"They did an excellent job. They were expensive, but you get what you pay for. The building inspector of the city said this was the best built garage he had ever inspected. I would highly recommend them and I would definitely hire them again."

"Excellent service. Prompt reply to email request for on site estimate and prompt visit to home for measuring and discussion on type of fencing best for the property. The weather did not cooperate on starting the job, but as soon as weather permitted work began and it only took two days. The old fence and posts were removed and new posts installed on day one and new four-foot link was installed with re enforcement along the bottom keeping the escape artist dog safely confined. The results are great. All trash and scraps were removed. Not only does the property look good the quality of the materials and work is excellent. The crew and Mr. Gonzalez were professional and respectful and the owner was on premises each day for the duration of the job. This company does construction from a new build to small jobs. I know when I need anything else done, I will call them first. <br />"

"We were pleased with the whole process of seeking bids and reviewing different options.  We started with looking on Angie's list and selected 4 contractors with a rating of A that were somewhat located in our part of the city.  I was a little surprised that there was as much a difference in the prices as we discovered.  In the end, we were ready to go with any of the contractors and that being the case, we just decided to go with the lowest price.  The fellow who looked at the roof and gave us the bid price was Ron Beaver.   He  came by the house before the job started to talk about how the job would be done and have us decide the color of shingles and the color for the gutters.   <br /> The Project Job Manager once the job started was Doug Coss and he made himself available to us a couple times the day of the job and the next day as well.  He helped to get the gutter part of the job scheduled.  The day before the roof day part of the crew came by to decide where to place work materials and where to place the wagon for the shingles that were to be removed.  I appreciated that they talked with me on where to put the wagon.  One of the workers asked as to how early they might come to get started.  I knew that they wanted to get the job done in a day so I said to come as early as he wished and he said they would like to come at 7 AM.  He was very clear to me that if we didn't want them on the roof until later such as 9 AM, they would wait till then.  They did arrive right at 7 AM and got started right away.  The 2 main persons who I communicated with were David and Michael.  We talked several times through the day.  The crew worked hard and they were very careful of shrubs, flowers, and trees that are near the house.  A second crew arrived in mid afternoon and with all the help, they were able to complete the job before the day was over.  I had some concern that working in the late hours with diminishing light might lead to some possible concerns especially at the top of the roof, but it all looks very nice and I feel confident that the job was well done. <br /> My concern about working into the dark was also in regard to the ability of the crew to pick up after themselves to find stray nails and debris in the grass and yard around the house.  I borrowed a large magnet from a friend and picked up a number of nails and such.  That may be typical for a roof job.  We also ran into an issue in that our garage does not have a ceiling so all of the roof debris during tear off rained down on our two vehicles in the garage.  I shared with one of the Project Managers that they might think about that on future jobs when doing an older garage such as ours which does not have a ceiling. <br /> The gutter job went well and it was done a few days later and it was done in half a day.  The gutters look nice and I can tell they have the proper slope to send water to the downspouts.  My only concern with this part of the job was again finding small scraps of aluminum trim in the yard the day after the job was done.   <br /> All our communications with the Michaelis Management folks were very professional and we would do business with them again. <br />"

