"They were prompt, professional, and thorough in their review of the problem (results of a radon test revealing higher than acceptable levels of radon), coming up with a proposal for a radon mitigation solution, providing an estimate, accomplishing the work (blocking off possible radon entrances in the basement floor and installing a venting system), providing a visible means to monitor performance of the mitigation system once installed, explaining what they were doing, and answering all questions I came up with. <br />"

"The inspectors arrived on time and did a very thorough check of the home. I was impressed by all they uncovered. I would have never thought to check the items that the inspectors did down to the speed at which sinks drained and the temperature in the refrigerator. The inspection report was arranged by category and even included a summary at the end that identified the major problems. I don't know how any other home inspection company can stay in business, when they have to compete with A House on a Rock."

"It was amazing to work with CJR! They were referred to us by one of the lenders we were getting quotes from, and our realtor was a bit nervous because she had never worked with them. Well they won her over! She actually called me a while later to get their info again for an inspection she needed in the area. <br /> Jay was great to work with and a wonderful personality too. They were very good at noting what was general repairs or touch ups that we could take care of, and what was critical that should be part of our bid. <br /> A month or two after moving in we noticed a problem with our grinder pump and called CJR to ask - what the heck is a grinder pump anyway?? They stayed on the phone with my husband for a good half hour explaining grinder pumps, how they work, why they are in our neighborhood and what kinds of problems people typically have with them - and they did not charge us a penny for that conversation. <br /> I love these guys. I would hire them again in a SECOND! <br /> ** Please note, I cannot remember how much the inspection was exactly, so the number above is a bit of a guess. Please don't give them a hard time if they quote higher. That's on me, not them! <br />"

"<p>it was superb! they easiest, hassle free Radon test in town, with extremely proficient people -- very knowledgeable and very people-friendly! they took their time to explain things on the phone to me before I committed. the test came back within 10 days or so -- via email. which is very convenient. it was very clear as it is, but I like talking through it and get advice. they were instantly available to discuss. they gave me future tips to keep on top of all things Radon related. </p> <p>I have to say that all this comes to be after 3 months of many back and forths with 3 other companies -- none of the other companies could be bothered to schedule a time, and those who did, never showed up.. many times over. I don't know why I was so patient with them and I wish had discovered Environmental Testing & Research Laboratories much sooner.</p> <p>Really highly recommend them!</p> <br />"

"Fantastic. I would never use anyone else. On these two occasions, they crawled like terriers into the roof and crawl spaces and discovered water damage to the structure that made us walk away from the house. In one case, they found the damage even though the owner had tried to conceal it. On the other occasion, they took apart a closet to get to the crawl space - having seen evidence of the problem from outside - and discovered a real mess that the current owner's home inspection had missed five years ago. They saved us easily $100k in repairs on each house. And not only that, but they did the report on an iPad as they worked, and had the report substantially complete at the end of the site visit. Wow! What a great example of old school skill and new school tech. Five stars! <br />"

"A constant musty smell in the house had us always looking for mold. Used the Home Depot mold tests (petri dishes you send to a lab) but wasnt able to definitively determine where mold was hiding, what kind it was and how bad it had established itself. We determined it was time for professionals. I spoke with several firms but liked Chesepeake Environmental due to their knowledge, responsiveness and about suggesting to have have different firm do the testing work from the remediation. I felt like that kind of message indicated a level of independence that i could trust given the potential investment necessary ahead of me. After a tour of our house, we sat down and planned the testing strategy - fees are based on the number of samples (both air samples and physical samples). By thinking through where the air samples are taken we could pin point where the mold may be lurking. The results were back within 24 hours with a detailed discussion on the phone to walk me through the results. Turns out the air quality was not compromised by mold. The smell was likely driven by other environmental factors that Chesepeake helped us understand and suggested small home owner repairs/changes to reduce if not eliminate the musty smell."

FAQs for radon gas abatement projects in Spotsylvania, VA

The only way to know whether your home or water supply contains radon is to schedule a professional test. A qualified radon inspector will collect samples, deliver lab-verified results, and explain the findings for $150 to $800. Once you know your exact levels, you and your radon mitigation pro can choose the right system and tackle the problem before it affects your family’s health.

Both roles tackle radon, but they focus on different steps. Inspectors test your home, interpret the results, and determine whether levels exceed EPA guidelines. Mitigation pros design and install the system that lowers those levels. Some companies do both, but the skills and equipment differ, so always verify that the person you hire is properly certified for the specific service you need.

Installing a mitigation unit fixes radon problems by reducing indoor gas levels to established safe standards. A system designed and installed by a mitigation expert, tailored to your home's specific layout and foundation, guarantees effective radon reduction. This expert installation ensures consistent performance over time while safeguarding your indoor air quality.

Open windows and doors do not reduce radon levels because they trigger a pressure imbalance that draws radon-laden air into your home. This practice fails to control radon concentration and can even worsen the issue. An active suction mitigation system provides a proven, safe, and effective solution to reliably reduce radon levels.

Radon mitigation systems generally last between 10 and 30 years, depending on system type and maintenance. Passive systems endure the longest because they have no moving parts, whereas active systems, which use a fan, require fan replacement every 5 to 10 years. System components, such as PVC pipes, seals, and fittings, can remain effective for decades when paired with periodic inspections and proper maintenance.

Radon mitigation systems consume between 300 and 3,000 kWh of electricity per year, depending on fan size and system design. On average, an active radon fan draws 100 to 300 watts continuously, which translates to roughly 876 kWh annually, and adds $30 to $300 to your energy bill each year. Choosing a high-efficiency fan and ensuring tight sealing around pipes helps minimize these ongoing costs.
