"They were very professional and very thorough. They went over all of their findings that they were going to include in their written report and made sure I understood everything. They even made suggestions on how to improve things in the home that I had not even thought were a problem. I've had engineers want to charge much more and offer a whole lot less! Highly recommended."

"We have a leak in a window well. Roland came out to do an estimate and was incredibly honest and knowledgeable. In the end, we were calling in a surgeon to do a first aid job and he told us that. He presented us with some more options that we can do in the future to help with other issues. We didn't need their services this time but I will absolutely not hesitate to call them back when we need them. I really value an honest person who is helpful and fair. There was no salesmanship, just good service."

"Mark and his whole team did a fantastic job from start to finish — problem solving, estimating, demo, engineering and installation. Can’t say enough great things! I was especially impressed with Mark’s communication skills. In person, over the phone and text / email, he was patient, humble, intelligent and honest. He never over sold or undersold. He managed his team very well and only brought people on the job who shared his values and standards."

"Their drafting is basic, standard and fast so their product wasn't detailed enough for what I wanted. They were originally supposed to give me full drawings with structural advice because they are a structural engineering group. They only gave me a drawing of what the addition would look like. They were not very responsive when I was sending emails back and forth to correct any mistakes. Initially they were good. I stopped using them because I could draw better drawings myself. Their price was very reasonable if I didn't have experience at all using Cad. It was reasonable and affordable. The quality was okay. Initially their responsiveness was good. They were originally punctual and not punctual after the fact. They were late on sending me the drafts and then they were not responsive. I have since brushed up on my Cad skills so I won't need them."

"Previous piering companies had tried and failed to solve our sinking foundation problem with undersized piers. After researching available options and getting quotes from a few companies, we chose Expert House Movers to excavate around our foundation, install custom made piers to support the weight of our house (full masonry, stone foundation, slate roof and terazzo floos) and spray a rubberized coating on the below ground portion of our foundation to stop future water penetrations in our stone foundation. They showed up promptly, performed the necessary work in a timely matter and were careful of the landscaping we wanted to keep. The job itself took longer than anticipated mostly due to additional work needed once the foundation was exposed (tuckpointing, new window wells, etc). There was minor damage to the sprinkler system and the water service line, but we were compensated for the damage by EHM. My only complaint was the amount of old drainage pipes and broken concrete that was left on site during the work and not removed until the end of the job. <br />"

FAQs for engineer structural projects in Richmond, VA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
