"Wow! Unbelievable! If we ever have a water problem again, Pioneer will be the only waterproofing company that we call. We were getting some water in our basement which has a stack-stone foundation and radiant floor heating. We interviewed three companies and were particularly concerned about a solution that would stop the water without compromising the radiant tubes that were in the floor. Initially, Pioneer recommended a baseboard system that would run along the outside of the wall. Upon inspection, Mike Oliveira discussed a traditional drain to sump pump solution. We reiterated our concern about puncturing a tube in the floor and Mike assured us that he and his team would hand chisel potential problem areas to avoid the tubing. Moreover, this solution would save us roughly $2K and give us a lifetime guarantee vs. a 25 year guarantee on the baseboard system. The team showed up on time, cleared a 50' span of concrete by Noon, uncovered two sections of radiant tubing without puncturing the line, installed the moisture barrier, sump pump and new concrete by 4 p.m. They had to drill through a hefty header board to connect the pump line to an existing drainage line that carries water away from home and that was completed by 5:30 p.m. Mike came back in a week and we tested the fix using free-flow from our sprinkler system -- it worked perfectly. Subsequently we've had some consistent spring rain and absolutely no water in the basement. The team (including sales, service, billing, installation) was professional, courteous and available when we had questions. They saved us money, fixed our problem and provided a lifetime guarantee. We're both ecstatic and amazed!"

"The company raised the concrete but didn't take any precautions to keep debris out of pool. After two days of cleaning we have all cement particles out of the pool, but find it necessary to clean out our pool filter Though the concrete did raise in some spots it is not totally even; water pools in a couple of spots. Be advised that this company only fills in the holes; you have to hire another company to stain the cement to match deck color. Clean up is not high on the priority list.

"I cannot speak highly enough of Tom and Brad Green of Colonial Restorations. We have lived in our antique house for 16 years now, and like most old homes, some of its previous repairs were good, some not so good. Tom Green worked on this house for its previous owners, and his work was, by far, the best in the house. So, we continued to use Colonial - Tom, then Tom and Brad - as we learned the ropes about caring for an old house - our first house, old or new. Over the years, they have replaced sills and posts and beams, and rebuilt parts of our loose stone foundation. Most recently, they replaced the last original posts in our basement, (one of which was a tree trunk still with bark on it), including pouring new custom footings, in advance of our finally cementing the dirt floor. The work here is never easy - nothing is level, nothing is square - but the Greens' end result has always been beautiful - strong and made to last. Their prices are fair and without hidden costs....maybe not the lowest bid you might get, but you know it's a real bid that they will stand behind. They triage projects for us, giving us an idea of what other items will likely need attention in the next few years. We're not done with this house yet....we've never won the lottery, and there's always another repair..... and plan to use them again soon. I feel confident knowing that the next owners of this house, whoever they might be, will see the quality of the work and know that we cared enough to have the right people help us with the ongoing repair and maintenance of a 275+ year old house. I am a real person, a real customer, with no ties to the company, and was more than happy to write this review."

