"I have nothing negative to say about the whole process from the initial inspection to the completion of the project. Their quoted price for the project was not the highest or the lowest I had received, but I selected Mount Valley because I never felt pressured to agree to a discounted price valid only for a short period of time, and the solution that they proposed to take care of my crawl space made the most sense to me. The installation crew was efficient and cleaned up any debris. You might found a cheaper company, but pay attention to the specification of the material used and the overall proposed solution. For such a project I got three quotes, and found very comfortable working with Mount Valley Foundation from start to finish."

"Charles Rhoden and his team were awesome. When he came to look at the work to be done, I couldn't believe my eyes when he put on something to cover up his clothes and he was into the crawl space in a matter of seconds, closely inspecting the foundation under 2 bathrooms. I believe it was primarily the sills that needed replacing under both bathrooms, as well as a number of other smaller things under the bathroom. There was one primary worker on my job & he was great. He showed up on time several days in a row, worked steadily and was very professional. The one day he couldn't be on the job, he let me know the day before that he had a doctor's appointment the next day. No problem. The work was completed on time, on budget and I was very happy with the work done.
I was getting ready to go to graduate school and had to move out of town.
My house had been converted into a duplex and there was a big area of the floor sagging right in the front entrance of the rental unit. I contacted Charles and he took care of things. Because I didn't have the money to have the job done as it should be done, Charles had a worker come over to stabilize the problem. He poured a concrete base that would support 2"x 6" supports that, with one end on the concrete, they went up and supported plywood. The sub-flooring had rotted out due to water damage. the plywood was placed directly under the sub-flooring / floor and the 2" x 6" supports were put in place on a solid concrete base and the other end was against the plywood. Charles CHARGED ME NOTHING, at all. I couldn't believe it. He said to just think of him the next time I needed any type of foundation work done again.
Charles Rhoden and his team were excellent. The work came in on time, on budget and was done right. What more could you ask for? And then, he charged me nothing for a smaller job, a temporary support that lasted a good 7 or 8 years, when I renovated the house and this part of the sub-flooring was fixed.

"Jimmy was very knowledgable and personable- and was not going to put me off no matter how busy he was. He explained to me how he would look for and find the break- as well as different scenarios. I wanted to go ahead and write this review because of his immediate response and concern for me when I could not get larger emergency companies to even answer the phone or return my call. I will definitely call him back and have him do the repair!

"Quick "spoiler alert" - we could not be happier with the outcome! Mike and his team on our project - SONNY & GARY (outstanding people and skilled workers) did a great job on what turned out to be a rather complicated flooring job with a lot of severe angle to cuts and odd transitions to deal with. It required skilled, careful work and a "good eye" for detail to be sure it was correct! And it certainly was!!! To rewind... We choose Mike Flaker because he was out quick to gives us a quote, explained the process and options we had. He also listened to what we wanted and gave us options accordingly as well as good suggestions we had not considered. He was super responsive to our follow-up questions by phone (or would run out in-person) to explain what we needed to know. Mike also discovered some issues on his walk through (hidden under the carpet) like squeaky floors and a slight settling in one side of the house. He gave us very cost effective solutions to mitigate the problem as part of an adjusted quote. As other problems were discovered on the stairs (again under the carpet) he and his crew made adjustments at no added cost even though it did slow their progress as they dealt with them. Mike also creatively used some materials we had previously purchased when this was to be a DYI project, saving us additional money on materials. He made adjustments to those materials to fit the situation - again saving us cash. During the process he was in constant communication. You will never be "ghosted" by this guy! If something came up requiring an unexpected delay you knew what was going on. This is a two way street so we had no issues when such problems came up as we always knew what was going on. As for the actual work...We had not used a contractor for anything in years and didn't think about the fact Mike was not going to be there for all the work but has several crews under him for different jobs. So his company really is only as good as the people he has hired and trained to carry out the work. I cannot speak about his other crews as of yet, but the key guys on our project - Sonny & Gary - were excellent! They were not only good people (very friendly and knew how to make friends with one of our rather skittish dogs with a daily treats - shared breakfast biscuits!) but were quite skilled and methodical in their approach. They explained what they were doing and showed us options on a very tricky central landing area with 6 doors entering in to from "all directions and angles". One wall required countless angled cuts - each one had to fit perfectly. They also suggested some ways to make that area look "next level" with how they handled the many room "threshold" transitions in the landing. Overall, they took their time and therefore saved materials by not making mistakes. It could have easily been "fast and sloppy" in places and that was not the case here. They also replaced all the baseboard and/or added some missing baseboard to complete the job. Again with excellent results. We plan to have Mike refinish our downstair solid oak floors with 18 years of age on them. We are confident at this point that Mike and his crew will match it all up with the new stairs for a really great final look between upstairs and down. In the end there are probably cheaper "floor guys" out there, but for what Mike, Sonny & Gary did and the extra time they took to correctly deal with issues they were quite reasonable. And I believe when skill is involved you get what you pay for! We highly recommend Flaker Flooring!"

FAQs for sump pump or interior foundation drains installation projects in Royston, GA

Most residential pumps draw approximately 1,300 to 2,900 watts when they first start, then settle at roughly 800 to 1,050 watts during normal operation. The exact number depends on the motor’s horsepower and how often the float switch tells the pump to run. Even at the high end, the electricity cost is minor compared with the expense of cleaning up a flooded basement.

Grab a ruler and an empty 18‑inch‑wide pit. During a steady rain, time how much the water rises in one minute. Multiply that depth (in inches) by 60 to calculate gallons per hour, then add 50% for safety. If the result tops 2,100 gallons per hour—about 35 gallons a minute—you’ll need a 3/4‑horsepower unit. Anything lower, and a 1/3- or 1/2-horsepower pump should do the trick.

Loud rattling, constant cycling, or shuddering vibrations are the pump’s way of telling you it’s on its last legs. Musty smells, higher electric bills, and visible rust are other red flags. If the unit is 10 years old or older and exhibits any of these symptoms, replace it before the next heavy rain turns your basement into a wading pool.

You don’t have to hire a licensed plumber, but you should still bring in someone who installs sump pumps for a living—whether that’s a plumber, basement‑waterproofing specialist, or experienced handyman. They know the local codes, can wire the pump safely, and will test the system before they leave. Skipping professional help might void the warranty and could leave you with a pump that fails when you need it most.

Not every basement needs a pump, but if your home sits in a floodplain, has a high water table, or has ever taken on water during a storm, a sump pump is inexpensive insurance. For basements that only struggle with condensation or the occasional damp spot, sealing cracks and improving drainage may be all that is needed.
