"Travis, who was amazing, came out to test my residence. He was early, down to earth, and professional. He reassured me that I was not crazy, that he could tell after 10 minutes of being in my apartment that I had a mold issue. Travis continued his testing, which was very detailed, efficient, yet a quick process. My tests were sent in for lab testing and it came back as positive for mold throughout my apartment. Travis and the team at Critical Environment helped me prove that my residence was the cause of my illness and was the proof I needed to get my lease terminated. This was an absolute answer to my prayers. In my opinion, there is no better company to test your home than Critical Environment. A month after Travis tested my place a client of mine was complaining about health issues, I told them about my experience with critical environment. They called and Travis came out the NEXT DAY and tested. You will not find a more professional and proficient company than CE."

"Gilbert was very helpful and professional. He did not try to sell us anything or push anything on to us. He gave us insight and recommendations into other issues that are a source of our mold problem and his prices are better than the competition! Would highly recommend!"

"The owner of the company came out within an hour of our plumber's call to him about our mold problem - very responsive. He gave us a detailed description of what he thought the problem was and how his company would fix it. When the remediation team came to our house a couple days later, they did exactly what was expected per what the owner suggested was the extent of the problem - cut drywall out, remove it safely from the rooms, clean up any residual mold, roll back the carpet and look for water damage on that, bag off the area, and filter and dry area. Justin led the team. He was extremely thorough, professional, knowledgable, and personable. He came back nearly every day for a week to make sure every thing was drying out as it should. He explained to me what was going on every step of the way. This company was wonderful to work with. Highly recommend them."

"The quote he gave me verbally at the door did not match the written quote but the written quote was still a great deal cheaper than others so we went with him. He sent his crew of 4 or 5 over for 2 days.  They sealed off the designated areas, covered the items in that area, and while running a HEPA filter they sanded and sprayed anti-mold solution.  <br /> On their video they note that all visible mold will be removed. (This is important both for aesthetic value and because even dead mold can be allergenic.) At the end of the 2 days we went in the basement and attic and still found lots of visible mold, some of which was easily accessible.  When Brian came for a post job meeting and we showed him the mold he did readily agree to send his crew back for another day.  We heard much more sanding and grinding on that day and they resprayed, but they did not recover the items in those areas so everything was covered with sawdust and a film of overspray, but the areas were much cleaner in the end.  I sent him photos of the debris left by his crew in hopes he might have his crew clean the items, but he did not respond to that information, simply asking if the job was finished.  It was not difficult to wipe the spray off ourselves, just time consuming and he had included a $60 charge in the quote for the plastic to cover the items and they had covered the items the first two days.  <br /> We then  had a different company come and do testing in those areas for mold, (Brian offered to send his own tester, but we declined,) and the results were agreeable.  We did choose to use a credit card to pay each time (you pay some before the job and the rest upon completion,) so we had recourse if there were any problems.  We did pay for the 10 year warranty and Brian did agree that if we or any future homeowner had mold reappear in those areas in the next 10 years he would retreat the areas. <br /> So while we did have an acceptable result in the end, it was frustrating while we were going through it.  <br /> Another note:The other company that did the testing said they would have replaced the insulation in the basement and cleaned the duct work, so we replaced the insulation ourselves and had the duct work cleaned by a company that specializes in that.  Overall we saved money going with Elliot Environmental over other companies but had to insist they complete the job to their advertized standards and used other less expensive resources to replace the insulation and clean the duct work, which would have been included in the other company's quote. <br />"

"Unfortunately this is the 3rd time in 2 years (different houses, different issues) that I have had to use On site.  This time it was to test and remove mold in my basement but I have also used them to remove water and dry the room out.  <br /> Everyone I spoke with warned me that mold remediation companies would use scare tactics to oversell services and charge extremely high rates.  Not at all the case with On site.  Each time I have worked with Jason who is both knowledgeable and professional.   <br /> Jason reassured me that I had a manageable concern, worked with me every step of the way and made me feel confident that the issue had been resolved without going "overboard".   I appreciated his continuous follow-up and the entire team's commitment to quality.    <br />    <br /> I have referred others to On site in the past and they have all been very satisfied with their work and pricing.   <br />"

FAQs for mold & toxic material test projects in Sanford, MI

Some companies offer a no‑cost phone or video consultation that screens for red flags. If the discussion points to a real issue, the pro will recommend a paid on‑site inspection. The complimentary call clarifies whether you need full testing, but it isn’t a substitute for samples, lab work, or a written report. Always confirm what the free service covers before you schedule.

A standard inspection, which includes basic air and surface samples, takes an average of two hours. If the pro needs to probe hidden spaces, such as wall cavities or ductwork, plan on up to six hours. Extra time allows the inspector to reach tight areas, collect additional samples, and document findings. Lab analysis is a separate process and often adds several business days to the overall timeframe before you receive the full report.

Mold thrives where moisture lingers and air flow is poor. Common hotspots include bathroom walls, kitchen backsplashes, window sills, HVAC vents, fireplaces, crawl spaces, and enclosed attics. Check these areas regularly—especially after leaks or high‑humidity weather—to catch growth early and avoid costly repairs.

Unchecked mold can knock 20% to 37% off a home’s market value because buyers worry about hidden damage and health risks. Even after remediation, visible staining or a history of major moisture issues can still lower offers and prolong the time on the market. Addressing mold quickly protects both your property’s structural integrity and its resale appeal.
