"We called Lou to come and meet us at the home we are purchasing to help us determine how we could work with removing a load bearing wall in the kitchen. We called to make an appointment four days out, then called him back the next day to confirm the appointment which was a few days out. We then texted him again the night before to confirm the time, at which point he told us he’d lost our information. But we were able to confirm and had our realtor schedule to meet us at the home so we could have the meeting. On the day of the meeting, 15 minutes after the appointment time, we called to see where he was. The phone rang a few times, but we were put to voicemail. At that time, I called using my number, Lou picked up and then said he was busy and he forgot about our appointment. He said he could get there in 40 minutes, but with two small kids in tow, a husband that took off from work and a realtor sitting there, that was not an option. I am floored at the unprofessional and just lack of consideration of our time and mismanagement of his business. And to think he was going to charge us $300 for today with another $1,500 - $2,000 for the plans. Praise God we didn’t enter into this business relationship. Would not recommend."

Septic Systems The Big Question: "How often should I get my septic tank pumped?" The Florida Department of Environmental Protection suggests pumping your tank at least every 3 years to help ensure it continues to work properly. If you have an alternative system with electrical/mechanical components, you should have service more frequently. Over time your septic system becomes its own eco system. Containing living microorganisms that digest and treat household waste. Pouring any foreign substances down the drain can kill these organisms, causing harm to the septic system as a whole. No matter which sink or drain you use, avoid chemical and oils.
"It didn't happen they said they would have to push me off a day because of weather don't know why weather was sunny. Spring Hill septic pumped me out same day one hour after Jimmy's postponed me."

Look for walls that run perpendicular to floor joists, directly above foundation walls, or other walls stacked above them on upper floors. Walls with large beams or posts are load-bearing. However, visual inspection alone isn't always reliable. The safest approach is to consult with a structural engineer or experienced contractor who can examine your home's construction, possibly review building plans, or perform small exploratory openings to make a definitive determination.
Most municipalities require permits for wall removal, especially for load-bearing walls. These permits ensure that structural changes meet building codes and safety standards. Even non-load-bearing wall removal might require permits if electrical or plumbing modifications are involved. The permitting process includes submitting plans, paying fees, and scheduling inspections. Working without required permits can result in fines, complications when selling your home, and potential insurance issues if problems arise later.
A non-load-bearing wall removal project might take only one to two days for demolition and basic cleanup. Load-bearing wall projects require three to five days or more, depending on the complexity and need for structural support installation. The timeline will extend if your project involves rerouting utilities or extensive finishing work. Larger projects in multi-story homes may take up to two weeks to complete. Additionally, obtaining permits can add several weeks to your project timeline before work begins.