"Amid a succession of winter storms in 2015 that produced the heaviest month of snowfall on record, my roof formed massive ice dams and icicles that forced water under shingles and into my walls. Roofers were in such demand that most were unavailable during the worst of it, including Robert Roofing. I used another roofer to clear some of the ice where I couldn't reach and between them and my own flailing away at thick ice formation, I wound up with physical damage to the exterior roof materials that contributed to further leakage and impaired drainage. I triaged the issues and waited until I thought I could get some attention from a highly touted service provider like Robert Roofing for a permanent fix.
I called Robbie on Friday March 13th, mid-day, and left a detailed voice message. Robbie called me back within a couple hours. I explained a bit more and he offered to come by for an inspection of the damage the following morning. Robbie arrived with one assistant mid-morning on Saturday March 14th. He scaled my second story roof and took note of various damages caused by me and a previous roofer to shingles, underlayment and gutters. He recommended replacement of said materials stretching ten feet up from the eves, all across the length of the roof; probably 350 sq ft. With short notice and a potential holiday interference approaching (Tues March 17, St Patrick's Day - big in the Boston area), he committed to a one-day job within the following week. He quoted me a price, in writing, before leaving my home and I agreed to terms on the spot. Robbie came across as friendly, knowledgeable and accommodating. Within a couple days, Robbie confirmed a Wednesday morning arrival.
Between 7am and 8am on Wednesday March 18th, Robbie and his crew of two assistants arrived. It was below freezing and very windy. We discussed the plan before I drove to my office for the day:
Remove all shingles within the target area (10 feet up from eves, across entire roof)
Remove existing (torn) ice and water barrier
Remove entire L-shape run of gutter along edge of 2nd story roof
Inspect for unseen damage to roof deck
Install new ice and water barrier (6 feet of it, replacing the original 3 feet)
Install new shingles (color matched as well as possible, given 7 years of sun fading on my existing roof)
Install new run of gutter (a thicker aluminum, upgrading what I had)
Clean up
Robbie was confident he would be finished by around noontime and I believe this held true. The work was complete before I arrived home that afternoon and the result looked very well done. I paid Robbie the amount originally estimated and looked forward to the next rainy day test.
In the weeks that followed the work described above I have been mostly pleased with the work done by Robert Roofing. Foremost, I have no water issues on the roof or in the gutters. My only issue is with the prep/cleanup facet of the job. As the snow has melted away, I have found a trashbag-full of debris including full shingles, long strips of water shield, empty shingle bags, metal flashing, quite a lot of partial shingle/underlayment and roofing nails in my front, side and back yard as well as my neighbor's yard. As I said, it was a windy day and I've no doubt much of these items were flying around uncontrollably. But, I expect that to be part of the job and a thorough scouring of the yard was not apparent. Given the snow cover of the time, I know the standard magnetic nail roller was not possible. I hope not to find any loose nails the hard way this spring. I also had several snapped branches from shrubs below the work area, indicating no protective measures were taken in that regard.
In summary, I am happy with the value and recommend Robert Roofing. In spite of the gripes, I would rather engage a roofer who aces the roofing and communication elements as Robbie did. Prep and cleanup are important, but secondary. Bottom line is the work I could not do, Robbie did very well. As his truck says, "One call brings a roofer, not a salesman." That implies a good experience, which Robbie capably delivers.

"However, as of Monday it will be almost a week since I have heard back and the only feedback I got was a promise to get back to me by the end of the day with a quote after I EMAILED HIM!
I have had so many handmen and contractors not call me back, or are unavailable. I was really excited to find someone and get started.
I felt like it shouldn't take this long to get an estimate on the work and I would rather be told straight forward that the project would not be big enough or the schedule did not work. If I am having this much trouble getting an estimate, what about the work?
We are trying to decide whether or not to put our home on the market and this price weighs in our decision."

FAQs for concrete foundation raise projects in Buckland, MA

On average, it takes two to seven days to physically raise your house. However, this does not include the preparation work, which is often the most lengthy process. The entire project, including preparation, obtaining permits, disconnecting utilities, and any subsequent landscaping, can take four to eight weeks. This timeline ensures everything is done safely and that your home remains structurally sound.

If proper safety protocols are not followed, raising a house can cause severe damage, as the process involves applying controlled force to the home's structure. The risks involved make it crucial to hire a skilled contractor who uses engineered methods to secure your home and prevent any harm to your household.

If your foundation shows signs of instability after raising your home, you might need to add structural support. A structural engineer can assess your foundation and recommend reinforcements to ensure your house stays stable and safe for the long term. Available support options include installing additional piers or pilings, reinforcing existing footings, or using steel beams to distribute the load more evenly.

You will need a structural engineer to assess your home before you begin. These professionals determine whether your house is suitable for lifting and identify any issues that could compromise its stability. Their expertise ensures that the project is designed correctly and all risks are managed to achieve a successful lift.
