"Mauricio and Crisjan were the initial sales reps who came to examine the issue and they took the time to test drainage that might have potentially been creating the water issue. They offered a reasonable solution (sealing the visible cracks and holes in the concrete and I was contacted within a couple of days with an estimate and scheduling options. Sean was our tech and he did a fantastic job diagnosing the issue beyond just the cracks. He not only address all the holes and cracks in the concrete and mortar, he sealed up additional entry points above the foundation. He sourced additional materials to cover openings for cable lines. He went above and beyond and gave us measured information on how we should continue to monitor and treat this area as the house settles. He was thorough, informative, and provided excellent service in his work. I'm very glad that Sean was the technician sent to us and I would specifically request him for your projects."

"Very professional! The two people that did the concrete raising were very helpful. Big shout out to Brian and Austin out of the Bristow location. Pricy, but foundation work is sometimes unavoidable."

"The team arrived on time to do extensive work on my basement floor and walls and outside underground drainage issues. They worked tirelessly all day to remove old concrete, lay a new pipe system, pour new concrete, install sump pump, and seals. They prepped the walls and sealed and painted with Loxon paint. Radon seals were included in the redone areas. The outside work included installation of a new underground drainage pipe with pop up exit drain. A rubber membrane was installed behind the house siding. We?ve had several days of heavy rain since the waterproofing work was completed and the basement floor and walls have remained dry. We recommend Basement Gurus to other homeowners experiencing waterproofing problems for dependable and satisfying solutions. "

"The Crack Man promptly gave an estimate for repairing a crack in my poured concrete basement wall. He responded promptly to all of my questions. He arrived on time and the repair was done so well that the repair is barely visible. He was kind enough to do my job on short notice in order for me to put my house on the market. I wholeheartedly recommend him."

"I highly recommend Matt Taylor, his brother and their crew for any foundation repairs or other related work. Matt is a true professional who is a real expert at what he does, explains things in a calm and understandable manner, and follows through on the agreed-upon plan in every detail. After one thirty-minute conversation with him, I knew he was the right person for my job. Matt and his brother are really easy to work with and together they refined our original plan as work progressed. And the crew was really on top of things, working carefully, skillfully and fast(!). The fact that they don’t require payment until the job is complete kind of tells you that this is the type of company that you want to do business with."

"They came out to determine the cause & fix for my watery finished basement & for an estimate for repair. I had three plumbing group and four foundation groups who told me it was a foundation issue & repair would cost quite a bit. Armored Basement Waterproofing inspected my basement & cut into my drywall under the sink. He found a broken connecting joint where one pipe entered another pipe for drainage. The pipe was not enough connected due to the break. When our well neutralizer automatically back-washed q 5-7 days, the volume and pressure broke the pipe & was flooding the basement. I was a little doubtful that this would cause the flooding, but that night my experienced the backwash; he said it lasted for 30 minutes, with the water dislodging the pipe & dumping about 40 gallons of water. He tried to hold the pipe inside the connecting drain but water still poured out. Although Armored Basement was here for about 30 minutes inspecting, we were not charged any fee. He saved us an expense foundation repair job ($ 8,000-10,000) that would not have helped in this case. The plumbing repair job was only $400 . Really appreciate their evaluation and honesty. If we have a foundation issue in the future, we call them first! And recommend them to friends."

"The team came out on time the foreman explained to my satisfaction everything they were going to do. They had to drill up the basement concrete floor about 65feet, 50 feet across one wall 12 feet across another wall and 5 feet across another to install the system, the sump pump was a heavy duty submersible pump, very quiet. They put a drain outside of the basement door to prevent the rain water from coming in under the door. They installed a wall system to divert any moisture that would come in through the wall and sprayed a biocide/anti-microbial mold retardant and did a 40/80 wipe down.  All this was completed in one day.  My basement floor after completion had about a 2 feet area that extended from the wall that had to be cemented the whole 65 feet around the basement, this was expertly done laid smooth and perfect there were no lumps or bumps in my floor.  When I came down to look at it, they had to let me in the basement, they had secured the door way so well to prevent the dust from getting into the rest of the house.  They also use a blower to blow the dust out.  Lastly, the concrete had to set up for 48  to 72 hrs. before the washer and dryer could be moved back into place, Jason my contractor came back in person to make sure my washer and dryer were hooked up right, now that's customer service.  My hat goes off to All aspect's water proofing, I recommend everyone give these guys a try, you won't be dissatisfied.  Thanks Angie's list!"

"Everybody at B-Dry was very nice and polite - the inspector, the individuals in the office, and the work crew (2 guys). They were late in arriving because there was a crew reassignment that morning. Other than the fact that the crew asked for drinks, they did not cause too much interruption. (I had taken the day off of work since they were coming and was working on things around the house.) They worked with me on how/where I wanted the sump output routed. The guys were very flexible in this regard. At the end of it all, I was a little disappointed that no effort was put in to preventing the water from coming in the crack. They did not spray any sealant or put any cement in/over the crack. They responded quickly when I called them about the wrong address on the warranty paperwork."

"My wife and I reached out to several waterproofing/foundation repair companies and ultimately went with Deska as Dave, the on-site estimator, was the most knowledgeable, honest, and efficient when assessing our basement’s water damage. We were NOT disappointed with the quality of work. Ronald and Andy showed up on time the morning of the project after giving a heads up call ~30 minutes out. They introduced themselves and explained the project scope confirming everything Dave had itemized on the project invoice before starting any work. I poked my head in the backyard a couple of times throughout the day to see if either of them needed anything, and Ronald always took a break to explain how the work was going. He took progress pictures and answered the exhaustive questions I threw his way as this was the first waterproofing project for me. The second/last day of the project prior to finishing up, Ronald and Andy gave my wife and I an overview of everything they had done and even insisted on returning the paver stones back to their original positions since we had those dug out when calling various contractors over for their estimates. A nice little personable touch! Thank you Dave and especially Ronald and Andy for your exceptional work and professionalism during the two days. Although it’s unfortunately a premium to find trustworthy contractors especially in the waterproofing/foundation repair space, I would HIGHLY RECOMMEND these gentlemen to take care of any of your waterproofing/foundation repair needs."

FAQs for concrete foundation repair projects in Brandywine, MD

Visible cracks, water leaks, uneven floors, or walls that won’t line up are classic red flags. You might also notice sticking windows, doors that no longer latch, or exterior cracks crawling up brick or siding. Even a damp, musty basement can hint at trouble. If you spot any of these, call a foundation pro right away. Early inspections cost far less than waiting until the damage threatens your home’s stability.

Yes, foundation problems impact your home’s value. Buyers want proof that the foundation is stable, and a recent, professional repair can actually boost confidence in your home. You’ll need to disclose the work, but documentation showing the structure was properly stabilized, especially with piers in regions known for shifting soil, often reads as a plus, not a problem. Skipping repairs, on the other hand, can cut your sale price and shrink the pool of interested buyers. Taking care of the issue protects both value and peace of mind.

Foundations are engineered for exceptional longevity when constructed correctly and maintained diligently. Concrete slab foundations remain structurally sound for 200 years, while other foundation types deliver integrity between 75 and 100 years. Regular professional inspections and timely maintenance further secure a foundation’s lifespan and ensure your home stays safe over the long term.