"Graber Post Buildings, Inc. 7716 N. 900 E Montgomery, IN 47558 (812) 636-7355 Graber Post Buildings was contracted to repair a 120 ft. section of our ridge cap/skylight on our horse arena and repair leaks. The roof and skylight was damaged by storms on December 23, 2015. They replaced the ridge cap with a plastic sky light. The same day they did some repairs on the roof to stop the leaks. The next time it rained the arena still leaked and was not any better. I contacted Rich Graber and he sent another crew out to repair the leaks. The next time it rained again the leaks were still the same and not fixed. Rich said the roof now needed replaced and there was no way to repair the leaks. My insurance company Allstate came out to inspect it. Allstate noted the poor quality of construction with the ridge cap. Allstate stated that: it is not the right material that should be used for a ridge cap, almost all the seals on it have failed, the plastic is buckled and warped, the foam is falling off, and the screws are not the correct screws and they are coming out. Allstate took pictures and said that the ridge cap is of such poor quality and construction they would not insure it if something happens to it. I went up on the arena that day with them and so did, Brent (Graber Representative). Brent verified what Allstate said, and he said he had no idea why it was doing that, and agreed it should not be doing that. I called Rich Graber and he said he did not believe me or Allstate and wanted to see pictures. I told him I would get him pictures, however, I needed to get them from Allstate. I emailed Rich Graber several times after our discussion and he did not respond to three out of my four emails regarding a status and his discussions with his representative Brent. He refused to speak about his talks with Brent and wanted pictures. So I got up and took my own pictures and sent them to him. He did not respond until I sent several more emails. He then said I was trying to put Brent against him. I said no, you didn’t believe me so, I figured if you talked to Brent he could verify it. Rich and I discussed the ridge cap and he said that is the only product he has to put up there. After discussing it further Rich asked me what I wanted to do. I told him I would discuss it with my insurance company and get back to him. I’ve asked him several times questions for an official response and he ignores me. Upon speaking further to my insurance company and other barn building contractors I decided this was not the craftsmanship or material I expected from Graber. Other barn builders agreed with Allstate regarding the ridge cap. This is a poor product and has failed in many ways. I do not trust their installation methods or their product. I sent Rich an email saying that I would like a refund after I had spoken to my insurance company and other barn building contractors. Rich did not acknowledge my request for a refund and sent another crew out here instead to inspect it. The Graber crew documented the same as Allstate did, and noted the seals had failed so bad, you could stick your hand under them. They also verified the severe warping of the material, screws coming up, foam inserts coming apart, and watched the videos I have taken of the leaks. I sent Rich another email requesting a refund and if he wanted a representative here when Allstate is sending an independent engineer to inspect it during the last week of July 2016. He never responded. After discussing the matter with other contractors and my insurance, I have decided that I want someone else to replace the ridge cap with proper materials and proper installation methods. I am requesting a refund of $2,275.00 that was paid in full. Graber Post Buildings Inc. responded to my complaint in a timely efficient manner. They were polite, understanding and sympathetic to the issues. They have resolved issues with my complaint and have satisfied any problems we had. Their care regarding the issues was conveyed in our discussion. I believe a company who responds like they have to my complaint is a company that does pride itself on customer appreciation."

