"professional job, prompt, did everything well. Passow Remodeling has some astounding customer service!! I needed to touch up the ceiling that they had removed popcorn and painted a few years ago for me, but I could not for the life of me find a paint that matched. One phone call to them, and Ryan not only figured out which paint it was, but he also managed to find it for me (it has been discontinued) and gave me enough paint to do my touch-up. I don't know about anyone else, but I have not had customer service like this for years!!! They did not have to do anything, but they went out of their way to make it right for me. Thank you to everyone at Passow Remodeling for bailing me out and making my life so much easier. You will never know how much I appreciate your help!!!"

"In late February we decided to remodel our basement to provide a living suite for my wife's mom and dad. The basement was mostly storage, although I had made one corner into a home office. We needed to remodel an existing bathroom with laundry to add a walk-in shower and stackable washer/dryer. We also wanted to add a kitchenette and needed to build a storage room in our attic to replace the lost storage in the basement. And we wanted to cut through a concrete wall to add a second window to provide more light to the room. The new project was too much for me to do, so we considered several remodelers for the job. I am so glad we chose Davidson Remodeling! <br /> <br /> The initial estimate that Steve and Zack provided was for almost $21,000. Throughout the job we made a few revisions, added a water heater, and more. Even after these additions Steve and Zach were able to bring in the project for under the original estimate! The quality of their work is amazing. We felt so comfortable working with them! <br /> <br /> Steve and Zach are the kind of workers who do every project as if it is for their own home. Several times during the project they made suggestions for ways to make the finished project more comfortable for my wife's parents. They encountered a few minor problems along the way, but solved every one with great judgement! We trust their work and design recommendations implicitly! We simply could not be more pleased with the finished product! <br /> <br /> Dealing with aging parents is difficult at best, but Steve and Zach have built with such excellence as to make it so much easier! We could not have dreamed of a better outcome! <br /> <br /> I told my wife that the new room was so nice, maybe we should move into the basement and give her parents the Master Suite upstairs!"

"We hired Mr. Wichert previously to do a small siding repair.  His grandparents and parents were also in home building/remodeling business and we knew of him through them.  He did an excellent job the first time, so we hired him for this considerably larger job.  <br /> Our home has Masonite siding which tends to degrade over time, and we discovered that it had not been properly applied to the structure initially which contributed to it rotting out.  Mr. Wichert installed the new siding with proper techniques, and he also made some design suggestions which considerably improved the look of the front of the house.  He replaced all of the siding that needed fixing, and painted the entire house for us.  <br /> He also found some additional problems during the repair procedures and notified us of them and the projected additional cost for our approval before following through with them.  <br /> During the work, he also found an additional area that needed repair but he did not charge us for it -- he said he missed it on the initial inspection and therefore would absorb the cost himself.  <br /> The team of workers were considerate and friendly, as well.  We are absolutely delighted with the finished work.  <br /> Mr. Wichert prepared the estimate and contract for us before beginning any work.  He requested partial payment twice during the process to cover cost of materials, and waited until the project was completed to his and our satisfaction before requesting payment of the final balance due. <br /> We will definitely use him for future projects -- replacing the deck next spring and also remodeling our kitchen.  <br />"

"We had Pat the Plumber come out and fix our water heater... They did such an amazing job! We will hire them for any thing else that we need done. They were very polite, courteous, honest and helped us understand what was going on with our water heater and what they were doing to fix it for us! I would recommend them to any friend, family or stranger!!"

FAQs for basement remodeling projects in Rossville, KS

Finishing a basement turns unused square footage into livable space and returns up to 70% of what you spend when you sell your home. Beyond that resale boost, you gain a playroom, home office, or guest suite you can start enjoying right away. That mix of daily comfort and solid return on investment (ROI) makes basement finishing one of the smartest upgrades you can tackle.

In some parts of the country—especially lots on swamps, high water tables, or other wetlands—local codes prohibit basements. Saturated soil puts constant pressure on foundation walls and lets water seep in faster than any sump pump can handle.

If your property sits on waterlogged ground, building on a slab or crawl space is often safer, more affordable, and code-compliant.

Most basements wrap up in four to eight weeks. Framing takes three to five days, with electrical and plumbing rough-ins following over the next week. Add five days for drywall, two to three for flooring, and another week for paint, trim, and punch-list items.

Delays can happen if materials run late or your contractor’s calendar is packed, so build in a little cushion when you plan.

Whether a finished basement counts toward your home’s official square footage depends on local rules. Many areas only include below-grade space if it has code-approved egress, fully finished walls, ceilings, and floors, plus consistent heating.

Check with your local assessor or building department before you start; meeting those standards can affect taxes, appraisals, and resale value.

Building codes require a checklist: dedicated heat and electrical service, a code-approved stairway, and at least one egress window or exterior door. Walls, ceilings, and floors must be fully finished and meet insulation, ventilation, and fire-separation standards. If you add a bedroom, you’ll also need a closet, proper clearances, and safe exits. If you change the layout later, be ready to update the space so every new room still meets today’s code.
