"Workers were efficient, clean, and pleasant. They described their work and then did it. The following work was performed: 1.Remove registers , clean and sanitize. 2.Clean out duct with Rotobrush to remove loose dust, fluff, particles, etc. 3.Wipe down the inside walls of the vent area with warm water and disinfectant mix."

"I hired Landmark construction & energy crew for a 650 sq/ft. of living room addition. Before we hired them, we already had all the necessary plans on hand including all the secured building permits with the city. When it comes to workmanship and speed, I must admit that landmark construction was very fast while investing extra attention to perfection. All the teams of workers worked fast even when it came to fixes and adjustments. They replaced the wood floor with new engineered wood flooring, repainted the entire ceiling and one living room wall and blended new stucco on the exterior wall. The new addition required new foundation, framing, and window installation. We are thoroughly content with all the work that was completed by landmark construction & energy crew. 1) they made sure to cover everything all around the working area in order to prevent damages and extra work due to paint spots and dust from all the sanding. 2) They came to work on a daily basis and few times they skipped work BUT they made sure to confirm that 2 days ahead. This was very responsible from them to do. 3) Charlie the Project Manager was available and reached all the time. When he couldn’t talk or answered, he called within the hour. In regards to pricing… the price that we got from Landmark construction & energy crew was in the middle range. Charlie came over to the house several times to discuss about the details and the process of the project, and after that he start working on the estimate."

"When they came out for the furnace, they confirmed another company's observation that there was some asbestos at the junctions for my heating vents, and that my ducting was producting 'less-than-poor' air quality. They came back a few days later to remove the asbestos, and then again to replace my ducting, which would be sufficient for AC if we add it down the line. They also did a full service on the furnace. The price seemed fair, and the only issue was that the guys who removed the asbestos and the ducting crew both left a decent amount of dust/debris under the vents and in the room with the point of entry to the attic. Not a dealbreaker, but something I expected for the price."

"Yes!
The entire experience was excellent from the initial meeting -
When Dominique  came out and gave me a  professional estimate and took time to explain details of the contractual agreement.
So I knew what I would get and not get - no dissapointments.
Matt and his professional crew came to the job on time and explained every step of the process and even gave me homeowner "money saving tips" to protect my investment.  If I didn't understand something he was happy to explain it for me.
The guys did a good clean up job upon completion and took the waste materials away with them instead of filling my trash can!

"I had to get the Better Business Bureau and after that they did a really good job.  My last experience with them was maybe October of last year.  Smart Builders do quality work overall and lalo is extremely knowledgeable about HVAC, and dealing with PG, and dealing with rebates.  Overall I would recommend them based on the quality of their work.  However, I would caution that when they are doing your job, they are already thinking about the next four or five jobs that they have in the queue.  When I had issues they were really slow to reply.  To the point I had to get the Better Business Bureau and the state contracting licensing board to elicit a response.  When we did connect, they indicated that they were having issues with their phone system.  However I did send messages to them via cell phone, regular phone, email and text without a response until the state licensing contractors got involved.  Once they did respond, they resolved the issues amicably and professionally.  One of my other frustrations is that there were days that I waited for them to show up, so either they didn't show up or they showed up late.  Once again, overall once they did show up, they did great work.  Because of that, I would recommend Smart Builders but you might need to observe their work to make sure they are doing the job that you expect. "

"They came on one day and tore out the old dirty system and installed the new system...they replaced my original metal ducting pipes with a mylar, insulated soft piping.  I thought they would perhaps "upgrade" the disposition of the system and perhaps solve the problem that the downstairs was always cold,  but they just replaced the conduits that were already there...except for one which they said was "inaccessible."  At the end of the day, I noticed that there was no "return" for the air system and mentioned that.  That's when I realized that they weren't really interested in providing a thoroughly "new" system, but just replacing what was there, whether or not it had been adequate.  I was told that I would have to pay for the additional time to open up a return (apparently there was an old one, but it had been boarded over.)  I agreed to do that and paid two hundred and forty dollars separately.  I had wanted them to line the return, since it was just a wooden "trough," but they wouldn't do that.

In any case, the system works and is much cleaner than what I had.  I am not pleased that the exhaust for the propane has its vent under part of the deck and so the fumes go into the downstairs bedroom.

There was an issue with getting the final inspection and when the county called me about it, I called the company and they agreed to pay the penalty fee that had been incurred.  The inspector passed the system, but said there should have been insulation on the piping near where the propane gets ignited.  Also, there was an issue with the draining situation at the side of the tankless water heater .

It is now a few years since the work was done and I notice that the big soft tubing that goes from the main heater occasionally falls off and I tuck it back. I'm not sure how well the soft piping will hold up.

They were extremely courteous to me at the start of the job, but did not have patience for my complaints as the job progressed. But I am thrilled that they accomplished getting the system changed!

FAQs for asbestos abatement projects in San Francisco, CA

Asbestos is a group of six naturally occurring mineral fibers once commonly used in building materials because of their resistance to heat, electricity, and corrosion. However, in 1975, research confirmed that these fibers cause mesothelioma and other cancers, leading to strict usage laws. If your home contains asbestos, removing it can prevent long-term health effects. You'll often find asbestos in the flooring, ceilings, pipes, and roofing of homes built before the 1990s. Common asbestos-containing materials include vermiculite insulation, vinyl flooring, millboard, and corrugated roofing. If you suspect you have asbestos or any of these materials in your home, it's important to hire a reputable abatement company to perform testing.

Currently, there is no federal licensing mandate for asbestos removal contractors. However, certain cities and states require certification and specialized training. For example, in some areas, contractors handling asbestos must receive an Asbestos Handler Certification. Be sure to check your local laws to ensure any contractor you hire meets the necessary requirements.

Homes constructed before the 1990s can conceal asbestos within building materials, and testing provides a definitive answer. You should have your home tested by a certified asbestos inspection service. This professional evaluation identifies hazardous materials and determines whether removal or encapsulation is necessary. Testing safeguards your family’s health and supports smart budgeting for remediation.

Federal law does not require you to disclose the presence of asbestos when selling your home. However, certain states and local jurisdictions impose disclosure regulations that you must follow. Testing and professional remediation confirm that hazardous materials are properly managed. This proactive approach not only meets legal requirements but also protects your property’s value and buyer health.

Asbestos removal affects a home’s resale value because hazardous materials can deter potential buyers. Having toxic substances present lowers buyer confidence and may reduce the property’s value by 1% to 15% if not addressed. Professional remediation ensures safety standards are met and preserves marketability, protecting your long-term investment.

Grants exist at both federal and state levels to support asbestos testing and removal projects. Local housing programs may also offer financial assistance when asbestos is discovered during home repairs. Meeting certification and testing standards is required to secure these funds, which help to manage overall project costs while ensuring safe remediation.
