"I'm very happy with Tri Peak Construction. We had a room conversion which required electrical and framing. Cody did a great job. He was very professional, courteous and knowledgeable. The project was completed quickly and as scheduled, with quality results. The project was done in stages to allow for subcontracted work, and Cody kept our home as clean and livable as possible. I was definitely impressed and would highly recommend."

"Jim and his Trimpak crew went the extra mile to make revisions to my 25-year old stairway. They went above and beyond to make sure the parts matched the old originals that are staying in place...which was no small feat! I highly recommend them for any job. Excellent customer service and top-knotch craftsmanship!"

"ANYONE SEEING THIS, DO NOT HIRE DENNEY!!!!! ANGI, REMOVE THIS BUSINESS ASAP! Denney is a POS! He has stolen upwards of $500k from people and has a big lawsuit coming his way. He steals money from people in and around Tahoe. Be aware! He'll look you in the eye and lie right to your face with a smile on his. He has a gambling addiction and a drug problem. Slurring old men should be a red flag for hiring. I really should have broken his face last time he came to my house and casually chatted about life over coffee at my kitchen table. What an a** hat! While you're leaving town to attempt to avoid paying people back and/or going to jail, you'll have to face God at some point very soon. You can't escape that one buddy."

FAQs for garage building service projects in Stateline, CA

A well‑constructed, properly permitted detached garage adds between $12,000 and $36,000 to a home’s resale value. Buyers appreciate the secure parking, extra storage, and flexible workspace, so appraisers often bump the property’s value accordingly. The exact return depends on the garage’s size, finishes, and how well it matches the main house, but most homeowners see a strong ROI when the build meets local codes and passes inspection.

Yes—once it meets local building codes and you secure the proper permits, a detached garage can be converted into living space. Finishing the interior, adding climate control, and ensuring safe egress effectively increase your usable square footage, though it may not always count toward the official listing. Skipping permits can trigger fines and even force you to undo the work, so always clear plans with your city first.

Most homeowners policies cover a detached garage under the “other structures” provision, but coverage limits vary. Review your declarations page and ask your agent how much protection you have for separate structures. If the limit is lower than the garage’s replacement cost, you can raise it for a modest premium. Confirming the details now prevents headaches if you ever need to file a claim.
