He advised that several of my ideas weren't worth the money, and suggested more cost effective alternatives, which I really appreciated. "It was such a smooth process. Our bathroom looks amazing. The team was very accommodating to last minute changes by us, very transparent in communicating to us on the milestones. We were also at work during the day and felt very safe with the workers around our dog. The project manager brought the right skilled plumbers, electricians and tile people to work on the project and it felt like a white glove treatment. On the cost side, very affordable for the quality of work they perform and we found the transparency in pricing very critical to us picking them."

"The owner, Juan Ortiz bent over backwards to accommodate my schedule, my specs, my wishes. He was patient, professional, friendly and responded immediately when I tried to contact him. His crew was EXCELLENT. The arrived on time, everyday. They fixed things they weren't required to fix. They did a painstakingly beautiful job, and they cleaned up thoroughly. I recommend them enthusiastically and will definitely be using them again."

"Not well, Eddie does not do the work but has young kids who do not speak English do the work. We can not communicate with them because Eddie leaves the premises for periods of time. We could have given him more jobs in other locations but do not like the quality of work. We will not be hiring him again. Thank good it was not a larger project."

"⭐ 1 Star – Unsafe, Unlicensed, and Untrustworthy Contractor I hired Fernando Soto / 360FSC Inc. for an ADU and home extension in Millbrae, and it has been one of the most stressful and costly experiences I’ve ever gone through. From the start, Soto relied on unlicensed workers for critical trades. Electrical work was unsafe and failed inspection — indoor panels were installed outside, wires were left unsecured, and essential safety breakers were missing. Plumbing was just as bad: instead of replacing the pipes as I requested on day one, his crew tied old cast iron, clay, and PVC together, even forcing larger pipes into smaller ones. This caused sewage leaks and backups. Independent inspections later confirmed major issues: Flooring – failed inspection and needs to be completely redone. Foundation – the new extension has already sunk by about 3.5 inches, creating serious structural risks. On top of that, the project stalled for months after May 19th, billing was vague, and Soto even threatened to rip out work I had already paid for. He hides behind a P.O. Box in Belmont instead of a real address, which says a lot about accountability. This contractor cuts corners, uses unlicensed trades, and leaves unsafe work behind. Do not make the mistake I did — avoid Fernando Soto and 360FSC Inc. One more red flag: a glowing “review” on this page was written by Rachel G — who is actually tied to his business. That tells you everything about how much weight to give positive reviews here."
