And when I say immediately, I mean 11:30 PM.  We had hoped to see him in the next day or so, but he came that evening. "We needed quick service due to the heavy rain water damage we sustained due to non-functioning sump pump. Vernon was very responsive and was on-site that day and was able to replace our sump pump with a new unit He then returned and installed a back-up system and fixed some piping on the outside of the house. "My tenant called me and said there was no hot water.
I immediately searched Angie's list for an "A" rated plumber close to the property, and found Glenoak Plumbing.
I called Glenoak, the company responded quickly, went to the property and assessed the hot water heater and told me that it needed to be replaced, quoted me a price, and I said replace it. The price was a little low, so I asked if the unit would be a new unit with an expansion tank; the plumber said yes. I did not worry about the paperwork, knowing that this company is an A rated Angie's list company. So, hot water heater was installed, and the tenant is happy. One problem: I have no written record of what was installed, how much it costs, and no written statement of warranty. The owner and I have exchanged several phone calls and texts; he said he'd send me the invoice and that I'd receive it last week; I have not.  What is the problem? Is he too busy to put an invoice in the mail or is something else going on? I will not do business with this company again, and I'll warn all landlords that I know not to do business with the company again--unless of course, he simply puts the invoice in the mail and  what he said verbally is also on the written invoice, along with an apology.
