windows. <br /> - Installed new cedar trim boards, siding, and panels around all rebuilt areas. <br /> - Disposed all replaced materials. <br /> **********CONCLUSION************** <br /> Seamus did an excellent job. We are extremely satisfied with the results. He was always on time. Seamus was always present at the site. He has helpers, but seems to do a majority of the work himself. He is a stickler for ensuring the locations he was repairing were well covered and protected. He always did a great job cleaning up - every day. He always left the site as it was. He is very pleasant to work with, and consulted with us on other possible improvements. <br /> Not only would I hire Seamus again, I am currently in the process of contracting him to install hardwood floors in our living room. <br />"
