"Good.  Came out on time and completed on time.  Noticed a couple of issues with the job and came out with 3 business days to remedy the problems.  The issues were that one of the edges of the patio had to be sealed to prevent erosion of the sand beneath the patio.  This was a unique issue because of the grade of a handicap accessible ramp adjacent to the patio.

"One word can describe Roger, his crew, and their work -AWESOME!!!   From start to finish Roger and his team where very
accommodating even when hiccups occurred.   After the deck was torn off, we discovered there was a lot of wood rot that would need to be repaired before the steps were completed.  Roger and his team completed as much of the patio and steps as they could, then once the wood was repaired six days laterby a handyman they came back to finish the job and put flashing to make sure it wouldn?t happen again.  Roger and his team are extremely conscious about the work being done as well as making sure the customer is happy.  An hour after they finished (and most of the next week) there was a lot of heavy rain and some of the locking sand did not completely dry and was washed away between the pavers on the steps.  I called Roger and asked for some sand to put into the gaps on the steps, they came out and reapplied a new layer on top of the whole patio as well as filled in all the gaps on the steps.  The sand is now dry, locked and looks great.  Everyone was very nice and very hard working, at the end of each day everything was cleaned up and hauled away.  They went above and beyond what was in the contract - installing a underground drain pipe leading about 30 feet away from downspout that was draining under the deck, Installing new sod and mulch around the patio...even providing mulch to cover existing beds to hide the dust created from cutting the pavers.   Very happy with the results, they went above and beyond for the price we paid.  Will definitely have roger and his crew out to do some other projects this fall or next spring

"The crew came on time and were knowledgeable. Scaffold was setup in the morning and work began. The concrete cap was poured but it a awhile to take down the forms on the chimney but was not a big deal."

"Overall, I'm extremely impressed with LPD+Architectural Stonescapes. Ninety percent of the work was very good the first time; for the remaining part that had some problems, they returned twice more and kept after it until it was done. The bluestone repair, patching up a great big hole, is invisible. If anything, it looks better now that before the excavation. And supervisor Maria Larios was on-site taking charge of the most of the actual work, which is really rare in my experience. Thank you for excellent results.

"One of the few people in the area to install dry wells. Stopping my back yard from flooding has reduced so many other problems I was having with my foundation and water coming into the house. They did such a good job I hired them for concrete work also."

"We had been having problems with water intrusion in many places of the house including basement and some windows. We decided to fix the problems and asked around for a contractor. We contacted a few contractors. Dave was among them. Our neighbors recommended him because they had a good experience with him. We were impressed by his experience as a builder and his knowledge of construction in the city. Furthermore, he had extremely positive ratings on Angie'e List. So when he presented us with a honest bid, we decided to hire him. The basement work began as an exploration of possible causes of water intrusion and solutions. We initially hoped we could solve our problems by installing an additional sump pump. When Dave opened a section of the hallway, it was clear that this solution would not have worked. Our drain tile was installed too high, and there was no gravel below the slab and around the tile, just sandy soil. It looked like in the three and a half years we lived in the house, the water never reached the majority of the drain tile during rainstorms, came up through the floor and found partially its way back into the sump pump pit from below the floor. We considered every option, we involved a soil engineer and a structural engineer, Dave worked closely with them as well. We reached the decision to completely tear up the basement and replace the drain tile. Dave and his crew went to work and piece by piece dismantled and disassembled our finished basement (we have a guest room, a bathroom, a gym, a fireplace, and a whole bar). They took off and stored all doors, door frames, cabinets, baseboards, furniture, sinks, toilet, faucets, hot water heater for floor, etc. We made room in the house and garage for storing anything that could be reinstalled. They built a wall to separate our basement from the upper floor, reducing dust and keeping the working space isolated. They then proceeded with the demolition. They demolished the floor, up to 4 feet of drywall, concrete slab, floor heating pipes, excavated and disposed of several inches of sandy soil. Then they excavated channels for the new drain tile, installed it, surrounded it by the proper material, rebuilt the floor heating system, insulated it and re-poured the concrete slab. After this they proceeded with a new floor and re-installed all cabinets, door frames and baseboard, and painted. Our basement bathroom had also to be completely redone. The basement work lasted eight months, April to November. We were able to live in the house throughout the repairs. Dave provided us with hot water and air conditioning by hanging furnace and hot water heater to the ceiling. His crew was also able to maintain the existing floor plumbing (toilet, shower, sink and floor drains) sparing us from additional expenses. During the repairs to the basement, we had the kitchen hood duct replaced because it was too small, making the hood useless. They had to cut through the kitchen ceiling all the way to the exterior of the house, finding a path to install the new duct. This was done quickly and well, the ceiling repaired and repainted. Nothing splattered or damaged. Additionally, there was no flashing under the garage coping stones. Dave's mason pulled them all up and flashed them properly, again this work was performed speedily and properly. We had to do concrete, carpentry, electrical, plumbing, tile work, duct work, pretty much the whole range of expertise involved in building a house. We were impressed by the competence and attention to details showed by each worker. As usual during construction we ran into problems. Dave demonstrated to be extremely reliable, responsible and honest when faced with difficulties: he found solutions, proposed options, and took responsibility when needed. During this very invasive work, there has not been one day in which we felt not understood, taken care of, or ignored in our many requests. Dave and his crew were always ready to help and address our concerns as soon as we explained them. Having dealt with workers before, as a woman, I am extremely pleased at the level of communication and attention I received from every member of the crew. I felt respected, listened to and my questions addressed. I feel very lucky we hired Dave for this job. It is thanks to him that we maintained our sanity during construction, not to mention the happiness to have a basement that does not leak. He is one of the best contractor I met so far. He surpasses many in honesty and competence. I would and will hire him again."

"Finding a reliable landscaper was tricky because I live 300 miles from the inherited house. I found Mancera Brothers on Angie's List. Whenever I went to Chicago to work on the house, the lawn and shrubbery always looked clean.
