"Project involved removing old wood siding, repairing insulation damage, installing new sheathing and then batted cement fiber siding. These guys did a great job, especially taking care to pest-proof at every step of the process. GO HIRE THESE GUYS!!"

"We had a kitchen and bathroom remodeled in our 1995 Goldenwest manufactured home by Linnius Construction. They did such a fabulous job! Both the kitchen and bathroom are phenomenal and we enjoy them so very, very much. They answered all of my questions, listened to all of my concerns, came in and did the work and did it well while sticking to the budget. We are extremely pleased with the results. If you are considering a remodel, don't hesitate to call them. We would definitely use them again and again and again.........Thank you Linnius!"

"I can't say enough good things about Tumalo Construction! My husband and I met with many contractors before we began our house addition project. Most contractors were overpriced, flakey, or wanted to change parts of our project to fit their ideas rather than ours. That was NOT the case with Tumalo! Jordan and Andrew were incredibly professional, respectful, timely, honest, reasonable, and thorough! There were MANY times throughout our project that my husband and I would say to each other "I am SO thankful we chose Tumalo Construction!" And now that the job is complete, I feel even more strongly about that opinion. We heard countless horror stories from family and friends about their experiences with their contractors - but we just couldn't relate. We didn't even have a hiccup once! Jordan and Andrew made our house into our dream home and I couldn't be more thankful for them! We are excited that the project is complete (and even better than we could have imagined!) but sad to see them go. They became part of our family during the work! We will 1000% use them in the future for other projects. If you are looking around for a contractor - LOOK NO MORE! These are your guys!"

"Nate did a fantastic job adding a stone fireplace into our living room. Nate was easy to work with, I was not. We had to remove/change some of the project as it exceeded our cost. Nate was understanding and got us exactly what we wanted done. His workmanship is fantastic. He gets the job done correctly."

"Paul is a highly skilled craftsman with a wealth of home construction experience. He is professional, thorough and attentive to the preferences of the homeowner. I have hired him three times now: once to reconnect the fan on a gas fireplace, once to order, install and program a complicated floor thermostat, and once to repair a leaking window and to refresh the weathered front exterior of the house. This required new shingles, new fascia, new trim boards, and new paint, including application to three decorative gables and a front door with sidelights and transom. I am pleased with the outcomes on all of these projects. I would hire Paul again to solve any future problems this aging property presents."

FAQs for new home building projects in Bend, OR

The affordability of wood species varies by region and availability. Eastern white pine represents the most economical option for many areas, while Douglas fir offers a mid-range alternative with excellent strength characteristics. Oak and other hardwoods command premium prices, but they also provide superior durability. Your choice should balance initial cost against long-term performance needs and the structural requirements of your specific design.

Timber frame homes require the same basic building permits as conventional construction, but may need additional engineering documentation. Some jurisdictions require structural calculations and stamped drawings, particularly for designs with large open spans or unusual load distributions. Local building departments might have specific requirements for timber connections and fire resistance ratings. Consulting with officials early in your planning process helps avoid costly surprises.

The construction timeline for a timber frame home ranges from six months to over a year, depending on the project's complexity and size. The frame preparation phase, during which timbers are cut and test-fitted in a workshop, can take several weeks to several months. The actual frame raising can occur relatively quickly—often in just a few days—but finishing work follows a similar timeline to conventional construction. Weather conditions and contractor availability also affect scheduling.

Larger timber members actually offer inherent fire resistance advantages over smaller dimensional lumber. Massive beams char on their exterior while maintaining their structural integrity at their core, potentially giving occupants more time to evacuate during a fire. This contrasts with thinner framing members that can fail more quickly when exposed to flames. However, comprehensive fire safety depends on multiple factors, including insulation materials, interior finishes, and properly designed electrical systems.

Timber frame construction adapts well to diverse climate conditions when proper design considerations are taken into account. In cold regions, the structure pairs excellently with high-performance insulation systems. For humid environments, selecting, treating, and managing moisture in wood becomes critical. Coastal areas may require special design considerations for wind resistance and salt exposure. Working with designers familiar with your specific climate ensures the selection of appropriate materials and construction details for long-term performance.
