"Our house has some water damage issue in the first floor and basement. The company sent Landon to our house. He is very kind, smart and knowledgeable person. He inspected the house and honestly explained that he did not see any house foundation issues. The water leaking issues were caused by pipe broken. He said "If you house has any foundation issues, please contact us". We will definitely use them for any foundation related repair jobs in the future."

"58 foundations came to do waterproofing for my crawl space. The crew was prompt, very professional, and did a fantastic job. They accidently cut an electrical line that no one knew was there...and the service manager insisted on paying for repair...which occurred that afternoon. I was so impressed with their demeanor and their professionalism. They left my crawl space clean and neat. I was very glad I had hired them. I highly recommend this company."

"Francisco has to be the best service contractor of any trade. Very HONEST, responsive and great quality work. We had several other basement waterproof system contractors out, and all were clueless or gave inaccurate information. Francisco's knowledge and expertise was impressive. Now, after several months and heavy rains, the basement remains perfectly dry. We called Francisco back for some minor cosmetic sealing, and he responded perfectly again, on a weekend day. You won't regret calling Francisco"

"Donny did a great job fixing my shop. The entire sill plate of the building had been eaten by termites. Donny had to lift the walls in portions and replace the sill and then poured a new concrete foundation over the dirt floor that was in place. The work was done quickly, he always kept the place clean, was respectful and very helpful explaining things and helping us understand what was going on. It was a great experience. I hired Donny again for another foundation repair when a wall on out converted carport was leaking at the base. Donny responded quickly, gave a good quote and got to work. He again left the place very clean and was really easy to work with. If i ever run into an issue I just call Donny."

"I also had them for regular pest control on separate contract but they seem to be increasing that quite a bit each year and I wasn't happy with that. There pest control service now is using a device that they plant on the ground, several device around your house and up the canisters, and they put in there some kind of a piece of a wood treated with an insecticide. It supposedly lures termites away from your house in canisters. They eat that wood and die. They don't actually come out and spray anymore. These little canisters are in the ground and gets there every once and a while to check and make sure to see if there are termites or if it needs to be refilled. The annual cost of that is two hundred and seventy dollars and that's after we pay an initial to set them up, and several hundred dollars to have their service. Keep an eye on the cost because we had them for the regular pest control and the initial set up costs are kind of expensive, it seems like we payed, and as I looked back, probably close to a thousand dollars for both of their services: the termite and pest control. I'm a little bit concerned for when they were doing the pesticide pest control because I felt they were kind of excessive with the chemicals and we have a lot of birds around the house, we have pets and they would often park they truck up and lay the hose and just throw at the back and basically just spray everything inside. It wasn't really healthy for our animals or the birds"

"I purchased a home and had some work being done on it.  During the renovations the contractor noticed a snake skin which had suddenly appeared (!).  I thought perhaps it was from time gone past however, I was worried it might be recent.  Days later I saw a snake coming up towards the house and realized I had to do something about it pronto because otherwise I would always wonder if I'd run into problems after I moved in!  Saw the ad on Angie's List for wildlife pest removal for Spencer's and gave them a call to come out and investigate.  They were very responsive and professional.  Jon, one of their technicians, came out within a week of my first email claiming the 'deal' through Angie's List and we were on our way.  Jon did a thorough inspection inside and outside of the house and made some recommendations not only for pest prevention/removal regarding the snake issue but also insects (mosquitos, fire ants, spiders, etc.).  I signed up for the services on the spot.  Within 2 weeks I've had visits from 2 other technicians (Paul and Jonathan) who were also on time, well-prepared, responsive, and knowledgeable.  They treated my house inside and out, set up traps, installed grates and seals to cover every last crack and crevice throughout the exterior of the home and also set up pest stations for protection.  They've since followed up to ask how everything has gone and every call or email request I've sent has been answered quickly and professionally.  I cannot recommend them highly enough!!!! <br />"

FAQs for foundation, basement or crawlspace waterproofing / encapsulation projects in Simpsonville, SC

The most affordable way to waterproof your basement is with interior methods like waterproof paint, costing between $1 and $8 per square foot, or silicate concrete sealers priced at $4 to $6 per square foot. However, these solutions are only suitable for certain issues. If your basement moisture is due to more serious problems like a cracked foundation, you'll need more extensive (and costly) repairs.

Absolutely! Waterproofing your basement is a smart investment that can increase your home's value. By keeping your basement dry and free of moisture problems, you protect your home's structural integrity and make it more appealing to potential buyers. Plus, taking proactive measures now can prevent costly water damage repairs down the line.

The time required to waterproof a basement depends on the selected method. Some approaches to interior waterproofing, like paint or sealant, can be completed within a day. Installing new drains or weeping tiles will need at least two to three days of labor. Any forms of exterior waterproofing that require you to excavate land will require an additional three days of work to prepare the ground.

Yes, basement waterproofing can significantly increase your home's value. A dry, leak-free basement is a strong selling point for potential buyers, enhancing your property's desirability and market price. Investing in professional waterproofing not only protects your home's structural integrity but also ensures a healthier living environment by preventing mold and mildew growth.

Waterproofing both the interior and exterior of your basement offers the best protection against moisture. Exterior waterproofing stops water from penetrating your foundation, while interior methods manage any moisture that does enter. If you must choose one, exterior waterproofing is generally more effective, as it prevents water from reaching your home's interior in the first place.