"After receiving a few other estimates on a sunroom addition plus a screened in porch, we decided to go with Legacy Windows. Mark’s estimate was in the middle of the other estimates and he offered much more flexibility than the other companies we spoke to in terms of customization. He is a great salesman with previous marketing experience. We signed our contract on April 10th. We were told that Mark and his crew were finishing a room and would be able to start in 2-3 weeks with a timeframe of 6-8 weeks for completion of our room addition project. The budget and timeframe worked well for us, so we decided to add replacement windows for the rest of our house (11 windows total). Several weeks went by and our project had not yet started so we followed up with Mark. We were told that there were issues with his current project (did not pass inspection) and it would push our start date back due to the workmanship repairs. During this time period before any work began on our project we would communicate often with Mark to check on the status of our project. The really frustrating thing about working with Mark is his inability to fulfill commitments he would make to us in regards to project timing and when things would be done. Our primary communication with him was via text messages and time after time he would tell us, “we should be starting next week” or “we are going to be making up for lost time quickly” and time would pass and it just wouldn’t happen. Work on our project began when our existing windows were replaced in early June. The foundation for the expansion was finally started in late June and framing started in early July (roughly 3 months after signing the contract). The first crew completed the framing, hired the shingles out, installed some of the cedar siding, and installed one wall of windows. We were seeing decent progress after having such a long wait in the beginning, all the while the commitment issue just kept popping up. We would get a text saying something like, “going to be at the house tomorrow with some stone samples” and he wouldn’t show up. It was annoying, but progress was being made and we were happy with how the expansion was taking shape so we were willing to overlook it. Sometime toward the beginning of August (roughly 4 months after signing the contract), work just stopped. Again, when we would reach out to Mark asking about the status of our project we would be told, “I’ll have an action plan later this afternoon” or “we want to get everything we done we can this week” or “the crew will be there tomorrow and we will be working all week on your project trying to finish”. In the meantime, nothing would be done and we would repeat the process. This went on for over 3 weeks, during this time there was absolutely no work done. Large piles of construction trash and building materials sat in our yard during this time. A great deal of the usable wood began to warp and I am sure that ultimately materials had to be tossed from being left in the elements for so long. After a couple weeks I finally moved a significant portion of the usable wood up onto the deck so it would at least be partially protected. We found out that there was an issue with the electrical and Mark had decided to let Crew #1 go as they were not meeting his expectations, but it was not communicated to us until the end of the over 3 week period. A second crew then arrived who Mark said usually only did work for him on the south side of Indy (we live in Lebanon), but he wanted to get our project back on track. There seemed to be little to no communication between the crew and Mark on what they were supposed to work on so we had to explain to them what was in the contract to be completed. Crew #2 also started making good progress, they finished the cedar siding, got the rest of the windows installed in the sunroom as well as installing the sunroom ceiling. About this time, which was at the beginning of September we had a separate crew come out to do the drywall. Mark recommended them very highly. As it turned out, the drywall was not properly installed or insulated (in some walls there was no insulation), and ultimately it had to be taken down and redone by Crew #2. Crew #2 seemed to be doing a really good job and we were quite pleased with their progress and the quality of work they were doing for us. They were replaced by Crew #3 sometime in mid-September. We were never told why they were replaced, but Crew #3 was much closer to where we lived so I assume that had something to do with it. Much like when Crew #2 started, there seemed to be little communication between Crew #3 and Mark on what they were supposed to work on. So we again had to explain what was in the contract to be completed. All through the process, the commitment issues mentioned previously continued. We were not as happy with the quality of the work done by Crew #3 as we had been by Crew #2 (or even Crew #1), but they did finally complete for the project for us and after (3) failed attempts we finally received a pass from the building inspector on his final inspection. When Crew #3 decided they were finished they never came back, we communicated multiple times with Mark about the remaining punch list items to no avail and ultimately decided to finish most of the small punch list items ourselves instead of waiting any longer for them to finish (clean up, sanding / finishing drywall, etc.). We love the way the sunroom and covered porch area turned out. From contract signing until the end it took a little over six months, but in Mark’s defense he did agree to let us add a brand new window in the dining room of our house to tie everything together at no cost to us as appreciation for our patience. There are things that we liked about Mark’s company and things we didn’t, I have tried to summarize each category as follows: Positives • Price seemed reasonable • It is truly a custom build, no problem with changes we had at any point • Love the way it turned out, looks amazing • Mark seemed to genuinely care about the quality of the product he was delivering to us (he replaced the cedar shakes that had been installed by Crew #1 because he wasn’t happy with the quality Negatives • Our project seldom felt like it was a priority, part of the reason it took so long was because they were over committed on other projects • Commitment Issues (addressed previously) • Construction Trash left in our yard for months • We cleaned up inside more than they did, I understand drywall work is messy. They never swept up any of the dust and they didn’t clean up any of the clumps of dried drywall mud all over the floor. • We finished some of the minor punch list items, just to be done."

FAQs for garage building service projects in Van Buren, IN

A well‑constructed, properly permitted detached garage adds between $12,000 and $36,000 to a home’s resale value. Buyers appreciate the secure parking, extra storage, and flexible workspace, so appraisers often bump the property’s value accordingly. The exact return depends on the garage’s size, finishes, and how well it matches the main house, but most homeowners see a strong ROI when the build meets local codes and passes inspection.

Yes—once it meets local building codes and you secure the proper permits, a detached garage can be converted into living space. Finishing the interior, adding climate control, and ensuring safe egress effectively increase your usable square footage, though it may not always count toward the official listing. Skipping permits can trigger fines and even force you to undo the work, so always clear plans with your city first.

Most homeowners policies cover a detached garage under the “other structures” provision, but coverage limits vary. Review your declarations page and ask your agent how much protection you have for separate structures. If the limit is lower than the garage’s replacement cost, you can raise it for a modest premium. Confirming the details now prevents headaches if you ever need to file a claim.
