"Overall the Crawlspace Crew did some great work for our basement area. The initial phone call was very informative, then they came on-site for a walk-thru and provided an itemized estimate we could understand. We expressed that budget was a concern and only elected to do some of the work, they were supportive of this and we were scheduled in within a week. The work was completed in a timely and thorough manner and we are very satisfied. Shout out to Dillon, for working within our budget, and being flexible on the specifics, I would definitely recommend this company/service to a friend or anyone in need."

"Well, it's fixed. A learning experience ? get many bids and make sure the company wants your business. Pros ? Technicians were polite and respectful of my home while I worked in meetings all day. ? The pooling water issue in the basement was resolved, and the floor is now dry; the work was ultimately completed. ? Initial estimate visit was free, but not thorough ? Senior staff came out later to apologize and review the work. Cons ? Pricing was far higher than industry norms based on later bids. ? Avoidable scope changes and price increases after work began; two other plumbers said the job could have been done as originally quoted. ? Communication issues (delayed quotes, unclear explanations, forgotten site details). ? Work quality/finishing didn?t match the premium price; two professionals asked if we had done the work ourselves. Added pictures because I don't know plumbing, so you decide if you'd want this. ? Extra fees add up: 10% financing fee (Synchrony) and 4% credit card fee."

"The team at John's Waterproofing was professional and punctual. I was satisfied with the whole process, from the bid to the actual work. They installed a sump pump system in my basement with an 80' trench along the wall. It was needed since my basement was taking on 150 gallons/day during the worst of last winter. The main reason I used John's was that my friend has used them for his house in SE Portland and raved about them. When the crew of 3 guys came in, they worked almost non-stop and completed the project in one-day. I was happy with the result and would hire them again (but I won't have to since they guarantee their work for life). Also, I did my own demo work to prepare the wall and will repair it on my own. This allowed me to save a lot of money. I thought they did a good job mitigating the dust, but there was still some dust left over. To me this is completely reasonable. Anytime you do demolition and construction, there will be some dust, but it was well contained."

"Our basement flooded in January 2021. Drainage Master was one of 3 estimates we obtained. Seth inspected the situation and suggested and exterior drainage system The our two estimates we for interior systems with a sump pump. The other two companies would not provide an estimate for and exterior system. Also the estimate did not include the cost to repair damage the installation of an interior system would do to a finished basement. The crew was great the foreman answered all of our questions the job was done on time and in budget. I would highly recommend them."

"Great Service from beginning to ending. On a Saturday 1 pm, I had three sinks and a shower drain backing up when I run the disposal on kitchen sink. I called and immediately a person answered and schedule me for the next available time (between 6 and 8 pm) we exchanged information and she gave the service prices and explained that was and overtime price for that late hours services. Knowing that I had opportunity do decide if I want to wait and schedule for another day; but I decide that to pay the overtime price and have my house functioning ASAP. Troy arrived within the time window promised and accessed the problem right away. He got his equipment in and in less then a hour, all my drains were functioning well again. He answered all my questions and pointed out what I could do to minimize future clogs. After he connect the traps back to drain he tested to ensure that nothing was leaking and cleaned the areas where he worked. He was polite, knowledgeable, and professional. I am very please with the service, and in the event I have future drain issues I will definitely call hire them again."

"The good parts: I was recommended their services by a plumber. I called at around 9 AM and they sent someone out to be here before 11. They were on-time and very punctual. Gabe, who came out, was good at what he does. The blockage was removed partially, and some foaming root treatment chemical was applied to take care of the roots. The not so good: We found that Gabe would have to pump out the water in the pipes before he can look at where the clog is. The charge for pumping the water out using a vacuum and buckets, in our basement, was $150 an hour. I called the boss to find out if we could do a lower rate for this, since I've never had a plumber or anyone charge this high. The answer was to take it at the price or they will go elsewhere to fix someone else's problem. I found that very unnecessarily unprofessional. The charge for jetting was $295 an hour, and even if they don't jet for an hour, you have to pay $295. I knew they charge $295 before they came on site, so I was prepared for it, but this doesn't include the cost of *anything else* apparently. Knowing that, I'd expect that price to be pro-rated, which it isn't. Since the blockage was close to the house, Gabe couldn't jet it freely, for fear of flooding the basement. I figure we must have used the jet for a total of 15-20 mins on and off. He ended up using a root removal chemical, and the charge for that was steep as well. The pricing isn't fair."

"Clog Busters are outstanding, I've used them on two occasions. The first was replacing sewer lateral line that was made of 'Orangeburg' material. I had 4 proposals and theirs was the most economic and innovative. They used a creative technology that saved me thousands of dollars and was much less invasive than others. I just called them again for a simple blockage. They were very quick to respond and ensured me their previous work was warrantied. They were very thorough, clean and courteous. From Tricia in the office, Matt working on our problem, to Tom the owner their customer service was outstanding...."

FAQs for basement drainage channels installation projects in Carlton, OR

Expect a well-built French drain to last 30 to 40 years. By channeling both surface- and ground-water away from your foundation, the system relieves hydrostatic pressure and helps prevent costly structural damage. Choose a pipe with a quality cloth filter to keep sediment out and extend the drain’s life. A quick annual inspection and routine cleanouts will keep water flowing freely, ensuring the system continues to protect your home for years to come.

Most French drains sit two feet below grade, but depth ultimately depends on the problem you’re solving. For puddling rainwater or snowmelt, a shallow curtain drain at lawn level often does the trick. To handle rising groundwater, pros dig deeper, down to the footing, and run the pipe beneath the basement slab. A drainage contractor will determine the optimal depth for your specific soil conditions and water issues.

A properly installed interior French drain captures water at the slab, channels it to a sump pit, and directs it safely outside, preventing basement floods before they occur. Because the pipe sits just under the floor edge, a plumber can reach it easily for cleaning or repairs. Pairing the drain with a reliable sump pump gives you the best long-term protection.

Hire a contractor who installs drainage systems every day—typically a foundation specialist, drainage contractor, experienced landscaper, or plumber with waterproofing experience. These pros understand slope, soil, and local codes, and they have the equipment to trench safely around utilities. Ask for references and photos of recent jobs to be sure they can design a system that keeps water off your foundation for decades.

Once the drain is in, patch the yard by reseeding bare spots or replacing plants the crew removed. Inside, look for ways to add value—finishing the basement or upgrading interior waterproofing while the space is open often costs less now than later. Schedule a quick annual checkup to flush sediment and confirm the pipe and sump pump are clear. Consistent maintenance ensures the drain functions properly and protects your investment.

Most policies don’t cover the cost of repairing a French drain itself, but they may provide coverage for water damage if the system fails. Coverage varies by insurer, so be sure to read the fine print or contact your agent before any issues arise. If you live in a high-risk flood zone, consider a separate flood policy to close the gap. Knowing your coverage in advance helps you budget for repairs and avoid unexpected costs.
