Sean was our tech and he did a fantastic job diagnosing the issue beyond just the cracks. He not only address all the holes and cracks in the concrete and mortar, he sealed up additional entry points above the foundation. He sourced additional materials to cover openings for cable lines. He went above and beyond and gave us measured information on how we should continue to monitor and treat this area as the house settles. He patiently and methodically examined all the potential sources of water entry while keeping suggested repairs to a minimum. He discovered that the cause was a back yard drainage problem together with a failing internal foundation drainage system and drew up a price quote with detailed diagrams for a plan to remedy the situation. The crew started immediately, keeping within the scope of work and cost outlined in the price quote. They installed a back yard drainage system to control storm water and replaced the blocked portion of the foundation drainage system. They were very professional and quickly but carefully completed the work, leaving the site spotless. Since then the basement has remained dry during numerous heavy rain falls, even during the rapid snow melt with rain that occurred this past January. "After almost a year of moving into our new home, we experienced our worst nightmare. Our not one but two basement levels had visible signs of water penetration from the previous homeowner's negligence. "After a couple of contractor missteps on my part, I finally called the right contractor to do the job and that was Roberts Property Management. Over time my home had developed a number of leaks which were starting to ruin the internal structure and the interior. When Dennis Roberts came over to discuss my job, I could tell within a few minutes that this guy knew what he was doing and how to get this job done. Within one day (1 day!) of starting my job, Dennis and his crew had discovered the problem leak areas. A big part of the problem was old sliding glass doors and poor weatherproofing by previous contractors. I had sliding glass doors with half round windows above in 2 locations and a standard slider in another location. We replaced the 2 sliders but installed transoms instead of half round windows above them. The third slider was replaced by three panel window. Once we established what we needed Dennis and his crew, ordered all the materials, installed all doors and window redid all the house wrap, siding, soffit, framing, trim, drywall, paint and cleanup. Right as we were just about finished with everything, I discovered new leak areas on the ceiling and chimney. "This was the largest home improvement project we've undergone so we were initially cautious when hiring a contractor. However, the organized and structured approach to the project helped put us to ease. Mason, the owner of Sino-American contractors, is very knowledgeable of local building codes and best practices. Communication is one of his strengths and collectively he spent several hours discussing the details of the project including potential risks and pitfalls. Mason has the same crew that he uses on all projects and the quality of the work and attention to detail was evident. Mason would visit the site frequently to oversee work and ensure everything was on schedule and completed to our satisfaction. He would text or call frequently to provide an update of the work or to notify us whenever workers would be on site. My wife gave birth to our son during construction and Mason did his best to have his crew work around our unpredictable schedule. This included working late or night or on weekends if needed. Mason's quote was competitive with other ones we received. With other home improvement projects we've always done fixed contract so his approach of individually pricing out each task took some getting used to. However, he was always upfront about additional costs that might arise due to new findings during construction or required by building inspectors. This just made it a little more challenging to allocate a fixed budget for the entire project. Mason and his crew also had some good suggestions that we didn't consider including adding an exterior flood light in the driveway and running new cable lines through the walls to minimize drilling though the interior brick walls. He supplied finished hardwood floor that matched our current floor and provided quotes for the doors and windows even though we decided to get these from another supplier. Overall we were very satisfied with the entire process and would recommend Sino-American Contracting for anyone considering a renovation/remodel."
